Residenza San Lio is a very spacious apartment that can accommodate up to a maximum of 6 people just a few steps from the Rialto Bridge.
It consists of an entrace, a comfortable double room, a large living room with a double sofa-bed, a well equipped kitchen, a bedroom with a bunk bed, a bathroom with a bathtub and shower.
The only flight of stairs to reach the apartment is a little difficult, not suitable for very elderly or people with mobility problems.
The apartment is surrounded by the most famous stores where you can go shopping, and by the best (website hidden). Mark's Square, with its towering bell tower and with its amazing Basilica, is an Istrian stone living room, surrounded by antique cafés and an incomparable atmosphere that during sunrise is romantic and warm, accompanied by the sounds of orchestras. Once you pass the magnificent Doge's Palace and you reach the Riva degli Schiavoni, there is the St. Mark's Basin, with Saint George's Island from which you can see gondolas and boats. On the right, there is the extraordinary profile of the Basilica della Salute, a place that Venetian people love, and celebrate its feast during the month of November. On the left, instead, you can admire the long shore that, overcoming the Arsenale entrance, reaches the Giardini, headquarters of the famous Biennale d'Arte. If you continue that way, you can see on the horizon, the island of the Venice Lido, where every year there is the important Mostra Internazionale d'Arte Cinematografica (Venice film festival).

This place is extremely nice, well located and clean. We couldn't meet Massimo but we met his friend Francesco who is (email hidden) and took us around the Venice the next day :) There are two rooms. One has a double bed and the other has bunk beds. Perfect for a family of four. The kitchen was equipped with basics and the fridge had strawberries, bread, butter, choice of juices, choice of flavored yoghurts and milk. We bought eggs from the supermarket downstairs and had some lovely brakfast both days :) There was also a bottle of wine. We don't drink so we din't use it but I thought that was a nice touch :) Just one Issue - The internet does not work. Overall excellent stay and totally recommended. Thank you Massimo :)
My husband and I were traveling with our two college age daughters at the beginning of June. Massimo's apartment is in the very center of the action. Very short walk to Rialto bridge and St. Mark's plaza with a grocery right downstairs and lots of places to eat and shop just outside the door. The apartment is very large with high ceilings and lots of windows to the outside. There is a steep staircase up to the door, which helps to burn off all the pasta, pizza, and gelato that we ate!
Massismo's friend, Francesco, met us at the train station, and gave us a ride to the apartment, which was a wonderful surprise. The kitchen was stocked with fruit, bread, wine, cereal, milk, juice, and best of all a bottle of red wine.
The apartment had wifi, which worked best when one person at a time used it. We took advantage of the washing machine and hung our clothes out to dry outside the second story window like the locals.
Communication via text and email with Massimo was excellent. Our train coming into Venice was late, and I was able to let Massimo know via text and he was completely flexible about our meeting time. Thank you for your excellent hospitality and sharing your apartment with us!
Just as you promised the location was ideal; a five minute walk from both the Rialto Bridge and St Mark's Square - what more could you ask for. Venice can be expensive and your advice on the free walking tour and the less expensive restaurants was also spot on. The three hour walking tour by Julia was very informative and fun and took us to areas we would not normally see, away from the tourist traps. In fact, this time with your heip we saw Venice through the eyes of a Venitian.
The welcome supply of food was also very kind of you. Thank you.

Massimos friend Francesco met us & showed us to the apartment! He was so lovely and helpful , has given us all the info and advice on what to do , where to go, where to eat in Venice!
When we got to the apartment we were blown away! It was massive! Large living room, huge bedroom and a big bathroom! Apartment was clean ! We were welcomed with a bottle of wine, strawberries, orange juice and water from Massimo, which we thought was very kind and thoughtful !! We also had wifi which worked perfectly fine , you just have to keep modem on the floor for it to get reception.
Out apartment was very close to the Rialto bridge less than 4 min walk, very close to the shops, cafés and boat stop. Also supermarket was right outside the building!
WE ARE VERY HAPPY WE HAD CHOSEN MASSIMOS APARTMENT AND WOULD RECOMMEND IT TO EVERYONE ! OUR STAY WAS PERFECT ANS WE CANT WAIT TO CONE BACK !!! :)
Very nice and convenient location 2 min walk from Rialto. This location has its perks as it has a grocery store almost at the steps of the apartment and is very close to all the major tourist attractions.
The flat itself is nice and very large (it seems) for Venice. There is plenty of living space to rest after time out on the town.
The street can be a bit noisy due to the activity and location but overall a solid choice for any traveler to Venice. Would stay there again.
What an amazing place to stay in Venice . So close to everything .The apartment is huge , so many Amazingly comfortable bed, so clean and with everything you could possibly want .
Maassimo was fantastic with all communication , unfortunately I did not get to meet him as he was away, but his friend Francesco, met us at the Rialto bridge water us stop and took is to the apartment . We even took up his offer to join his walking tour the next day , which I highly recommend if you want to see the whole of Venice , so knowledgeable .
We had fresh bread , milk , juice , wine , yoghurt and cereals waiting for us. Also washing machine works fantastic , no dryer but no problem , we hung on airier and dried overnight.
Wifi is a lil slow but we did not mind as everywhere has free wifi , stairs are steep so not suited to people with mobility issues . You do hear street noise at night as you are in the middle of Venice , but we embraced this .
Highly recommend this apartment and would define lay stay here if I return to Venice....5 stars all the way
We can only echo the previous reviews. We had a wonderful stay at Massimo's apartment. In fact it was the best experience we have had with Airbnb, and we use it a lot! The apartment was clean, comfortable, and very well stocked, we couldn't have asked for more. The location was great and central and we really appreciated the bottle of wine and breakfast provided.
We didn't meet Massimo, but his friend Francesco who checked us in was wonderful. He gave us a lot of tips: places to eat, took us as part of a free tour around Venice and even arranged a motor boat ride. We really appreciated the hospitality. Our only complaint would be that the internet was quite slow, which was a small inconvenience.

Not only the location, a stone throw from San Marco as well as Rialto bridge.
The flat is spacious with 2 bed room, one with a bunker bed that would be great for a family of 4 or more!
Massimo was very thoughtful and has left the place with all the basic provisions, not only for the cooking, such as salt and pepper, but also a bottle of milks, orange juice, a couple of croissants and even a bottle of red wine!
He has written that his place had a steep stair etc, but it wasn't as bad as I thought. We had our baby baggy etc, but found it a small nuisance, but that all.
Unfortunately, we couldn't meet up with Massimo as he was away, but his friend Francesco met us at the Rialto Bridge and took us over and explained about the flat and more importantly about Venice.
Some of his recommendation in restaurant were spot on!
Anyway, it was great staying here.
Only small problem we had was internet.
He stated that it is equipped with an Internet.
Yes, he has provided us with a mobile wifi device. But very unfortunately, the flat suffers a bad reception and it can only received 2G signal if at all.
In the end I went downstair to a cafe and had a coffee and got their password.
From then on I used to go downstair to read my email standing on the street corner.
We were very, very pleased with everything. To begin with, this was the idea location when visiting Venice. Not only was it very close to Rialto Bridge (a must for every visitor to see as well as to cross the canal), it was also within a walking distance to St Mark's Square and other sights. An unexpected bonus was that a well-stocked supermarket was about 50 feet away from the front door.
Apart from the optimal location, we also loved the apartment itself; clean, well-equipped, bigger than expected, you name it.
Finally, and saving the best for last: Massimo. We never got a chance to meet Massimo in person, but not only did he surprise us with coming to a home (that's what it felt like) where there's fruit, staple food, a giant Kinder Egg for our daughter, and many more things at our convenience; he also went the extra mile to help us with whatever we needed, not least by having his friends take care of things like guiding and a gondola ride. We even felt that Massimo was sincerely concerned about our well-being.
Last but not least: highly, highly recommended!
