The space

YOUR ROOM
A clean and cheerful room with a Queen size bed, your own bathroom, hardwood floor and closet. It’s furnished with antique furniture, a lounge chair and a Persian-style rug. I provide high-quality, soft cotton sheets and 5 pillows to choose from. There's a heater in the room and the window opens so you can keep the room at the temperature you like (and a hot water bottle and extra blanket if you need one). Sunlight comes in the window but there isn't a view - it looks out to a lightwell between buildings. I get fantastic feedback on how comfortable the bed is. You'll be very cozy and comfortable here.

YOUR BATHROOM
Your bathroom is fully renovated, bright and spotlessly clean; it's attached to your room for complete privacy. There are nice cotton towels, a hairdryer and a very tall shower head (with good water-pressure) over the tub. You'll also find low- or unscented shampoo, conditioner, body wash and moisturizer. There's a tall cabinet so you can conveniently store your stuff. Bonus: we have endless hot water – you'll never run out!

EXTRA ROOM
I have a 2nd bedroom that you can book for $60 per night (making it $220/night for 3 people). It has a double bed so is best suited for 1 person. It has an ample closet, hardwood floor, antique dresser and a desk. Two windows give it nice airflow. This room can only be booked with the Queen room as an add-on for a third person (or for two people wishing separate beds). The one ensuite bathroom described above is shared by both rooms and it has a door from the hallway for that purpose. *Since airbnb isn't set up to automatically compute the price for this arrangement please check with me to confirm the total amount before booking.*

You're welcome to make full use of my home! It's a fun, eclectic and comfortable place with everything you'll need. Built in the late 1800's, my apartment has the warmth and beauty of Victorian/Edwardian-era features with the advantage of modern renovations. The furniture is a mix of interesting antique and vintage pieces. The living/dining kitchen area is a bright open space with lots of big windows - and because I'm on the top floor it's very airy and bright. We have hardwood floors, central heating and great lighting. The cheerful laundry room has top-quality washer and dryer and an ironing board which you're welcome to use. And you'll love the sunny little back deck with a lemon tree and 180 degree views!

BREAKFAST and MEALS
The large, modern, kitchen is well-appointed including a gas stove, dishwasher, toaster oven, microwave and toaster. You'll have your own shelf in the fridge and a shelf in the pantry. I have a single-cup coffee maker so you can choose the coffee you want and have it ready within a minute or two. You're more than welcome to do any cooking you'd like and I have oil and spices for you to use. For breakfast and snacks, there will be eggs, whole wheat bread, butter, jam, yogurt, peanut butter, cereals, oatmeal, milk, juice, coffee, tea (black and herbal), sugar, honey, artificial sweetener and snacks for anytime of the day or night. You can pick up anything else right across the street at Walgreens or down the block at Safeway or Whole Foods. And if you'd like a picnic I have a fully equipped picnic basket & blanket for you!

Interaction with guests

Check-in is easy from noon to midnight. Let me know the approximate time you'll arrive and I'll be here to welcome you warmly and show you around. I'll show you some good resources and give you an overview of the city, my neighborhood and how to get around. You'll have a set of keys so you can come and go as you please. I'm available anytime for questions but I'll leave you to yourselves. I spend most of my time around the house so I'll be happy to chat about your adventures!

Other things to note

• I own my home and I'm a legal registered airbnb host.
• There are 45 stairs to climb (but it’s a charming staircase!)
• There isn’t a parking space and street parking can be difficult but public transportation is excellent!
• There isn't a TV in the room/house.
• I have a cat who is very friendly and will greet you when you arrive and sneak into your room if you leave your door open : )
• Every 2nd Wednesday I have friends over to play cards from 7:30 - 10:30 p.m.
• No cleaning fee and there's no need for a damage deposit.

One of the nicest bedroom with bathroom attached I have ever stayed in. Fresh air, open window, lots of natural light, very comfortable and private. Kathy was available whenever I needed her to be, and very accommodating. There are lots of stairs but she helped me with my luggage, coming and going. I recommend her place highly. Location was fantastic, easy to get anywhere, near Market St.

- the location of the house was well suited for my needs (fairly close to parks and the office I was working at) - the house itself has very open, sunny and inviting living areas, i spent a lot of time in the kitchen/living room cooking, discussing books and current affairs with Kathy and enjoying the sound of hummingbirds visiting the lemon tree on the patio - I liked that everything was labeled in a helpful manner, I never got the sense that I had no idea what i was doing when operating the oven, doing laundry/using the drier - Kathy made sure basic food items were always available (flour/butter/eggs/milk/oats and also bananas, let’s not forget the bananas! :D ) as well as snacks for me to eat on longer walks and bike rides - Kathy gave me a key to the storage space without hesitation (i used it to store the bike i borrowed during my stay) - also there were a lot of options I discussed with Kathy about what to visit. I would use my bike to get to a specific place in the city and do a “walking tour” loosely based on this set of map cards Kathy recommended me

Our stay with Kathy was absolutely perfect from beginning to end! We couldn't recommend Kathy, her place and her lovely cat Paco enough. The room is spacious, sunny and quiet. The bed is very comfortable and the sheets so soft! The neighborhood is just perfect - the street is quiet but you're a block away from the two best neighborhoods in San Francisco: the Mission and Castro! Lots of amazing restaurants, bars, cafes and parks around, all within walking distance. Kathy is a wonderful host - kind and attentive. This is our place in San Francisco for our future trips!

Kathy's place is undoubtedly the best airbnb experience I have had till date. She is extremely warm and hospitable and tries her best to make you comfortable. You do not feel you are away from home at all. I had an amazing time chatting with her in the evenings and playing with her lovely cat Paco. Her house is beautifully decorated! I loved the handpicked eclectic collection of things. The guest room was beautiful and had EVERYTHING possible that I could need on my travel. I would recommend kathy's place to everyone who visits SF!

I had a fantastic stay at Kathy's place! The apartment is gorgeous, and largely covered in very soft rugs (which is great if you like walking around barefoot). The room itself is quite roomy and feels incredibly cozy, and it is an absolute godsend to have a private bathroom. For many travelers, the quality of the bed / mattress is one of the most important factors in choosing a place to stay. If you too value such a thing, you're looking at the right place – I found the mattress to be very comfortable (though certainly towards the firmer end of the spectrum). The neighborhood and location were absolutely perfect for me - right near public transportation (most Muni Metro train lines were just down the block), and right on the cusp of some of my favorite neighborhoods (the Mission, the Castro, Mission Dolores, Duboce Triangle). While it's right near quite a lot of restaurants and nightlife, it's definitely not right in the thick of it – the location really feels like a residential oasis. She also has the sweetest cat I have ever met in my life, and this is coming from someone who normally isn't too into cats. It was honestly really nice to wake up to an adorable cat meowing outside your door for cuddles.

Well, for most people the experience will be like being at home. For some others, more generally unfortunate ones, the experience will be *a lot better* than being at home. The house is extremely clean, beautifully decorated and the location is superb not only considering the actual address near Castro and Mission but also the great public transport links available that can take you easily anywhere in SF. I would recommend this place to anyone (or not! as otherwise it might get difficult to book it in the future, sorry for being selfish!) and there is no wonder of the positive reviews. After seeing the place it is easy to understand. No possible fault at all, even for the pickiest of the picky! The attention to even the smallest details is absolutely amazing. Thanks Kathy and Grace!

I'm open and respectful of all lifestyles. I've lived in San Francisco for 8 years and I love it here! I'm originally from Vancouver Canada (I left there because it rains too much!) and I go back often to visit my family. I like being at home and will always make sure my home is warm and well-lit for you!

I like shopping at thrift stores, doing volunteer work, playing cards/games/poker, going to live theater, walking, baking and doing things with friends. I'm active with my local church and sometimes I work as a "handyma'am" fixing things for people.

I'm a huge animal lover and will be happy to look at all the pictures you have of your pets. : ) I have 1 friendly cat (Paco) who will love any attention you give him.

I like to bake (healthy blueberry muffins are my specialty) and I usually stay home to eat fairly healthy meals. I spend a lot of time reading and working on the computer so it's pretty quiet around the house.

My beautiful, newly renovated and bright apartment is in a Victorian-era building right smack in the middle of all the action in San Francisco: parks, transit, great cafes and restaurants, gyms, farmer's market, Grocery store, pharmacy, Peet's coffee, The Castro, Noe Valley, Mission, Downtown, Haight, Market Street . . . and lots more. are just minutes away. And this is exactly where I want to be. : )
