We are a licensed & permitted Airbnb in the Boston area, ensuring a safe, reliable experience for all our guests, meeting safety & inspectional standards.
Flexible early/late check in/out, please advise us of your expected check in and check out times so we can better accommodate you & your travel plans. Normal check in 3pm, normal check out 11am. Please let us know if you need parking, we provide free off street parking during your stay. Window AC in the summer. Looking forward to hosting you.

The space
This 300 sq foot, self contained, garden basement level studio suite (one room with queen bed and living space) has a private entrance with lots of natural light from the door and window which look out onto the yard and garden.
It provides:

a Queen size bed,
clean sheets, pillows, blanket and duvet,
chests of drawers,
free WiFi,
flat screen Cable TV,
coffee table,
love seat,
Queen size couch with sofa bed,
table and two chairs,
fridge,
plates, bowls, mugs, cups and cutlery.
Microwave

The 50 sq foot bathroom has:
a large capacity shower,
duel flush toilet,
storage space,
sink, hot and cold water,
medicine cabinet,
Clean towels and facecloths.

Laundry facilities (washer/dryer) are available for guests that book 4 nights or more. We provide safe, on premises free parking during your stay. This is a quiet resedential neighborhood close to the airport and city. Depending on the wind direction and runway use you may hear planes taking off (we are close to the airport).
We are an adult only location.

We are flexible and try to accommodate special requests and provide assistance whenever possible.
We charge an additional $50 per guest that stay who were not on the original booking.

We are a friendly couple that run a clean, relaxed home. Pets only allowed with prior approval and an additional $50 per pet fee in the studio.

Guest access
Guests have access to a private entrance at the back of our home overlooking the garden and back yard. You walk or drive down the driveway, which is to the left of our home as you face it from the street, the studio entrance is behind the house. You can sit and visit the garden and fish pond for a relaxing morning cup of tea or coffee, or any time you’d like to connect with nature. Your car will be visible from your studio.
There is a step down into your studio as you enter.

Other things to note
We have a concierge book when you arrive with thing to do and places to eat in and around Winthrop, including bicycles at Orient Heights, a ferry to/from Boston, a farmers market, beaches, boutique stores, wide selection of restaurants and much more. Many restaurants deliver if you’d rather eat in.
This is a typical New England residential neighborhood. Quiet hours are between 9pm and 8am.
Winthrop is a safe walkable town. We are close to Donovan beach where locals go to see the sunset.

We are two hard working, professional, personable guys. Jez works in the veterinary field and Ken is a flight attendant with a very large airline. Ken’s mom Shirley also hosts 2 rooms in our other home and we all work together to provide you with the best Airbnb experience possible.
