Calm and convenient location

Park for free

This is one of the few places in the area with free parking.
Bright and private double room on ground floor, with Netflix. Safe driveway parking. The room has a separate entrance and a private ensuite bathroom, fridge, electric cooking hob and microwave. University, RBH and Reading town within a walking distance, TVP a short drive. There is no outside space, but a nice neighbourhood with shops, botanical gardens, and museums is within a short walk. If you need both beds, please note there'll be very little floor space left. Our quiet hours are 11pm-6am.

The space
The room is on the ground floor. It is private and only shares a wall with our kitchen-diner. There is a bedroom above the Airbnb room.

In the room you have a TV, fridge, microwave, single electric hob, coffee maker, kettle and toaster, plus a brand new electric blanket to keep you warm during the winter months. There's also a fan for the warmer months. Choice of pillows and a double duvet with winter/summer tog depending on the time of the year. A travel cot is available for smaller guests who can't yet use the sofa bed. There is no extra charge for infants.

The ensuite bathroom is private to you, no shared spaces.

Guest access
You can access the room via a garden gate and large patio doors. Let me know if you require parking so I can make sure to leave you a space on the driveway. Please park next to the wall to the left of the house, tucking in your car so we can safely drive in and out.

This room does not come with access to the kitchen, but you have a fridge in the room as well as a microwave, electric hob, coffee maker, kettle, and toaster. We provide complimentary coffee and tea. If you run out, just let me know.

Other things to note
Check-in is from 4 pm until 9 pm. Quiet hours are between 11 pm and 6 am. If you are arriving by car, please park on the side closest to the wall as we still need to get our cars in and out.

Please note that we do not permit using the room as an office for business purposes or allow deliveries apart from takeaway/grocery orders. There are some great co-working spaces very close, and we will happily share the details if required.

Our address may not be used, under any circumstances, to open bank accounts, mobile phone contracts, etc. Any such correspondence will be returned immediately with a note to close the account/contract.

No smoking, no parties.

Neighborhood highlights

There is a gym very close, a swimming pool within a 20-minute walk or short drive/bus journey. A playground for children is near, as well as some local takeaways to choose from. The university campus has a lake and a really lovely woodland area for jogging and walking. There are also botanical gardens that are wonderful to stroll in and free for everyone to access. Reading centre with many amenities is also within walking distance, although you may want to take taxi back as we live on top of a hill!
