The Space

I have a lovely double room, and/or, alternatively, a twin room, to share in an old farmhouse (some parts of the house date from the seventeenth century), set on the foothills of the Lake District in north England, with splendid views and immediate walking access to the fells. Enjoy real peace and quiet, tasty breakfasts and the homely company of cats and hens. You'll be far from the madding crowds, but you'll still have access to the modern world via wifi too!

It's most useful to come by car as there is no public transport in the vicinity, but I can happily pick you up from the nearest railway station, Foxfield - for a small fee - if necessary. Free supper to any guest who walks the distance!

The accommodation is most suitable for a couple, or two to four people/family/friends travelling together and happy to share, as there is just one bathroom (and you'll also be sharing with me). At popular times of the year I might (rarely) offer my second room to other guests, but with discretion, and after consultation with you.

The Blacksmith Arms - an award-winning pub - is a lovely 25-minute walk down the hill (though depending how much you enjoy their wonderful real ale and yummy grub, it could take you a lot longer to get back up!) The closest village is 3 miles away and offers other pubs and cafes, post office, a tourist information centre, a pleasant village square and a village shop that sells some locally-sourced food.

The Lake District can be a wet and muddy place sometimes, so don't forget to pack some sturdy, waterproof walking boots or wellies, and a waterproof jacket. The track to my place is bumpy, narrow and steep in places but I think you'll find it worth the adventure!

If you fancy a sojourn in surroundings that inspired the great romantic poets, then do please come!

  • We absolutely loved our holiday at Kate's idyllic National Trust cottage in what quickly became a wonderful second home for us in the Lake District. Kate was the perfect host - welcoming, friendly, thoughtful and great company. We woke to a delicious feast each morning, sampling several courses of breakfast delights with optimistic chickens and a fantastic view for company. It was clear from the postcards and pictures around the cottage that we were not the first guests to fall for its rustic charms. Perched in the wilder side of the Lake District, Kate's cottage was an ideal place from which to explore - plenty of walking, boating and cycling opportunities were close at hand, as was the excellent Blacksmiths pub where both the service and the food lived up to their reputation. We cannot wait to return - thanks Kate!

  • Hawes Farm is the most beautiful place I have ever stayed, and Kate is a lovely, caring, and wonderful host. I wanted a peaceful retreat where I could read, write, and walk, and Kate's place was ideal. There are tons of beautiful spots to curl up with a book (both indoor and, if its warm, outside). I did not come with a car, but did not feel the need for one at all during my stay. The walks right around Hawes are stunning, and the pub down the hill serves delicious food! I can't praise this place enough; don't pass up the opportunity to stay here and to meet Kate!

  • We had a lovely time staying at Kate's house in the Lake District. It is very rural and some way from a main road which we loved. It is possible to start lots of very beautiful walks from the house so apart from getting there, you could get by without a car. We ate in the nearest local pub that you reach by walking 20 minutes over fields and the tasty food (huge portions mind you!) and the friendly landlord made it very worthwhile. The walk back was quite an amusing adventure with the cows shadows spooking us and getting a little lost. Kate is a lovely, easy going host and made us feel really welcome. I'd like to think we will come back and spend a bit longer than 2 days.

  • Kate was the most wonderful host. She was warm and friendly and looked after us very well indeed. Nothing was too much trouble and it was Kate who made our stay in the Lake District so special. Her house (email hidden) in a most beautiful setting and the experience was far richer than we could have had in a hotel room. We returned at night to be greeted by Kate with a fire blazing and the possibility of watching a video from the huge selection or reading a book from her eclectic collection.

  • Kate was very polite and helped us be comfortable during stay. It was like home. In addition, all information we need can be got by materials in the room and personally by her. One weekness for me was its location. If you anticipate lake view from the house, this is not the place.

  • We had a gorgeous stay at Kate's wonderful farmhouse at the weekend, so much so we didn't want to leave. Set in an idyllic place, beautiful views and walks right on the doorstep.

    We adored Kate's home, and would love it to be our second home. We have booked again for our Summer holidays.

  • We really enjoyed our stay at Hawes farm in the Lakes District. It was nice and relaxing and Kate (email hidden), making you feel right at home. A great breakfast with fresh eggs and milk is served each morning, and Kate has some good tips for exploring the area.

  • We had a lovely weekend at Kate's house. The Hawes Farm is literally in the middle of nowhere - which is exactly where we wanted to be - a little paradise!
    The house is amazing, very old, cozy and very comfortable. Since our arrival we felt at home and we had everything what we needed.
    Kate is very friendly and easy going. She gave us good recommendation about the area and made us feel at home. Thank you Kate for a beautiful and relaxing weekend in the Lake District. We loved every moment of our short holidays. We miss it already!

  • We had a fantastic 3 night stay in the Lakes District with Kate.
    The area is stunning, and Kate's farmyard cottage is very special.
    The bedroom was large, warm & spotlessly clean. The bathroom was similarly.
    Kate gave us a number of recommendations to visit and eat, and they were spot on.
    The breakfasts were very yummie.
    This is a very special Airbnb home. We were very sorry to leave.
    We would definitely stay again.

I've lived in the Lake District for 25 years, thirteen of those in this wonderful old house. I work from home for book publishers, and take photographs in the between times. I'm fortunate to live in a place where simply walking out the door can be a sensuous adventure every time. I have watched my wonderful family grow up here and move on, and so there is space in my house for you, my guests.
