The Space

Originally from Melbourne I now live in the US and rent out my apartment fully furnished on a permanent basis. You won't find any of my personal belongings in the apartment, however it is equipped with everything you could possibly need for your stay.

Located on Little Collins Street and with everything at your doorstep, this is the perfect location to base yourself at to explore Melbourne. You are in the heart of it all, with public transport just at the end of the street, not that you'll need it as you can walk pretty much everywhere. The apartment is on a fairly quiet street and the bedroom has noise reduction windows so you won't be blasted by city noise.

The apartment is best suited to a single person or a couple, but is not suitable for kids or pets.

Please note:
The apartment is run to cover its costs not make a profit. I'm afraid I can't give discounts for short stays however the monthly rate does reflect a discounted rate. I give preference to longer bookings those for 1 month +, it is much easier to manage fewer tenants.

In most cities I find there is a shortage of affordable mid-term accommodation that is affordable and doesn't require a real-estate agent. This apartment is primarily intended to service those who need accommodation for longer that a hotel stay.

That being said feel free to request shorter bookings a month prior to your intended stay.

House Rules

Arrival Instructions:
You will received the apartment keys when you are met at the apartment at the pre-arranged time. Depending on your arrival and depature time you will need to co-ordinate with the person letting you in. It may not be possible to if you are arriving between the hours of 10pm and 8am. Make sure you have the funds available (see Money Matters).

Money Matters:
Payments are made through Airbnb.
NO personal cheques, NO credit cards, NO traveller cheques.
All utilities are included except phone calls. The phone may be used to make local and international calls at a charge. If you do use the phone the calls will be charged at the end of your stay deducted from your security deposit.

Apartment Door Keys:
There are two sets of keys available. One set will be given to you on arrival and the other set is available on request.

A note about the door lock:
When you leave the apartment, always check that the keys are in hand and then lock from the outside. This is to protect your valuables as well as the property. Never leave the keys in the lock inside the apartment when departing. If the keys are left in the lock on the inside of the door no one can enter the apartment. A locksmith will have to be called to destroy the existing lock and replace it with a new one. You will be responsible for paying the locksmith directly.

The only person/s permitted to stay in the apartment are those on the lease agreement. Any person staying in the apartment other than listed on the tenancy agreement is in violation of the tenancy agreement and could meaning losing some or all of your security deposit.
If you do expect to have someone stay with you please let me know as so you are not in violation of the tenancy agreement.

Wifi password will be given to you on arrival.

Be A Good Neighbor!
Please remember that you are staying in private apartment in a residential building in very close proximity to full time residents for which this is their home. Your neighbors are not on vacation and may not be keeping your hours as they have a work schedule to maintain.
Out of respect for your neighbors, please follow these rules:
• Please do not slam the doors.
• Talk quietly in the hallway and other common areas.
• Be careful that your suitcase to not bang into the walls especially using the stairs.
• When going in or out, make sure you always close the doors of the building.
• Refrain from using the washer, dryer, vacuum cleaner, or dishwasher between 9 pm and 9 am.
Please make every effort to respect your neighbor's privacy and tranquility.

Some Important Do's and Don'ts:

DO NOT smoke in the apartment
DO NOT leave the keys in the door lock when departing.
DO NOT put any metallic object in the microwave oven.
DO NOT keep the keys and apartment address together- if lost or stolen, a dishonest person could
located the apartment and remove your belongings.
DO NOT cover the heaters with anything!
DO read all appliance instructions before using appliances. They are very different to other countries' appliances and not at all apparent. Make sure all kitchen appliances are turned off when not in use. Don't let them run when you leave the apartment.
DO like Australians and conserve energy! Never leave lights or appliances on when going out.
DO keep the kitchen appliances clean.
DO respect the privacy and quietness of building occupants. If a written complaint about excessive noise is received, you may risk losing part of your deposit.
DO keep the sofa covered to protect against spills and stains.
DO inform the local contact immediately if you find something damaged or broken, or happen to break something yourself.
DO close all windows when you leave the apartment.
DO enjoy this apartment and location.

Departure Day Checklist
• Leave no dirty dishes in the sink
• Close all windows
• All appliances and lights turned off
• Take out all trash and garbage
• Leave wet towels on towel racks
• DO NOT leave keys in the door lock!
• Dispose of all empty shopping bags
• Collect all personal belongings
Departure time is to be organised with before your departure date. If you need to leave after 2pm please let me know at least a week in advance so the cleaning can be delayed or you may lose some of the security deposit.
