Domus Victoria is the perfect choice for guests that require all the comforts of a Hotel, but also need the privacy, the warmth and the special attention that only a family run place can offer.
Situated in the heart of Rome, a few steps away from the main train station, 20 meters away from a subway stop and walking distance from the Colosseum and the Roman Forum, Domus Victoria is the ideal location for the independent traveller ready to discover the Ethernal City.
The guesthouse has 5 rooms furnished with a home-feel style and with en-suite bathrooms: each room has an electronic safe, a minibar, TV and ceiling fan ( no air-con). Wifi is included in the price and for those who do not want the extra weight of bringing a laptop, we offer a computer corner for free.
Typical italian breakfast is included in the price ( cappuccino & croissant) and it is served at a downstairs cafè. But in each room guests will also find a boiler for coffee and tea and a little snack to start their day before going down to the cafè.
City Tax are not included in room rates and are 2 euro per person per night.
We are a guesthouse so we don't live in. Check ins are flexible but need to be arranged, so please get in touch with us a couple of days before your arrival.
We ask all guests to be "noise considerate" to assure everybody a nice and relaxing stay.
The stay was OK. Note that the pictures showing in the profile are from various rooms in the guest house. The overall flair is as shown if you put all the lights on, a bit less so in its normal state. All rooms are linked to one central floor and the noise from it can be heard quite well. During our visit there was also a noticeable stench from the toilet in the bathroom (but limited to the same). Limited presence by the staff during the day, in our case even at checkout.
The breakfast provided is great, though (good coffee and selection of pastries), and the location very convenient with walking distance to Termini station and one of the major metro lines right around the corner.
This wasn't the worst place I've stayed but it was not great...unfortunately the light attached to the fan b(website hidden) our room all night so the options were no fan no blinking or fan and blinking. We opted for blinking and fan. It was too bad we never met the actual owners of the flat so we could never comment about it. I felt a little bit irritated having to pay full price for a room that did not really afford us a decent night's sleep, but we never saw anyone before we checked out (we were in and out of the apartment between 4pm Sunday and 10am Monday).
I would not recommend anyone staying here in the summer because it was so horribly hot, but I think at another time of the year it would be nice.
It was certainly convenient for Termini and an easy walk to the Colosseum so we took full advantage of the location to explore.
Wir hatten einen schönen Aufenthalt in dem Guesthouse (4 Nächte). Das Guesthouse ist gut an der Metro gelegen und zum Colloseum sind es nur 10min Fußweg. In der Nähe gibt es auch ein paar schöne Restaurants oder man geht nach San Lorenzo (15min).
Die Zimmer sind sauber und das bett sehr bequem. Da es ein Guesthouse ist, ist leider kein Ansprechpartner abends da.
Ich würde das Domus Victoria dennoch weiterempfehlen.
The stay was great! We were given so much detailed information for our upcoming stay in Rome, especially since this was our first time there. The room was in a great location for us to walk to most all of the attraction or to take the bus/metro. The host met us in the building to give us everything that we needed and to see if we had any other questions.

We stayed in Domus Victoria for 7 nights and enjoyed the place very much. It's located just 1 min. from the metro station (one stop from the Termini), but in most cases you can reach almost every place in Rome by walking as it's very close to all "must sees". The room was spacious, well furnished, wi-fied, clean and quiet though it faces on the street. The host, Flavia, is a great person, friendly, helpful and she speaks English fluently. My birthday was at the time we stayed in Rome and I had many warm wishes from the suff as well as a delicious strawberry cake. That was really great! Also, my special thanks to Sandra, a nice charming lady who keeps the Domus, she makes everyone feel like at home, always available and responsive.
In general, our accomodation in Rome couldn't have been more perfect and we would stay in again and again.
Very discrete and pratical, close to everything. It was better than an hotel with room service everyday. Nice decoration and modern bathroom. We recommand you this place!
My family and another family stayed at Domus Victoria Guesthouse and we had a great experience. We were warmly greeted by Flavia and her assistant upon arrival. They gave us maps and great literature about the city and walk us through key bus and metro routes. There was also a very handy house copy of Rick Steven's Rome book in our room.
The room was very clean with high ceilings and very spacious. There were snacks, tea, and juice in the rooms which was very nice. Nice hot showers and good size bathroom. Good WiFi connection.
The breakfast vouchers were very handy and we really liked the cafe where they could be used. There are several cafes, pharmacies, and grocery stores just behind the BnB.
The location was one stop from Termini and the metro stop is at entrance to BnB which was SUPER convenient. Very easy to get to Vatican and Coliseum in just a few minutes.
Flavia also arranged a private car to take one of our families to airport which was very convenient for their early departure.
For negatives, the area just outside of the hotel is colorful, but not as clean as other areas of city, but this is an excellent and convenient budget hotel. We would definitely stay again for the price.

Sono una ragazza romana curiosa della vita e positiva. Dopo gli studi in relazioni internazionali e diverse esperienze lavorative ho capito che la vita d'ufficio non fa per me, che preferisco avere il tempo per leggere, scrivere, lavorare la ceramica, cucinare e camminare per la mia cittá senza meta.
La vivacitá multiculturale di piazza Vittorio e dell'Esquilino lo hanno reso il mio quartiere preferito, il posto dove si può vedere davvero in che modo sta cambiando l'Italia, l'unico posto che faccia assomigliare Roma alle altre capitali europee per Diversitá e dinamismo, pur rimanendo a pochi metri dal Colosseo. Non perdete la leggenda della porta magica sul nostro sito!
