The home is large enough to accommodate everyone in a shared living space, tastefully decorated and located at the end of a quiet residential street. It’s within proximity to the various Palm Springs activities restaurants and the downtown strip. The master bedroom was not as pic…

In response, yes, Airbnb is new to me. My rooms for rent have been through word of mouth throughout the medical community here in the Desert, which it wasn't until someone mentioned that Traveling medical staff often look here for available housing. Really not knowing how much I needed to stock/provide, that I reached out to Airbnb and the advise was only the essentials which is listed under their guidelines. I stocked the house with all the paper products , towels that were required but I was not expecting the extra guest that Charee brought along without prior booking notice so my calculations of what I thought were enough went through quickly. As mentioned this is a learning experience and things have changed, i.e the house rules and booking requirements. The A/C and whole house ducting was just replaced so when I got the notice that in 8 days with only one person booked , Edison said we have maxed our tier 1 level, which concerned me and yes I started monitoring the A/C temp and even went out and bought a automatic remote control fan for her room to help her as she stated it was only at night that she needed it cooler. Yes, I did place reminders at the alarm panel when exiting to help conserve, "stating to please remember to raise the temp if going out for a weekend or all day". My listing and my requirements for booking clearly details for traveling nurses and when Charee booked she stated her assignment stated in 2 weeks that in later conversations there were inconsistencies which triggered me to further review Charee and the guest that she brought to my home. With my discoveries I was concerned and I guess the discomfort she felt was knowing that I knew something and yes her 30 days stay turned into a 10 days termination and I gladly refunded the remaining days. Without going into further details, the public court records in Ohio, Washington, GA and confirmed host hopped for the last year here in California can paint a picture. I did see her reviews and they did all says good things as to being quiet, clean and did communicate well. I can validate that they were all true. She is quiet, clean and I did appreciate those qualities and I would not have thought otherwise until certain conversations were not matching. Airbnb unfortunately does not do background checks , only identity verification. With that said, I am thrilled that my guests since have gained my confidence in continuing to use Airbnb and with positive feed back from my current guests, I am learning new things of the Airbnb world and their bookings. I take this experience as a learning tool as we all have experiences in life that help us grow.
