-EVERYTHING IN WALKING DISTANCE........TRULY! SOHO, WEST VILLAGE, LITTLE ITALY, ETC.
-just step out your door and walk a few blocks in any direction and you are in...SOHO...TRIBECA...LITTLE ITALY...LOWER EAST SIDE...eating, shopping, nightlife, and museums all from your door in minutes.
-CENTRAL PARK and TIMES SQUARE are not far away either. subway trains are 2 blocks away and only takes 15 min on the express train to reach.
-1st floor walk up (one short flight of stairs. trust me...it means something in NYC. imagine dragging your bags up and down 6 flights of stairs...in NYC)
-now the inside...large bedroom with super comfy custom queen size bed.
-comfortable chesterfield couch and plenty of space in the living room. guest can sleep here or use the fancy self-inflating blowup mattress.
-professional club quality sound system (i'm a DJ). plug in your iPod or watch a movie on this i am telling you!
-my favorite part of my apartment...THE KITCHEN. whatever you want to cook or bake you can. everything you need is at your fingertips (i'm a chef by training so i like my kitchen gadgets). plenty of space to work in. two rolling cutting boards make it easy to cook up a grand meal or bake a fancy treat.
-shower and bathroom are typical nyc size. not big. nothing special here except for the massage head shower.
-fun and tasteful eclectic interior design. the apartment has exposed brick walls, wood floors, and antique rugs.
-apartment spans the entire length of the building so you get sunlight all day.
-front and back fire escapes to relax on and have that real NYC experience. (read reviews and see what i mean!)
-neighbors are fantastic, friendly, AND SAFE (only 4 units in my building)
-100% move in ready (towels, linens/sheets, glassware/dish ware, toilet paper, even hangers and closet space). bring only yourself, your suitcase, and good vibes.
-lastly...READ MY REVIEWS...feel confident that my street is quite and not busy like other areas you may consider(LES). its really lovely actually. you'll see!
-the REAL lastly..please see the photos. it is exactly as they show. the apartment has a real pulse because i actually live here. if you enjoy history and character my place is filled with it. every piece of furniture is found art and tells a story. there is even a chalkboard wall for you to add something to the life and look of mi casa. please...come share and enjoy my space ive that i built myself over the last three years.
i LOVE my place and spend a lot of time improving it every chance i get. I’ve put my heart and soul into the space. you can feel the warmth and energy the second you walk in. i know you will LOVE spending time in it as much as i do.

the entire apartment. there is access to the roof as well if you are quite from 9am-9pm.
Interaction with Guests
i like to give my guest as much space as they want. the place is yours. someone is available for emergencies by phone…even late most times.
on a quite street on the border of little italy/chinatown/soho. streets do not get busy until after 12 noon and are ultra quite starting at about 7pm.even in the middle of the busy time it is easy to take a nap. i walk to all my favorite restaurants in no more than 10 minutes. plus…the best shopping in nyc…SOHO…starts three blocks from the front door.
every subway line is only a few blocks away. it doesn't get more central and convenient than this apartment.
-NO SMOKING INSIDE. you MAY go out on one of the two fire escapes. ALL THE WAY OUTSIDE...not just sitting in the window. i have many precious vintage items i protect.
-leave the kitchen clean so we all can enjoy a pest free apartment.
-feel free to borrow any movies but my vintage book collection is fragile so please unless you know what i mean by..."dont bend the pages back from the spine." leave those guys alone. pages fall out easily if you are not careful. cheap glue was used for a lot of the old pulp fiction books.
- only use wooden and plastic utensils on my VERY expensive pans.
-you may use my sound system. you may not play my records though OR go thru them.
-you may not go thru my clothes in anyway, shape, or form. it may just be a t shirt to you. to me its my living and my Chanel bag.
-to make it easy on everyone checking in and out(we are all travelers) i request that if you need a late or early check in we all help each other out by allowing coming or going guests to drop off bags if it is needed. lets help each other out.
-leaving reviews...it is my goal to receive and give AWESOME reviews. if there is something you are not thrilled about please let me know. dont wait until after. i strive to make my guests happy.
-HAVE FUN...and please, ask any questions you like. im open and flexible to ideas. i live in nyc and am from hollywood. nothing shocks me.
-lastly..that is my friends dog not mine in my photo. while i will allow pets on a case by case basis there are no pets in residents at my place.
-if you rent my space i promise to completely clean the apartment to a high (website hidden)...scrubbed bathroom, clean floors, clean kitchen, and fresh sheets/towels. my place is not a hotel so please do not expect a hotel room. if there is ever any issue with something you are not happy with we work it out with each other and not in my star rating. i want you to be happy with your stay. i take your requests as my requests.
Patrick is awesome!! My boyfriend and I had not one but TWO hosts cancel on us within 24 hours of our trip to New York. Needless to say, we were getting very nervous in the few hours leading up to our departure. We found Patrick's apartment around 11:00 p.m. the night before our 6:00 a.m. flight and sent him a "hail mary" message. To our surprise, Patrick responded within minutes!! He was very understanding and went out of his way to make our last minute reservation work without any hiccups!
When we arrived in New York his apartment was clean and ready for us. The apartment is fairly spacious by New York standards and we really enjoyed using it as our home base for the weekend. Patrick has an awesome stereo system and was available by phone throughout the weekend for any questions we had. The only minor issue we ran into is that the shower drain tends to clog up a bit, but Patrick had given us the heads up on that issue and once we removed the hair stopper from the drain, it wasn't really a problem.
While the apartment is definitely located in Chinatown, it was actually very quiet and really is centrally located and within easy walking distance to the subway, Little Italy, Soho, West Village, etc. All in all we very much enjoyed ourselves and would definitely stay at Patrick's place again.

I definitely not recommend this apartment!
The apartment has not been cleaned! The inter phone buzz was suspended on the wall by its wires, the kitchen was dirty, greasy... If you want to make a coffee: clean the coffee machine and a glass! Dust everywhere! Towels with holes, stains on the bed sheet, humidity stains in the bathroom and bedroom, used matches on the floor (I stepped on a staple), the window was out of its rail, no indication left to run the heating system, bathtub with human relief (X hair) - difficulty for the water to evacuate. Noise of the traffic (corner with canal street). I truly feel insulted: waiting 30 minutes in the cold (-4°) to be in such a mess!!!!
I DONT EVEN HAVE A COFFEE MAKER TO BE DIRTY. everything nicolas said is false. i would like to stay positive. it is hard with him. in our emails he was insulting and i asked him to stop. i think him saying he feels insulted is his form of a joke on me. there was a stack of fresh clean towels and sheets and y maid changed the sheets. my maid cleans the trap in the shower before every guests. the hair was his. FIRST GUEST TO EVER COMPLAIN about noise. as you can see from my reviews several people say how nice and quite it is. last time i rent to someone without reviews.
Patrick was a great host who was able to answer all my questions about the neighborhood including great spots for breakfast and dinner.
His place is located in Chinatown which can be an awesome experience. Tons of good food. Fun people watching. Lots of life.
True to description, the neighborhood was quiet at night. Not silent, but very quiet.
Look: this isn't a hotel, and as long as you understand that this is a real NYC apartment with a real small bathroom, you're going to love it. Patrick was a great host: he waited at the apartment for my late flight to arrive, and he was super-prompt about resolving the one plumbing issue I encountered during my stay. Location is amazing, the stereo system is amazing, and the Roku made entertainment after a long night on the town a breeze. The bed is super-comfy. Looking forward to my next trip to NYC so I can stay here again!
Patrick's flat was nice, very well located in the center of Chinatown, close to everything. Although the street is very busy during the day, the flat is pretty quiet during the night with the exception of a couple yelling in Mandarin in the stairs which woke us up one morning (but I guess it is part of the Chinatown experience!).
Patrick was very helpful in coordinating a late check-in and communication was generally easy even though he was traveling in the middle of the desert.
The apartment was as listed and clean. There are actually more wall decoration than on the pictures, this gives the apartment a very unique deco and bohemian feeling (although it makes the flat a bit dark at times).
I would only warn on the bathroom which is extremely small and doesn't have a sink. This isn't necessarily obvious from the pictures or description.
Patrick's place was great! It was so wonderful to have a home base that was so close to everything and had so much fun character! Patrick was so responsive and available for anything we needed!
My friends and I stayed in Patrick’s apartment for one week, and, although we never met him, he has been very helpful.
Nevertheless the apartment is quite different from the photos: during the years the number of objects collected by Patrick is increased, so it’s hard to find a free surface to put our things or to write a postcard. There is no basin in the bathroom, so we had to do the washing-up and, for example, brush the teeth in the kitchen’s sink. In the fridge we found the leftovers of the previous guests. The apartment wasn’t sufficiently clean: there was dust over the furniture and the sheets were stained. The rent is definitely too high for the service.
upon check in asked alessadro if there was ANYTHING that didn't meet his satisfaction so that my maid could take care of it then or come back the next day if he wanted to settle in. can't say anything about the sheets as i wasn't there but i do have lots of extra sheets and could have had them changed if i had just been told. if there is ANYTHING that ever doesn't meet your approval all you have to do is call and ill be right on top of it.
