Double room, en-suite, in late Victorian former school. 5ft bed, single bed can be added. On top of the West Hill above Hastings Old Town, with panoramic views. A busy, creative place lived in and run by Judy, her sister Sarah, and her daughter Dora.
There's nothing like the Beacon in Hastings (or anywhere else probably); an acre of countryside within a town, with plenty of space to sit and relax - and in which to have breakfast if the weather allows. There are artists studios in the un-manicured style gardens, and frequent drawing, painting and yoga sessions indoors.
The Old Town, with the Jerwood Gallery, fishing beach, pubs and eateries, is 5 minutes walk over the hill (uphill on the way back!) and the Country Park (miles of glorious walks) starts just 12 minutes walk away. The West Hill - the Castle and panoramic views of the English Channel - is at the top of our lane.
This room is on the main floor; tea and coffee making equipment in your room. The kitchen downstairs is where to find breakfast (orange juice, seasonal fruit, yoghurt, granola,breads etc) - let us know if you would like a cooked breakfast, but it does cost an extra £5 per person.

I have enjoyed meeting people from all over the world during the first 9 months of being an Airbnb host.
I am available, though often on a mission, to chat or to tell you about the house history or things of interest locally. My room is across the landing from this double room. I have a friendly labrador, but her company for you is optional, not compulsary (ie I can keep her from you).
The Beacon sits below St Mary's Terrace - 'the artists' quarter' - one of the sought-after residential areas in Hastings, and part of the Old Town Conservation area. We face west, benefitting from spectacular sunsets and views towards Beachy Head.
Walking is the best way to see Hastings. Park your car here on the hill (there is parking at the Beacon, down an un-made lane) and head off; all twittens and paths will lead you downhill and eventually to the seafront. Or take the West Hill lift (closes at 5.30pm though), or no 28 bus. The train station is 15 minutes walk with regular services to London, Brighton, Rye/Ashford.
Other Things to Note
The Beacon is often described as 'bohemian', and is much-loved for its unique position and ambience, and for the friendly welcome we offer our guests and visitors.
Behave as you would wish visitors to your own home would behave! We don't keep late nights generally (you will be loaned a key), we don't smoke although guests can do so in the garden and we're fairly quiet. Or think we are......
I loved staying at the Beacon. Judy was really friendly and welcoming; i felt very comfortable and relaxed in the beautiful ensuite room. Inspiring place to be with artist studios and various activities on site. Great location too. ;o)
Staying at The Beacon was a great experience. It's not only conveniently located to explore Hastings' old town, it's also a place full of life and "history" as you'll discover reading Judy's engaging narration of the place past uncovering.
Judy - the hostess - is a really cheerful and kind person who made us feel at ease at every moment.
The room was cosy, quiet and beatifully furnished.
Judy was delightful and the room was lovely, far nicer than any hotel room. The atmosphere was very relaxed and the breakfast was lovely with granola, toast, scrambled eggs and homemade preserves next to a log burning stove !!
The Beacon is a fascinating and comfortable place to stay. The room is a large and bright space with a great en suite. Judy was wonderful - laid back and welcoming and she put together a lovely breakfast for us. Will definitely visit again.
We had a wonderful stay with Judy while we were in Hastings! The room was large with a nice view of the garden overlooking Hastings and the bed was comfortable and warm. Unfortunately Judy was not well during our stay, but her sister Sarah jumped in and made us feel welcome. Breakfast each morning was wonderful as well! Thanks for making our first night in the UK a wonderful experience!
Thank you for a lovely welcome and stay at the Beacon. The house is lovely, the room very spacious, the shower was wonderful in the morning and the bed was comfortable. Judy is a lovely relaxed host offered a tasty breakfast and wonderful knowledge about the area. I shall be back.
We had a great stay at The Beacon. Judy was welcoming offering tea and cakes when we arrived (finding the access road entrance can be a bit tricky) It was great having an onsuite bathroom. Breakfast was excellent. Just what we hoped Airbnb for give us, interesting places and people. Thanks Judy

I am a painter. I have lived at the Beacon for 22 years, moving from London with my family who have since left home...... and moved back again in my daughter's case (she's an artist too). I was co-owner of a fashion business (with 3 other ladies) in Camden Town (phone number hidden) (Swanky Modes) and taught fashion design part-time from (phone number hidden).
I LOVE living in Hastings - the walks, the sea and the people; I felt immediately at home here.
The Beacon is a family home (my sister, also an artist, lives here too) where we make creative things happen - painting and drawing, yoga, supper talks, exhibitions, music. Its full-on sometimes running a large busy house with an acre of garden but its an enjoyable way to live.
