Located in the heart of historic hops country and six miles from the village of Cooperstown, our B&B provides a serene retreat. We're close to the many sites and activities of Cooperstown, yet away from the crowds when it's time to unwind.
Hop Inn Cooperstown is an "hybrid" house built in 2009. The exterior walls are one foot thick and constructed with insulated concrete forms (ICF). The bump out dormers (6" thick) and roof (12" thick) are constructed with structural insulated panels (SIP). With the use of geothermal technology for heating, cooling, and hot water, the dependence on electricity is reduced.
Hop Inn Cooperstown accommodates a massive private space on the 2nd floor; the Great Room, and two large bedrooms. Each bedroom reflects the essence of two well known hops, Fuggle (classic & traditional) and Cascade (classic meets contemporary). This is a great place for a group of 4 to 6 guests* together. The Fuggle Room is "home" with its Queen size, antique-white wrought iron bed and side tables, solid brass table lamps, and antique vanity and dresser. In the alcove, the sofa opens to a queen-size bed (mattress is Tempur-Pedic foam). There is an en suite bathroom and closet. The Fuggle Room accommodates up to 4 guests*.
When it's time to relax, the Great Room is the place to go. Watch commercial free movies or TV shows via Netflix on the 65" WiFi TV. At this time, this TV is not connected to live broadcast channels. Also, the alcove in the Great Room, provides a comfortable sitting area for reading; pick a book or magazine to suit your taste. There's a square table and chairs for playing a board game or do a puzzle. If you feel the need to exercise, hop on the stationary bike and workout!
If you prefer the great outdoors, sit on the front porch, take a walk up the road to see the horses, or watch the sunset over the hills. On the grounds, check out the hops and orchard, or take a walk on the perimeter path around the back fields.
A homemade breakfast is served at 8:30 in the Dining Room each morning of your stay.**
*All registered guests of Hop Inn Cooperstown must be at least 5 years of age, and those under 18 years of age must be supervised at all times by an adult registered at Hop Inn Cooperstown. However there may be some exceptions for certain situations. Please contact the hosts if you have questions about this.

We will be present during your stay and we will do our best to accommodate your needs.
It is a very rural setting with mostly grass fields and tree covered hills in the background. The house sits on close to 13 acres of open meadows. During mowing season, tractor trails are created, and guests are welcome to walk on those trails. Neighboring houses are a bit apart from each other. Bowen Road is a quiet, dead end road, about a mile long. Some neighbors or guests walk up to the top of the hill, visit with the horses, take in the views, and walk back down with a full sense of the country serenity.
Located in a rural setting, 6 miles north of Cooperstown, off County Highway 33 on Bowen Road. You need your own means of transportation.

Beautiful house, great breakfast. Andrew and Wendy were great, so friendly and helpful. I stayed there for Hall of Fame induction weekend with my father and son and we had a wonderful. Location was convenient to downtown, the Hall of Fame, Ommegang Brewery and more. I would highly recommend staying here!
The Hop Inn is an absolutely beautiful new home in a country setting with beautiful views--a lovely venue. The hosts were gracious, timely in communication, and prepared a fabulous breakfast. The description and pictures of the accommodations were right on target. We especially loved our spacious room, with high ceilings and en suite bath. The furnishings were tasteful and everything was sparklingly clean, comfortable and inviting. We shared the full second floor (which included a large sitting area with internet TV and reading areas) with another couple, with whom we also shared the hosts' breakfast table and conversation downstairs in the dining room. A wonderful, unique hideaway close to Cooperstown and Glimmerglass. Appropriately priced.
We stayed for 3 nights in the Fuggle Room at Hop Inn in late June. The property and home are beautiful (pictures are very accurate) and as the other reviews state Andrew and Wendy are amazing hosts. Breakfast was delicious, they were always there to answer our questions or reachable via cell. I would highly recommend Hop Inn for a visit to Cooperstown.
Wendy & Andrew were fantastic hosts, very kind and knowledgeable of the area! The house is convenient to Brewery Ommegang and downtown Cooperstown, both about a 10 minute drive. The home is very clean and the rooms are gorgeous.
Hop Inn was our first experience in a B&B and I am certain we are spoiled for all future trips. Wendy and Andrew are gracious hosts who truly want to meet the needs of their guests. We were given a tour of their beautiful new home and were greatly pleased with the cleanliness and size of our room and bathroom. There is also a shared great room that has a large screen TV, books and magazines for everyone. The breakfast in the morning was delightful....home made fruit salad, local cider, wonderfully tasting waffles and sausage. Did I mention that their home is spotless.... Also, pets are not allowed which is a blessing for my family due to pet allergies. I should also mention that our reservation was made with just a few hours notice. If you need a place to stay while in Cooperstown please don't hesitate to stay at Hop Inn, you won't regret it.
Andrew and Wendy were wonderful, their home beautiful and spotless, the setting beautiful and peaceful and they provided every amenity we needed and then some including age appropriate books/games for our daughter. Just prior to our arrival Wendy checked in with us about food allergies and made arrangements to accommodate those. We really enjoyed our stay with them and would highly recommend to others who want a great place to stay just outside of Cooperstown.
Wendy and Andrew made us feel right at home from the moment we arrived at the Hop Inn. After a pleasant introduction, Wendy gave us a tour of the beautiful home that is represented accurately in the listing photos. The gorgeous great room would be perfect for hanging out/relaxing if staying with a group of friends or family. We stayed in the Fuggle room (Fuggle is a variety of hops) which was wonderfully spacious (as was the en suite bathroom). The entire house was incredibly clean and tidy. The temperature of the house was comfortable and the shower pressure was good. The house is a 10 minute drive from the Hall of Fame and Main Street and about 15-20 minutes from Brewery Ommegang. We were very happy to find vacancy at the Hop Inn since other options were much further from town. The breakfasts were served at 8:30; the french toast and crust-less quiche were out of this world. We demanded the recipes for both breakfasts and our hosts were happy to oblige. Along with the stellar breakfast entrees came fresh fruit salad, amazing apple cider and excellent coffee. In general, Wendy and Andrew went far out of their way to make us feel welcome and improve our experience in Cooperstown; they're great hosts and great people. After mentioning our passion for local craft beer, we found a note with addresses, phone numbers and tasting times for a bunch of great local breweries! Our stay in Cooperstown unfortunately had to come to an end but the Hop Inn is a big reason why we want to return soon. Whether visiting Cooperstown for the Hall of Fame, Brewery Ommegang or a variety of other attractions, a stay at the Hop Inn will certainly enhance the experience.

We were both born and raised in New York State, but lived most of our adult lives in the Southwest. Now, we're back!! We love and respect the land in Upstate New York, and all it has to offer. We look forward to seeing you, and sharing our home with you!
