Other things to note
***IMPORTANT***

***NO WANDERING ONTO NEIGHBORING PROPERTIES. Please do not go wandering outside of our gates. People may be hunting on their property and trespassing is against the law. Neighbors have strict surveillance and will report you to the authorities.

- The road to the property is an unpaved caliche road is a rough "backroad". SUV or truck recommended and in some cases required for access. .
- Oeste is designed primarily to be a lodging space, not an event space. In the case you choose to host your event at Oeste please keep in mind you will need help and time for event setup, during event and event breakdown. Things to keep in mind are electricity requirements, refrigeration for food, bathroom upkeep during the event, trash takeout during /after the event, parking and weather.
- There is also zero cellphone reception in the home, but we do offer Wi-Fi (you can enable Wi-Fi calling if your phone permits).
- This is a ranch/farm style property and we are surrounded by nature. When venturing out on the property please keep in mind there can be snakes, deer and other hill country critters around the property. We encourage close-toed shoes, comfortable clothing suitable for the outdoors, and bug spray.
- We can host 28 people overnight. If you plan to host more people during the day please inquire with us first. We don't say this to be difficult but rather because space is not set up to host many more people (parking, septic etc.)
- We recommend renting and event tent and wall tent sidings in the event of rain. Property rental is rain or shine.
- In the case of inclement weather please keep in mind tipis can leak at the top letting some water in. The overlook area can also get quite windy and extra cold since it is elevated. For cold weather, we recommend having an event rental company add "wall" sides for added protection from the elements and renting your own heaters.

Things to know about staying in a tipi:

The road- We are located off the beaten path. The road to the property is an unpaved, caliche road. We recommend SUV or truck for getting to the property. Low clearance vehicles will have a hard time. You've been warned :)

Phone signal- Oeste is an ideal place to disconnect. It's also especially easy to because there is no phone signal. (WiFi at the bathhouse if needed)

Environment- This is a rural property and we are surrounded by nature. If you have ever been in a tipi you know that tipis are not completely sealed from the environment. Please know the hill country is home to scorpions, crickets, spiders, and other critters. It is possible for them to find their way into your tipi. We encourage leaving the lights off in your tipi when not in use.

Heating/Cooling- All tipis with a portable AC will say so in the listing title. During the hotter months, we recommend guests check-in closer to sundown and plan activities around Dripping Springs during the day when the heat is at its peak. Visiting one of the local swimming hole is a great summer activity! While some of the tipis do have a portable AC and fan, the systems have had a hard time keeping up with the heat and better function once the day begins to cool off. Please keep in mind, while there is a portable AC this not keep the tipis cool like a traditional insulated abode. All tipis do have a 20-inch fan and you are welcome to bring extra cooling or heating sources. In the winter months, all beds have heated blankets (no heaters, but you're welcome to bring an electric heater if you would like). Please do not move portable AC units from their location– they are set up on outlets designed to support their energy load.

Dark skies- Please note we have limited lighting on the property in order to preserve the beautiful dark skies of the Hill Country from light pollution. So pack your flashlight or headlamp if you foresee needing it!

Rain- A traditional tipi has a large opening at the top with smoke flaps. There is no way to seal the tipi and rain can get in. Because of that, we cover the beds with plastic tarps. If it happens to rain, please cover that bed back up with the tarp. If you’re concerned with any of your belongings getting wet, just put them under the tarp as well. The tipis are rain or shine. If you need to reschedule your stay due to weather please let us know asap and we will work with you to change the day of your stay.

Pets- We are pet-friendly! Dogs actually stay free :) They MUST be house trained and well behaved. We ask that you please pick up after your pet, keep them off furnishings, and keep them leashed in order not to disrupt other guests. If you think they will bark or be a nuisance to other guests please leave your fur friends at home.

Children- We do not allow children under 3 years of age. In the past have had little ones keep other guests up all night which is not fair to others. While we do welcome families, we have not done any baby-proofing of anything in terms of making the tipis specifically family-friendly. The experience is similar to a camping experience at a park. Gravel paths, wildlife etc. Keep in mind, wildlife encounters, there are stairs at the bathrooms, an overlook area where children could slip, trip etc. With that said, we leave it up to parents to decide if their little ones are equipped for this adventure. Please be respectful of other guests looking to have a relaxing stay.

Rules:
- No smoking in tipi
- No littering (this includes cigarette butts)
- Quiet hours are from sundown to sunrise (WE TAKE THIS VERY SERIOUSLY)
- NO WANDERING ONTO NEIGHBORING PROPERTIES. Please do not go wandering outside of our gates. People may be hunting on their property and trespassing is against the law. Neighbors have strict surveillance and will report you to the authorities.

If you break anything or find anything broken, please let us know! We understand that accidents happen—we just need to know about it so that we can fix it!

Dripping Springs, Texas, United States

We cannot express how wonderful Dripping Springs is. The people, the food, the drinks, and the scenery– it's hard putting into words just how great the Hill Country is. I like to say it's a "wave over the steering wheel" kind of place :)

At OESTE we try to create a space where all welcome everyone. It's the perfect place for wedding goers or anyone looking to enjoy all the Hill Country has to offer.

Our neighborhood is pretty amazing and includes all sort of points of interest: wineries, breweries, distilleries, an olive plantation, some of the best bbq in Texas and other great local restaurants.

There are more than 30 wedding venues in the area– it's no wonder Dripping has been names "The Wedding Capitol of The World".
