This is 1100 square feet of quiet living space in the country, with pleasant views of the hills and farmland. The southern exposure brings the sunlight through the windows .

The farm is sheltered in a valley without an immediate neighbor close by.
A spring-fed creek runs the whole length of the 140-acre main farm.
This is a great place to visit for outdoor activities or to relax in country life.
There are opportunities to observe farm animals, wildlife, farm endeavors and different seasons.

The space
The living space is a comfortable size, quiet, with nice views and nice light. Wake up to the distant sound of roosters and pastoral views with beautiful horses.

There is a large air handling unit that cools or offers heat on cool evenings. In colder temperatures, a hot air heat system maintains the temperatures at 65 or 70 degrees. There is an additional heater built into the bathroom.

Guest access
Parking is in a gravel area just to the north of the house. There is plenty of room.

The neighborhood is rural residential/agricultural with most of my neighbors retired to the peace here. There are some cute country stores for light shopping within a few minutes, and a larger grocery store/restaurants in a 5 + mile radius.

Manchester, VT is 30 minutes to outlet shopping, or go to Saratoga to browse shops.

In winter, VT skiing is 50 minutes East at Bromely and Mt. Snow.

You can also cross country ski around the 30-acre field on the farm, snow shoe in the moonlight here or check out the trails at Merck Forest.

Other things to note
I love animals and will consider pets.

However, the animals that live here are my responsibility and my family. As such, the health and well being of all are my concern. Pets may be included with permission and after discussion.

Neighborhood highlights

This is a country residential/agricultural and vacation area. There are mainly retired people and 2nd home owners here. People come here because it is a beautiful area with a lot to do.

The Battenkill is a renowned trout fishing stream. Our own Camden Creek feeds into it from mountain springs and runs the length of the 140 acre farm. During different seasons, you can go tubing, kayaking, hiking, cross country skiing, or snowshoeing (on the farm or on the trails at Merck Forest).

'Camden' means 'peaceful valley'; Native American people lived here for eons for the water, shelter and wildlife. We still see deer, turkeys, eagles and foxes regularly.

My work: I am a self-employed farmer, horse breeder, house painter and property manager.
I am a woman farmer who breeds warmblood sport horses and Border Collies. I grow and harvest hay for the farm, use wood for heat and usually grow a lot of my own food. I love the natural world and feel privileged to live here. There is a spring-fed creek on the farm, and opportunities to visit with the farm animals and go for walks or hikes. Camping is available by the creek with permission. The Battenkill River is a quarter mile from the farm and offers fly fishing, kayaking, tubing and swimming. We are close to popular Vermont shopping and skiing towns and 50 minutes from Saratoga race course. There are a number of golf courses within close driving. The area also offers terrific farmer's markets, seasonal classic car shows, hot air balloon festivals, road biking in scenic countryside, the Dorset VT horse show, Salem sculpture park, local Battenkill Creamery ice cream, fall foliage, fiber farm tours, and performances at Saratoga Performing Arts Center and other art and theater venues. If there is a specific activity you are looking for, please ask! The space is a 2 bedroom, 1 bath with a kitchen, pantry, refrigerator/freezer, sink, dishrack, electric stove and oven. There is a microwave, coffee maker, glasses, silverware, place setting for 4, cast iron frying pan and a couple of cooking pots. A dining room table for 4 and counter seating for 2 rounds out kitchen/dining. A stacking washer/dryer is included in the space. Both bedrooms have a queen bed. There is ample storage. Wifi is currently fiber optic high-speed internet with Slic. I'm fortunate to have a friend who sells hospital and school disinfection system and has made that available to me for my safety and yours. We have a backup generator in case there is a power outage in bad weather. Heat,water and lights will work. Only doing laundry is too much for the generator. Bringing your pet is possible, but with permission, as they would have to be kept safe and not interfere with the peace of the animals that live here. Current vaccinations and flea and tick control are mandatory.
