I have a lovely double room and a twin room to share in an old farmhouse (some parts of the house date from the seventeenth century), set on the foothills of the Lake District in north England, with splendid views and immediate walking access to the fells. Enjoy real peace and quiet, tasty breakfasts and the homely company of cats and hens. You'll be far from the madding crowds, but you'll still have access to the modern world via wifi too!
It's most useful to come by car as there is no public transport in the vicinity, but I can happily pick you up from the nearest railway station, Foxfield - for a small fee - if necessary. Free supper to any guest who walks the distance!
I can accommodate from one to four guests, travelling together and happy to share, as there is just one bathroom (and you'll also be sharing with me). At popular times of the year I might (rarely) offer my second room to other guests, but with discretion, and after consultation with you. My fee is £35 per person per night (though micro persons (under 12 years) can stay for half price).
The Blacksmith Arms - an award-winning pub - is a lovely 25-minute walk down the hill (though depending how much you enjoy their wonderful real ale and yummy grub, it could take you a lot longer to get back up!) The closest village is 3 miles away and offers other pubs and cafes, post office, a tourist information centre, a pleasant village square and a village shop that sells some locally-sourced food.
The Lake District can be a wet and muddy place sometimes, so don't forget to pack some sturdy, waterproof walking boots or wellies, and a waterproof jacket. The track to my place is bumpy, narrow and steep in places but I think you'll find it worth the adventure!
If you fancy a sojourn in surroundings that inspired the great romantic poets, then do please come!
I hope that guests will make my home their's for the duration of their stay, enjoying the use of communal spaces - the kitchen, the fireside and sitting-room, and the garden and spaces beyond - as well as the privacy of their own rooms.
Interaction with Guests
The house is my home and I will be here and coming and going during your stay. I respect my guests' needs for privacy, and will give you as much space as I can. I would love to chat at some point, and get to know you a little, and to offer advice for your days spent here, but will leave you to enjoy yourselves in your own way.
I live in a beautiful, quiet part of the Lake District, with views to the Irish Sea and the hills on my doorstep. The house is part of a hill farm which I share with a farming family - I live in the house, they use the barns and fields but live away on another farm.
My home is on a remote farm and there is no public transport in the area. A car is essential if you want to go exploring the Lake District but if you come by train and I collect you from the station there are pleasant walks in the local area, and the nearest village is a 40 minute walk away.
Kate is as absolutely lovely as her cottage. She could not have done more to make us feel welcome. The fire was always burning and the cottage was incredibly cosy.
The double bedroom is large and warm (heated blanket!- I'm a softie). You get a lot of privacy- there were no other guests and Kate tends to work in her own space, but is always happy to answer any questions.
The cottage is positioned half way up a hill, tucked away on its own. This is part of the charm, but be prepared for a slightly bumpy track up to the front door- I managed in a small hatchback!
The area itself is absolutely gorgeous, with fantastic views from the bedroom, and the cottage is within easy reach of the rest of the Lake District too. Great local pubs!
Honestly I cannot praise it highly enough. A lovely escape from London.
It was a privilege to spend an evening and morning in this delightful cottage. Perched on top of a craggy hill, we sat reading by the fire as the sun went down and were woken the next morning by the most stunning view. The bedroom was clean and light and the whole house had a rustic elegance. We walked down to the local pub and enjoyed great ales, wine and excellent food. Kate was a lovely (and phenomenally well-read) host and it was only a pity that we couldn't chat a little more. There will definitely be a 'next time' however and we cannot wait to be back.

Absolutely fabulous. Kate is great, and so is her place. Very accommodating, everything you could wish for; just perfect.
Had an absolutely wonderful time in this beautiful, idyllic home. Hawes Farm isn't too far a drive from civilization (15 minutes-ish) but manages to feel completely remote and peaceful, like you've entered another world. I don't think I've ever felt as relaxed as the first night, sat by the fire chatting with my friend before watching a movie.
Kate is a wonderful host and very accommodating. Made us feel right at home. I look forward to visiting again in the future.
We had a brilliant stay at Hawes Farm! Could not recommend more highly if you're looking for a relaxing trip to the Lakes. Kate is a great host and her house is cosy and full of interesting books, amazing views and really peaceful solitude. It's in a fantastic spot, with some stunning walks on the doorstep and in a good location if you want to explore some wild places in the western lakes. Kate's relaxed personality helped to make the stay really peaceful. Would love to come again!
Kate provides the warmest welcome you could wish for in her beautiful farmhouse. This isn't a house - it's a home, and it has a lovely home feeling about it. There is a comfortable sitting area with a warm fire and sofas. The bedrooms are simply furnished and comfortable, with lovely views. Kate gives you all the privacy you could need, but is there on hand for advice or just a general chat. Breakfast is laid out and delicious. Her home is in a stunning location, nestling into the upper side of the hill, with views out from all the windows. The bumpy track leading up just adds to the sense of going somewhere special. Hens peck around the door, and sheep are in the fields around. The track turns into a path up to the hills behind - your long walk (or run) can start right from her door. The Blacksmiths Arms has delicious food - take Kate's advice and book a table in advance, if you are there at a busy time of year, as they get booked up. (always a good sign..). We stayed 3 nights with the children. Kate is a delightful host and made us feel very welcome

I've lived in the Lake District for 25 years, thirteen of those in this wonderful old house. I work from home for book publishers, and take photographs in the between times. I'm fortunate to live in a place where simply walking out the door can be a sensuous adventure every time. I have watched my wonderful family grow up here and move on, and so there is space in my house for you, my guests.
