Villa Ducci 1705 B&B offer to guests 3 double rooms:
Red Room: Queen size double or twin beds
Yellow Room: Queen size double bed
Blue Room: King size duoble or twin beds, available baby bed.
a suite (sleeping room, bathroom, sitting room)
Gold Suite: doubleroom plus private sitting room with sofabed (and cot): 3/4 pax
PRIVATE ENSUITE BATHROOM in each room, plus: TV, safer, harmchair. Breakfast is avaible but not included.
Common Area: terrace (21qm), reading room (35qm) with view on the Gulf, saloon (49qm) with "snack-equipment" (dishes, glasses, microwave, kettle). Free wi-fi. Garden & secure free parking area.
Breakfast light, cost 5euro per person: tea, coffee powder , milk, biscuit, bread, butter, jam.
Breakfast full, cost 10euro pp: Breakfast light + capuccino, moka, yogourt, cereals (corn flakes, muesli, Special-K, All-Bran), orange juice, tropical juice, eggs, cheases, mortadella, apples, plumcake.

VILLA DUCCI 1705 is an ancient noble residence in the hills that separate the valley from the Gulf of La Spezia and Sarzana coast of Lerici. The stately residence has been restored by young owner, who welcomes guests with enthusiasm, happy to offer news and tips on tourist wealth of the area. An ideal place, to know a privileged territory on the border between Liguria and Tuscany. Within a radius of 20/30 km you will find the charming villages of the Ligurian Riviera (Cinque Terre, Portovenere, Lerici), castles and medieval villages of Lunigiana, the wonders of Carrara in Tuscany, with its marble quarries and, 75 km, Pisa and Lucca. La Spezia, with major attractions (A. Lia Museum, the Military Museum); Sarzana, an ancient city with beautiful old town, forts, antiques, Lerici and the Gulf of the Poets: they are all about 8 km.

Area bus in front of the Villa; Metropolitan Bus (each 15') 1 km; 2 km local railway station: Vezzano Ligure. 8 km ferry to Cinque Terre. 9km main Stations: La Spezia and Sarzana.
We offer a Bed and Breakfast arrangement (not apartment, breakfast is not included), that mean you have your sleeping room with private bathroom ensuite. There are commons areas: sittingroom, saloon, terrace, garden. Free wi-fi internet in sittingroom, saloon and terrace. In the rooms: dryer, tv, safer.
Air-Conditioning: the special architecture of the rooms similar to a castle ( 70cm walls in marble, north position, ceiling 4mt, big windows) give a natural coolness. Very few mosquito.
Shadowed private parking lot inside the Villa property.
Coocking facilities: guests refrigerator, microwave, kettle. Supermarket: 3 in 3km; shopping plaza: 3 in 7km; farmers and fish market: 8km.
Linen (sheets and towels) available and included in the price: change each 3 /4 nights. Room cleaning every day.
Bicycle rentals 3 km but the area is very hilly, not nice for journey on wheels.
Beaches: S.Terenzo-Lerici 10km (Poets Gulf); Fiumaretta-Marinella di Sarzana 16 km (Versilia Coast); Portovenere - Island Palmaria 23km.
Riomaggiore 21km – Monterosso 40 km (Cinque Terre) easyer and faster by train (return ticket 6,80€).

Giacomo is a very nice host, and he helped us very much with information about 5 Terre, public transportation and tips about local restaurants and food.Also, he cooks a delicious breakfast!It was a nice experience, because they are very kind, and the house is a distinguished one!
Beautiful old villa within driving distance of everywhere you might want to visit in the Italian Riviera.
Giacomo was extremely helpful and took the time to pull out a big map and show us all the different destinations and helped us put together an itinerary. We didn't have an opportunity to go to Cinque Terre, but went to Poets Bay - Lerici & San Terenzo - instead.
The room was spacious and had a very cool Renaissance vibe to it. Big windows in the room looked out to other villas and some big trees from the property.
Things that were great:
-Excellent planning session and hosting by Giacomo
-We could buy things like crackers and wine from the BNB, and a breakfast for around 10 euro if you ordered the previous day. Also, yummy coffee made by Giacomo and Isabel every morning for around 2 euro.
-Large spacious room and own bathroom
-Really cool old building on an ancient Roman road, beautifully maintained interior - lots of history! Also, don’t let the overgrowth from the parking lot to the villa scare you off ;)
Things to be aware of:
-The villa does have a magnificent view. But in addition to the lush Italian Riviera, there is also a view of a mill and smoke stack as well as docks. Also, various huge electrical towers running power lines very close to the property. For many this wouldn’t be a problem.
-We weren't made aware at time of booking that the villa closed between 11 and 4 every day. This was a bit of a problem for us because we wanted to have a work day from the villa and had to find another place to go.
-We were expected to be in our rooms by 11... a curfew was imposed. This was done as a courtesy measure for other guests, which is understandable. However, both nights we were there, we felt rushed to make it back to the villa on time, instead of being able to relax and enjoy a bottle of wine late into the evening on the Mediterranean. Again, this was done out of courtesy for other guests, but had it been made more clear before booking, we would have made other choices.
-Internet only available in the common areas
For many, this would be a perfect venue to explore the Italian Riviera. It’s close to everything, has a host who knows plenty about the region and is an example of beautiful Renaissance finishing.
For others, the curfew and lack of ability to stay on-site during the day has the potential to add a bit of extra stress to your travel plans.
You complete forgot to say, about curfew, that on your arrival I explaned you, 11 – 11.30 pm I go to sleep, so for that reason I liked to show you how to manage with the house for late arrival, You told me was absulutly not necessary because 11 would be late enough, “certenly we'll be back sooner” Jamie said. “We were expected to be in our rooms by 11”, you didn't, you arrive later, and after you exit again, but there was not problem for me …. but you started to send me silly message at 0.30 am ,and, after, you rang the door bell obbliging me to get up, with not reason as you have your own keys.
The first line you have on the rules (you recived also on booking) and I gave the day of your arrival is “The B&B (not the villa) close between 11.40 am to 4 pm; inform us if you plan to come back for a snap” (ok nap, not snap, that confuse you probably). But you didn't read: that was Alannah told to me; you didn't care, not asked, and not informed me of anything … we have to clean common areas and rooms, to go to supermarket, take lunch and more important of all from 2pm to 3pm: SIESTA; so we cannot take care of you. Why “ had to find another place to go” I not close you out, only need you was aware and you inform what you planed to do in time, as it was 12.40 and you didn't do anything.
“We wanted to have a work day from the villa” that's not what you write to me: “We have been in Florence and are in need of a nice relaxing few days (tonight or tomorrow for 2 days) before going home to US/Canada from Milan. “
Per dividersi tra il festival della mente di Sarzana e il mare di Lerici, Arcola e' stata una scelta vincente. Paesaggi bellissimi che conoscevamo poco. Le cene a Sarzana nel posto consigliato da Giacomo ha completato una piccola vacanza che è' stata veramente (website hidden) villa che ci ha ospitato e la cordialità di Giacomo ci ha fatto sentire veramente a casa. Consiglio l esperienza a tutti e, se tornerò da quelle parti, so già dove andare.
My husband and I had a wonderful time at the Villa. The instructions were very clear and we enjoy the place and Italy. The Villa is located in a wonderful spot, you have a great view and after a long day in the crowded Cinque Terre, you can enjoy a relaxing and quiet night at the Villa.
Our host Giacomo was always very helpful and open. We had a small problem with the car and Giacomo helped us to communicate with the locals. He gave us suggestions about places to go, when is the better time and the best transport alternatives for our situation. We really appreciate this, because we thought that without the car it will be hard, but with his help, we were able to enjoy our last days.
We recommend the Villa and the Host 100%.
We stayed two nights at Giacomo's beautifull place that's located nearby the cinque terre. His place is a real classic villa 20 min. from the cinque terre. When arriving there Giacomo takes his time to explain about the place and how you can travel the best way to the cinque terre. We had a great time and definitly would recommend his place.
It was a great pleasure to stay at Isa and Giacomo's Villa Ducci. The villa was absolutely charming and perfectly located, near Cinque Terre and La Spezia.
The room was nicely furnished and well equipped. In the morning while having a nice breakfast we enjoyed the fresh air and the beautiful view from the terrace.
Giacomo provided us a lot of information about the nearby cities, where to eat, what to do and of course the trip to Cinque Terre. He even helped us to find the perfect accommodation for our next stop in Tuscany. Thank you so much!

The villa was very nice - especially liked all the original furniture and decor. Giacomo and Ilsa were perfect hosts, and Giacomo provided us with a wealth of useful information and hints and tips about the area.

About the Host, Giacomo
we are a cosmopolitan couple Ecuador-Italian, we like quite and slowly travel ( not safary or climbing Everest) in friendly country (where they speak our languages: Italian, Spanish, French, English and some Portuguese). In 1999 I open my Guesthouse in my family XVI century villa on the hills between Tuscany and Cinque Terre.
We own also two apartments in Monterosso al Mare (Cinque Terre), but we rent only one.
My guests usually like a lot stay in my accommodation as you can read in my Villa DUCCI ' s guestbook or on TripAdvisor. I am a very polite guest as I have a large experience what can make upset a host.
My 5 favourite thinks are: 1) snorkelling - swimming - hiking in Cinque Terre; 2) take care of Oliva trees; 3) discuss with my guests about italian and foreign countries; 4) eat ice-cream (mainly homemade ); 5) slow, quite, lazy travelling.
One of my mottos: si vales bene est ego valeo : If you're fine, that's well, I am fine too.
