Located in the heart of historic hops country and six miles from the village of Cooperstown, Hop Inn Cooperstown provides a serene retreat. We are close to the many sites and activities of Cooperstown, yet away from the crowds when it’s time to unwind.
Hop Inn Cooperstown is an "hybrid" house built in 2009. The exterior walls are one foot thick and constructed with insulated concrete forms (ICF). The bump out dormers (6" thick) and roof (12" thick) are constructed with structural insulated panels (SIP). With the use of geothermal technology for heating, cooling, and hot water, the dependence on electricity is reduced.
Hop Inn Cooperstown accommodates a massive private space on the 2nd floor; the Great Room, and two large bedrooms. Each bedroom reflects the essence of two well known hops, Fuggle (classic & traditional) and Cascade (classic meets contemporary). This is a great place for a group of 4 to 6 guests* together. The Cascade Room brings the classics up to date with its black queen-size bed, dresser and side tables. An Amish-built side chair and white marble lamp in the sitting nook rounds out the room to provide an ambiance of classic yet contemporary elegance. Private bathroom with shower is directly across the hall. This room accommodates up to two guests*.
When it's time to relax, the Great Room is the place to go. Watch commercial free movies or TV shows via Netflix on the 65" WiFi TV. At this time, this TV is not connected to live broadcast channels. Also, the alcove in the Great Room, provides a comfortable sitting area for reading; pick a book or magazine to suit your taste. There's a square table and chairs for playing a board game or do a puzzle. If you feel the need to exercise, hop on the stationary bike and workout!
If you prefer the great outdoors, sit on the front porch, take a walk up the road to see the horses, or watch the sunset over the hills. On the grounds, check out the hops and orchard, or take a walk on the perimeter path around the back fields.
A homemade breakfast is served at 8:30 in the Dining Room each morning of your stay.**
*All registered guests of Hop Inn Cooperstown must be at least 5 years of age, and those under 18 years of age must be supervised at all times by an adult registered at Hop Inn Cooperstown. It is a very rural setting with mostly grass fields and tree covered hills in the background. The house sits on close to 13 acres of open meadows. During mowing season, tractor trails are created, and guests are welcome to walk on those trails. Neighboring houses are a bit apart from each other. Bowen Road is a quiet, dead end road, about a mile long. Some neighbors or guests walk up to the top of the hill, visit with the horses, take in the views, and walk back down with a full sense of the country serenity.
Located in a rural setting, 6 miles north of Cooperstown, off County Highway 33 on Bowen Road. You need your own means of transportation.

This stay was incredible. Situated a short drive away from Main street Cooperstown, this beautiful and new home was a cozy oasis amidst cold weather and the first snow of the year. Andrew and Wendy welcomed us, being friendly but not obtrusive and they had plenty of hot beverages and the most decadent dessert bars for us to enjoy and warm up with. There is a great room upstairs that all bnb guests share, fully outfitted with games, puzzles, books, tv, Netflix, and a great dvd selection, with plenty of nooks for privacy but opportunity to interact with other guests as well. My college friend and I had the place to ourselves, and had a great time. Who has those hours to disconnect anymore?!
The room itself was immaculate, with a wonderfully comfortable queen bed, nice furniture, and the bathroom (shower only) was spotless. It was the most quiet and restful night's sleep.
Breakfast in the morning was delicious and homemade, and we had a great chat with Andrew and Wendy before heading on their way. They were kind enough to give us good directions and caution about driving on the snowy roads, which I appreciated.
They had great tips about things to do in the local area, and I for one will surely go back and stay for a longer time.
Due to our last Airbnb experience being a nightmare, we didn't have high hopes. But staying at Andrew and Wendy's lovely modern home was just what we needed to restore our faith in Airbnb. Their home is so beautiful, new, modern, stylish, comfy, quiet and just what we needed for a weekend getaway! The bedroom was very warm and clean and inviting! The views they have from all the large windows are really something to look at! The breakfast we had each morning was more then enough food and absolutely delicious. Wendy even baked us cookies which I am still eating as I write this! Yum! They are both personable and even recommended a fantastic Mexican restaurant we went to on our last night. You cannot go wrong when picking the Hop Inn for a quiet weekend away - we will definitely be back in the future!

Thank you to Andrew and Wendy for providing us with a welcoming, comfortable stay in their beautiful house. The room was larger than the picture made it look, and the room and bathroom were very clean. The inn is less than 10 minutes from Cooperstown, and the scenery is gorgeous.
Wendy & Andrew made us feel so at home. We stayed only a single night, but by the time we had to leave we felt like part of the family. I enjoyed staying in their (delightful) home which was incredibly clean and had brand new amenities, but the service they provided during our stay was truly above and beyond.
My family has been a frequent visitor to Cooperstown over the years. Cooperstown has so many things going for it: the picturesque lake, the quaint downtown, the baseball HOF, and Ommegang Brewery. I mention these background details, because on this particular trip I planned to propose to my girlfriend. Wendy & Andrew were more than happy to help me coordinate the perfect day in town by making recommendations and being flexible with our plans. Additionally, they helped me surprise my fiance with a bottle of champagne by popping the cork, putting it on ice and setting up flutes in our room as we returned from dinner. It was a great finish to a great day. Looking back a week later, it's clear to us that Wendy & Andrew will forever be part of the story of our engagement even if we live far from Cooperstown.
Our stay at the Hop Inn B&B was very enjoyable. Unlike the old, historic B&B’s that we’ve stayed in, this B&B is a new home. The property is located in rural Cooperstown in a beautiful setting. The owners, Wendy and Andrew, greeted us when we arrived and were so welcoming we knew immediately that we made the right choice. The entire house is beautiful. We stayed in one of the two B&B bedrooms on the second floor which was very spacious, comfortable and ever so quiet at night. The Great Room was stunning with its high beamed ceiling and large windows. We spent our share of time in the evening on the comfortable couch watching Netflix on the large plasma TV. Our bathroom was beautiful as well. The breakfasts were absolutely delicious as were the homemade cookies that Wendy made for us. We especially enjoyed conversing with Wendy and Andrew who were so friendly, gracious and hospitable. We highly recommend the Hop Inn and hope to stay there again in the future.
I stayed at the Hop Inn with my girlfriend on a weekend trip to Cooperstown. We were completely overwhelmed by our incredible hosts. Andrew and Wendy cooked up delicious breakfasts both mornings and were very accommodating. They were a pleasure to chat with and went out of their way to make sure that we were comfortable and well fed at all times, with cookies left out at night for us to warm up before going to bed (and they sent us off with the recipe from the excellent breakfast on our last day). The house is on a beautiful plot of land, and our room was spacious and comfortable, with a fully stocked bathroom, comfortable bed, and huge window. Great location, great hospitality, great hosts. 5 stars.
I had a very positive experience here with Andrew and Wendy. The house is in a rural area to the NE of Cooperstown. It is easy to get to the town. I was in town for the opera and, although a little challenging to get to because of little to no GPS signal in some areas, once I figured out how to get places, it was very convenient. Wendy took the time to connect with me about my dietary restrictions and accommodated things as best they could. The breakfasts were delicious and ample. Both hosts were eager to provide driving directions as well as recommendations for sites and activities. They also had plenty of literature/pamphlets for their guests. Andrew and Wendy very much tried to stay out of my way, but were very inviting when it was obvious that I felt like chatting! Overall, I would recommend this place to anyone. The only issue to be aware of (and I didn't exactly confirm this with the hosts since it is not an issue for me) is that access to the guest rooms requires travel up a flight of stairs. This might not be possible for everyone. Other than that, I highly recommend this place. The neighborhood is very peaceful. The rooms are spacious and well appointed and there is plenty of lounging space to which guests have access. I particularly liked the fact (being somewhat prone to allergies) that this house is relatively new. Last, I think the room in which I stayed (the Cascade Room) was a good value. Thanks Wendy and Andrew! I hope to be back!
