-a small kitchen with full size refrigerator, stove,micro wave, toaster, coffee maker, blender, mixer, dishes, pots, pans,baking pans, and glasses for special occasions. Basic cupboard necessities- coffee, hot chocolate, sugar, tea and spices.
The small dinette opens onto the back deck. The deck is a great place to enjoy morning breakfast and coffee, late afternoon dinners at the patio table and chairs. A gas B Q available. Relax in the garden on the two person swing.
Second - upper floor- Two bedrooms and bath
You will sleep soundly on the very clean comfortable beds.
The large front bed room has a queen bed, clock radio, and small TV.
The smaller back bedroom has a single bed. (air mattress also available)

- hall closet - full of extra bath towels and linens along with extras such as shampoo, conditioner, tooth paste.

- Hertel and Delaware Avenues offer the best shopping areas in the city. Many choices for great restaurants, fast food options, one of the best bakeries in the area is just a block away. Hertel Ave. hosts local specialty shops and a variety of ethnic restaurants. Chain stores and restaurants in the area include Tim Horton coffee, Dunkin Donuts, Dennys, Kohl's, Marshalls, KMart and more.
A deck in the back overlooks a relaxing garden area with rabbits, birds and more. I love to sit in the back and relax waiting for the occasional train to pass by. It feels like being in a model railroad display when the train goes by. Make a pose and wave to the engineer. It is quiet with large trees and plenty of greenery and sky. Feels like country living in the city.
It is private and a great place to enjoy the gas grill in the summer.
I've been to Colvin Meadows twice and couldn't be more satisfied. It's always as advertised, clean, quiet and is fully stocked with just about everything you need. We even found some crushed black pepper in the cupboard. It's the little things sometimes, right?
My stays are very specific but Dorothy is always ready help if you need anything and will even give you a tour of the Buffalo if you're interested.
The neighbourhood is nice enough and there are a ton of restaurants and shops nearby. Downtown is also only a 15 minute drive.
If you're thinking of booking, do it now because this little secret is becoming more popular. I waited too long last year and had to book elsewhere. This time I was sure to book two months early.
Very clean, nice place to stay. Close to downtown. Dorothy was extremely solicitous, with help on where to get food, use the wifi, etc. Would revisit.
Dorothy is a vert nice and pleasant person. She showed us the city and helped us to get started. The house is a 2 stores house, very comfortable, close to public transport. We enjoyed there very much thanks to Dorothy.
Don't think twice before booking this apartment if you are visting Buffalo or Niagara Fall. Perfect place to stay with friends and family. Very well equipped and such a nice host. She was in constant touch with me to check if I need anything or if apt is missing anything. I would love to visit again and stay there.

very good, could not have been better, good location and close to food and shopping, and ~i was very happy with the house outside grill was very helpfull, everything you would ever want available, would stay there again
We couldn't have been any happier with our experience at Dorothy's place. It was quaint, cozy, clean and nearly everything we needed was already there.
After doing a bit of shopping at the local supermarket, cooking and enjoying meals was a breeze and the back deck (with barbecue) made it that much more enjoyable. The Momma and baby rabbits hopping around the backyard were pretty neat to have around as well.
The beds were comfortable, laundry is available, WiFi and cable for the televisions were included... I could go on and on about everything as I have no concerns or complaints whatsoever.
As for the trains going by, we did notice them but thought that it added something to the experience. They weren't a problem at night at all, so I wouldn't think that anyone should be discouraged by the mention of them.
If you're going to be in the area, try this one out.

My wife and I had all the privacy we needed. House was spacious, tidy, and neat, with everything included -even some complimentory wines drinks! Everything was as described in the posting.
Comfortable home for 2 or 3 people to stay in. Well stocked kitchen if you want to do some cooking, also a gas grill in backyard. There's a train that goes by behind house pretty regularly, but we enjoyed hearing it! Older home (duplex) but very nice!
We had the whole apartment to ourselves and Dorothy provided all that we needed. The apartment is very comfortable with shops within walking distance. My family and I enjoyed our stay.
