The Space

Colvin Meadows- small cozy, old charm apartments - duplex located in North Buffalo.
One block from the Hertel Ave. shopping district.

First floor - a living area, with cable HDTV TV and wi fi internet
-a small kitchen with full size refrigerator, stove,micro wave, toaster, coffee maker, blender, mixer, dishes, pots, pans,baking pans, and glasses for special occasions. Basic cupboard necessities- coffee, hot chocolate, sugar, tea and spices.
The small dinette opens onto the back deck. The deck is a great place to enjoy morning breakfast and coffee, late afternoon dinners at the patio table and chairs. A gas B Q available. Relax in the garden on the two person swing.

Second - upper floor- Two bedrooms and bath
You will sleep soundly on the very clean comfortable beds.
The large front bed room has a queen bed, clock radio, and small TV.
The smaller back bedroom has a single bed. (air mattress also available)
- linens, pillows, blankets and comforters are freshly laundered
- hall closet - full of extra bath towels and linens along with extras such as shampoo, conditioner, tooth paste.

- 30 min by car to Niagara Falls - 1hour by metro bus to Niagara Falls $55 one way taxi

- Less then a mile and half: Elmwood Ave. -art district - colleges - Buffalo State - Medialle - Canisius
-Route 198 expressway 2 miles / 5 minutes
-The Peace Bridge to Canada five minutes drive.
- Hertel and Delaware Avenues offer the best shopping areas in the city. Many choices for great restaurants, fast food options, one of the best bakeries in the area is just a block away. Hertel Ave. hosts local specialty shops and a variety of ethnic restaurants. Chain stores and restaurants in the area include Tim Horton coffee, Dunkin Donuts, Dennys, Kohl's, Marshalls, KMart and more.

A deck in the back overlooks a relaxing garden area with rabbits, birds and more. I love to sit in the back and relax waiting for the occasional train to pass by. It feels like being in a model railroad display when the train goes by. Make a pose and wave to the engineer. It is quiet with large trees and plenty of greenery and sky. Feels like country living in the city.
It is private and a great place to enjoy the gas grill in the summer.

  • I've been to Colvin Meadows twice and couldn't be more satisfied. It's always as advertised, clean, quiet and is fully stocked with just about everything you need. We even found some crushed black pepper in the cupboard. It's the little things sometimes, right?

    My stays are very specific but Dorothy is always ready help if you need anything and will even give you a tour of the Buffalo if you're interested.

    The neighbourhood is nice enough and there are a ton of restaurants and shops nearby. Downtown is also only a 15 minute drive.

    If you're thinking of booking, do it now because this little secret is becoming more popular. I waited too long last year and had to book elsewhere. This time I was sure to book two months early.

  • We only had a short stay at Dorothy's but it was lovely and relaxed within her home.
    Dorothy is a great host and always beyond helpful with anything that is needed.

  • Colvin Meadows was just what I expected after seeing the pictures and reading the reviews here. The apartment was very clean and easily accessible.

    Dorothy was the perfect host and went a long way (even taking calls late in the night) to make me feel comfortable about my stay. She was very clear in her communications and didn't mind me checking in late in the night. I will be definitely coming back here when ever I am in Buffalo/ Niagara Falls.

  • Colvin Meadows is in the perfect location when visiting all that Buffalo has to offer. Restaurants,coffee shops and convenience stores are located within walking distance. A lovely little backyard offers a peaceful place to watch birds and bunnies.Dorothy offers flexible check in and check out times which worked so well for us as we were not quite sure when we were coming and going. The only drawback I would mention is the train that runs a couple of times during the day. While it is noisy,it passes by quickly. Stay here--you will enjoy !

  • Loved our stay at Colvin Meadows. It was a great area with lots of things to do. The duplex was comfortable and very family friendly. We will definitely stay there again on our next trip to Buffalo. We felt at home. There is a train the runs in the back of the house but we had no problem with that. The air conditioner was running at night in the bedroom so you didn't hear a thing. Dorothy went out of her way for us even making sure we had a fan in the bedroom (we sleep with a fan running at home)and than we didn't need it because we ran the air conditioner at night, She brought us a crock pot for cooking as it was too hot out to use the stove. What an awesome lady. She has a wealth of information to keep you busy and occupied during your stay. Thank You Dorothy.

  • Dorothy was awesome. She ended up letting us use both sides of the house because of a plumbing problem even though we were only renting one side, which she didn't have to do. She was communicative, fun to text with, and helpful. The left apartment would have been plenty for our 4 people as there is plenty of space, two nice bedrooms and a comfortable couch. The backyard would also be really nice to lounge in although we didn't have enough time to do so. It was easy to get to and from Niagara Falls, she lives in a safe middle-class neighborhood. and the zoo is just down the street. She turned the AC on for us before we arrived. It was really nice having washer and dryer in the basement on both sides of the house. Highly recommend staying here. Great value for what you get and who you're dealing with.

  • Our company had a construction project in Buffalo and we rented the whole house from Dorothy for our staff for a little over a month. It was perfect. The house was very comfortable and everything we needed was there, literally everything! Dorothy was very nice and helpful as well. I would definitely recommend this house for sure and we will definitely stay there again if we come back to Buffalo.

  • Nice and clean house, nice garden (we even saw some rabbits in the morning), I would recommend to anyone, and would return definitely. The train is a bit close, and it can be heard from one of the bedrooms, but we could sleep very very well still. Firm and comfortable beds, nice kitchen.

  • We were three Latin teachers that needed a place to stay for a conference at UBuffalo. Dorothy was terrific! She was easy to contact, sent terrific, helpful information, and made it generally easy for us!

    The apartment is gorgeous, comfortable, and easy to find.

  • Cozy, comfortable, did hear the trains, foam mattress, almost everything I needed for cooking, laundry. Safe neighborhood. Walking distance to public transport, meat market, groceries, coffee shop, restaurants, and movie theater. New appliances (fm radio reception iffy). Steep stairs. Half of duplex and good sound-proofing. Good wifi. Public library nearby. Dorothy's a gem.

I Love the four seasons of Buffalo and Western New York. . Walks along the waterfront, Erie Basin Marina, Canalside, Naval Park. We have wonderful Olmsted park system throughout the city. Delaware Park and the zoo are just around the corner a one mile walk to the entrance. We have two Polar Bears at the zoo. Garden Walks are planned for 5 weeks this summer. This year we will have a cherry blossom event at the Buffalo History Museum just a short distance away. Buffalo is changing for the good. I sailed on the Spirit of Buffalo it was great. I hope to sail again this summer. Come to Buffalo and visit Canelside in downtown Buffalo. Take the water taxi, Miss Buffalo or Spirt of Buffalo. View our wonderful collection of large grain elevators. Did you know that Buffalo is the birthplace of the Grain Elevator? We have the largest number of grain elevators in the world. The plan is to light up several of the grain elevators this summer. Larkinville Commerce Center is the one of the many places to go for evening concerts. I love trains, great music and wonderful art. Buffalo has it all. I love to dine out at local family restaurants and pubs. Good conversations. Stay at Colvin Meadows and I will help you plan your stay in Western NY and Buffalo. Visit art galleries, attend concerts, sporting events and tour our variety of architect. Many or our buildings have or are being refurbished to their original wonders. The museum district is a short bus ride away. Albright-Knox Art Gallery, Burchfield Penney Art Center and the Buffalo History Museum. I love nature,birds and gardening. I am a case manager with the elderly at the South Buffalo Community Association. I enjoy traveling by car and train including the United States, Italy and Ireland. I have hosted visitors from Spain, Panama, France, Sweden, India, Italy, Brazil, Canada,Australia,Vietnam, Philippines, South Africa, The Netherlands,Germany and of course the United States.
