- Hertel and Delaware Avenues offer the best shopping areas in the city. Many choices for great restaurants, fast food options, one of the best bakeries in the area is just a block away. Hertel Ave. hosts local specialty shops and a variety of ethnic restaurants. Chain stores and restaurants in the area include Tim Horton coffee, Dunkin Donuts, Dennys, Kohl's, Marshalls, KMart and more.

A deck in the back overlooks a relaxing garden area with rabbits, birds and more. I love to sit in the back and relax waiting for the occasional train to pass by. It feels like being in a model railroad display when the train goes by. Make a pose and wave to the engineer. It is quiet with large trees and plenty of greenery and sky. Feels like country living in the city.
It is private and a great place to enjoy the gas grill in the summer.

Check In
  • We didn't get to meet Dorothy, but she made the check-in process as easy as could be. The house was exactly as expected. Everything was nicely furnished -- coffee, soaps, linens -- everything to make you feel right at home :) If you're looking for value in the heart of Buffalo, I definitely recommend Dorothy's place.

  • We had a perfect stay at Colvin Meadows. It was ideal for our needs as we were in town for 2 nights to attend a local music festival called 'Herd Fest'. The apartment was very clean and cosy and provided a comfortable, happy place for us to rest our heads each night. The check in and out process was super easy and Dorothy was very welcoming and thoughtful in making sure we had everything we might need. We would have no hesitation in staying here again on our next visit to Buffalo and would definitely recommend it to friends. We didn't meet Dorothy but stayed in good contact by text. She was kind and friendly and fully encouraged our enjoyment of the city. Great time, made all the better by zero accommodation stress. Thanks Dorothy!

  • The apartment was perfect for our needs! It was walking distance to our son's house so that we could visit our new grandchild and have a place to stay when the new family needed to rest. We loved walking to Spot Coffee, Dash supermarket and to Delaware Park. We appreciated the homey atmosphere and conveniences of Dorothy's place. We will go back again and again. Much better than a motel!

  • We have a wonderful time at the apartment. It has almost everything you will need in a home. Laundry at the basement for us is a huge plus. The thing we like most is the host. Mrs. Dorothy was very welcoming and helpful whilst our stay in Buffalo. The apartment is about 20 minutes by car from Niagara Falls and the neighborhood safe and close to grocery stores. We will definitely book here for our next trip to Niagara Falls.

  • We were back in Buffalo for a long graduation weekend. Colvin Meadows provided everything we needed. It was conveniently located to the school and downtown Buffalo. The house is cozy and clean. We were a little worried about being so close to the train, but it did not bother us at all. Dorothy was a very considerate host and even checked in to see if we needed anything. We would definitely stay there again.

  • Very nice apartment and location. Very clean. Dorothy's prior communication was very helpful. Our visit in April was preceded with an unusual cold for this time of the year; Dorothy made sure that the house was worm at the time of our arrival.

  • I've been to Colvin Meadows twice and couldn't be more satisfied. It's always as advertised, clean, quiet and is fully stocked with just about everything you need. We even found some crushed black pepper in the cupboard. It's the little things sometimes, right?

My stays are very specific but Dorothy is always ready help if you need anything and will even give you a tour of the Buffalo if you're interested.

The neighbourhood is nice enough and there are a ton of restaurants and shops nearby. Downtown is also only a 15 minute drive.

If you're thinking of booking, do it now because this little secret is becoming more popular. I waited too long last year and had to book elsewhere. This time I was sure to book two months early.

  • We only had a short stay at Dorothy's but it was lovely and relaxed within her home.
Dorothy is a great host and always beyond helpful with anything that is needed.
    Would recommend her home :)

  • Colvin Meadows was just what I expected after seeing the pictures and reading the reviews here. The apartment was very clean and easily accessible.

Dorothy was the perfect host and went a long way (even taking calls late in the night) to make me feel comfortable about my stay. She was very clear in her communications and didn't mind me checking in late in the night. I will be definitely coming back here when ever I am in Buffalo/ Niagara Falls.
