Wonderful B&B in a house of XII century, in the heart of Assisi
Splendid B&B St. Agnes, located at the very center of the town of Assisi, was built in about 1100, and lies on a Roman villa which you can see some mosaics, some columns and some historical remains.
The residence, which stands on three floors with 4 apartments offers features rooms with double beds, 3 bathrooms, with bath or shower, a 'large dining room, a fully equipped kitchen and a beautiful terrace.
The terracotta floors, wooden beams and fresco del'XVII sec. damage to the apartments of a noble warmth forgotten over time.
The furniture, ricercatamente simple, ideal for creating harmony days of complete calm in the heart of the City "poor man" St. Francis and St. Clare.
To fully appreciate even the culinary traditions around the Holiday Residence Agnes is possible to make wine tours at the best wineries in the area.
Every guest has his own room with a private bathroom and the room are on three different flores.
The living room, the lounge and the kitchen are the shared spaces of the house.

Beautiful, spacious room with balcony that was walking distance to the sites in Assisi. We had a great time! Thank you for helping set up the wine tasting for us.
My wife and I stayed in Assisi, between visiting Sorrento and Siena. We did not get to meet Fabio, but we met his patient and sweet mother - her english is about as good as my italian, but we made it work! She met us around 21:00, and let us into the building. This is the most beautiful airbnb we have ever stayed in - the building is 1100 years old, and every room had both medieval and roman architecture. Fabio's family has owned the home for over 400 years, and they have turned it into the coziest and cleanest place in Assisi. There is a welcoming living room, with comfy couches and a TV. Breakfast was a-la-carte, with a stove to make your own espresso. Also, the wifi was AMAZINGLY fast, even in the rooms, which we really needed to plan the rest of our trip. They included toiletries and towels in the bathroom, which is not common in Italy. I loved the comfy bed, and the warm sheets, and the soft towels!
It is not reachable by the Assisi train station with heavy baggage - you can pay a ridiculous 15 euro for a taxi, which will drop you off at the front door, or you can do what we did and buy two bus tickets into town. The bus costs about 2 euro per person, and runs every half hour from sunrise to sunset. It takes you the four km to a piazza down the road from the Residenza, and it's a steep 1 km climb with baggage. If you're 25 and relatively healthy, with a map, you'll do fine. If you're unhealthy, carrying a rolling bag, and you get winded climbing up stairs, just take a taxi. It took us poor Texans awhile, but we made it!
We stayed two nights in Assisi, and I wish we had stayed a third. We were able to do all the "big" things in town, but I loved the feel of Assisi. It's quiet, pedestrian, historical, clean (no graffiti, recycling bins are everywhere), and it has aspects and views of nature that are missing from other Italian towns. If you want a vacation, come here, and stay with Fabio!

Living in the old Assisi city itself was amazing enough, staying in Fabio's AirB&B which located right in the heart of the Assisi was a plus. Parking was nearby and Fabio let us drop of our luggage right in front of his door which made everything even easier. Communication was smooth and Fabio was very reachable. Simple breakfast was offered to all the guests and coded with different colors so you won't take other guests' food. Room was clean and comfortable, open the window you can see the view of old city of Assisi. It was definitely great experience and we would recommend this to any one who plan to visit Assisi.
Fabio was very kind and helpful with advice about where to dine and what to do in Assisi. We found the room he provided for us on the top floor of one of the very old houses inside Assisi's city walls to be clean, spacious, quiet and excellent in every way, as indicated in initial website pictures and descriptions. Assisi is of course a most wonderful city to visit -- beautiful, inspiring, etc. He did not live in the building, but left coffee, yoghurt, biscuits, bread and such for us to use in preparing our own breakfast. There was no free parking nearby in Assisi, but he had negotiated a special deal (12 euro instead of up to 80 euro per 24 hrs) with a parking garage very near his place.

Ciao a tutti sono Fabio, sono di Assisi e sarò felice di ospitarvi nella mia favolosa città dove sarete davvero i benvenuti. Vi potrò consigliare i posti più interessanti da vedere, i migliori posti dove assaporare la vera cucina umbra e organizzare con voi delle visite nelle cantine e delle degustazioni di vino e altri prodotti tipici.
La stupenda Basilica di San Francesco è il luogo che dal 1230 conserva e custodisce le spoglie mortali del Santo e dove è possibile ammirare gli affreschi di Giotto sulla Vita di san Francesco.
