- No firearms may be discharged on the property and no hunting of any kind.

- No Fireworks of any kind are allowed anywhere on the property.

- Insects and Wildlife Especially during the warmer months, Texas is home to many unwelcome critters. Ants, mosquitoes, love bugs, bees, wasps, Palmetto bugs, small lizards, mice, spiders, horseflies, grasshoppers, scorpions and crickets are common pests. We do our best to keep pests away – we foamed the underside of each home, clean after every rental and perform routine pest control treatments. Please help us by keeping food in the refrigerator or in sealed containers and quickly cleaning up any spills or crumbs from snack foods. We recommend dressing appropriately and using bug repellant when enjoying the outdoor areas.

- Additionally in a rural setting like Trinity Farm, you could encounter wild hogs, deer or cattle and the occasional snake. It is important to exercise caution, especially in the warm weather months. Do not walk around the grounds at night (even to and from your vehicle) without using a flashlight/cell phone flashlight to carefully watch where you’re walking.

- We will provide directions before check in on where to pick up a key upon arrival. Please return keys as instructed to avoid a $50 rekey charge.

- Parking: Please park only in designated area for the home you’ve rented.

- Ponds: There are two ponds on the property stocked with striped bass. Guests are welcome to fish in either of the stocked ponds on the property or enjoy fishing at nearby Lake Fayette, however, fish and/or fishing equipment are not allowed to be brought inside the homes. No swimming or wading is allowed in the ponds.

- As we are on a septic system, please do not flush feminine hygiene products or paper towels down the toilets.

- Trinity Farm is an entirely smoke free property. Smoking or vaping is not permitted in any of the homes, on the porches or anywhere else on the property. Any guest who violates this policy will be charged a $250.00 cleaning fee.

Towels and Linens: Trinity Farm is happy to provide our guests with good quality towels and linens. Grey washcloths located in each bathroom are specifically for washing off makeup. Please do not use towels to remove makeup or on vehicles, bicycles or anything else that will damage them. If towels are missing or damaged beyond repair, guests will be charged to replace damaged items. For safety reasons, we do not handle items that are potentially medically hazardous so if linens, towels, or furniture are damaged in a way that could be considered medically hazardous, those items will be disposed of and the guests will be charged for replacement items

- Watch Your Step: Exercise caution and care as you explore to protect yourself from fences, cattle guards, open fields that have holes, rocks and stumps. Do not walk around the grounds at night without using a flashlight and looking down.

We live in Houston. During the week, Mike is busy with his business consulting practice and I am COO of a local real estate investment firm. On the weekends, we escape the hustle and bustle and head to Fayetteville, usually with our 3 dogs in tow. We took on this "fixer upper" in August 2016 and it quickly became a labor of love to restore it. We love the history of the place and the peace, quiet and small-town friendliness of the area and feel blessed to share it with family, friends and guests alike. We have a master improvements plan for the farm that will take years to complete, so every visit to Trinity Farm should be better than the last!

During your stay
During the week, we will arrange for access but may not be at the farm. On weekends, we will typically be there to greet and, on request, will provide breakfast pastries from Hruska's.
