The Space

The apartment was for many years my home and atelier. Now I live in Zurich and my family and I decided to rent it for short periods of time so to be able to use it as a home / studio for ourselves. I am an architect and I travel a lot. My hart beats for many places, one of these is surely Venice.

This is my philosophy of hospitality: live and work anywhere, but possibly in the most beautiful and comfortable places in the world. This is what I believe my apartment and the city of Venice can offer.

The apartment is located in the attic of a building of the XVI century. It consist of two independent units. A small one and a bigger one that I rent separately.

This description is about the unit that I call 2, the larger one, which I believe is an ideal place for a couple or a little family. It is spacious and intimate in the sense that there only one big open and bright living environment (kitchen and bathroom are separated, of course).

Personally I find it a perfect place to work and focus on a specific project.
It 'a very quiet and bright open space with a wonderful view over the rooftops of Cannaregio.

The building stands on the Grand Canal, fifteen minutes walk from the train station, 20 from Rialto bridge and next to the vaporetto stop named S. Marcuola in the lively area of the city called cannaregio. It is not far from the famous Ghetto and it is just off the beaten tracks. The building has a monumental entrance and a courtyard with a private well, typical of ancient Venetian palaces.
The strategic location allows to enjoy the city without the need to use the water bus all the time (a ride cost 5€ per person).

Clean bed sheets and fresh towels will be provided as well as all you need to land and feel welcome in a new home: coffee, milk, sugar, and minimum amount of food you can have when you wake up hungry after a long trip.

Together with the facilities described above I always leave a bottle of prosecco in the fridge to welcome my guests in Venice and introduce them to the venetian lifestyle.

  • Спасибо большое, Антонио и Люка. Все было отлично. Очень удобное расположение, красивая стильная квартира. Могла бы там жить сколько угодно. Если получится еще приехать в Венецию, с удовольствием опять снимем именно эту квартиру.

  • Our trip was in January. The appartment answers our expectation. It was warm enough, quite spacious. The kitchen is well equiped with all nessesary things. The appartment is comfortable exept of the shower because the bath is under pitch of roof and You can't stay straight. There is a grocery shop and cafes around here. Vaporetto stop is right at the door. There was aquaalta at that time and we used wellingtons (rain boots) wich were kindly have been put in the appartment by host (only big sizes - for man).

  • We had a great stay in Venice !
    Lucas was kind and available. The flat was quiet, bright, and very well-located in Venice (close to the Vaporetto station).
    It was sometimes a bit complicated to climb the stairs after a long day of walk.. Chairs were not very comfortable and kitchen equiment was a little basic.
    Meanwhile we had a wonderful stay in Venice and enjoyed Antonio's flat !

  • We had a great week in this apartment - thanks for everything. It is very spacious, well equipped and spotlessly clean. The location is perfect - the front door opens out right onto the Grand Canal next to the San Marcuola vaporetto stop. Antonio's friend Luca met us at the boat stop and was very helpful and easy to get hold of when we had any questions. We would definitely consider staying here again on aother trip to Venice.

  • Le plus charmant nid douillet dans la ville la plus romantique du monde!!!
    L'appartement d'Antonio est spacieux, bien équipé, très clair, très calme, à quelques mètres de l'arrêt du vaporetto dans un quartier vivant avec commerces et bars à vin. L'aménagement est sobre et moderne. L'immeuble donne une idée du faste vénitien, c'est magique. La vue sur les toits, avec les montagnes au loin, inoubliable. On s'y sent vraiment bien... et en plus on se fait les mollets sur les 94 marches !
    Luca, qui gère l'accueil des hôtes est vraiment très sympa, il donne de bons plans vénitiens à ne pas rater (bars, restaus, etc...) et laisse une bouteille de prosecco dans le frigo !
    Je recommande cet appartement à tous les voyageurs vénitiens!

  • Super logement. Nous étions trois et avons adoré "notre" appartement incroyablement calme, avec une vue sur les toits et les montagnes. Les lits sont très confortables, le wifi fonctionne bien et il y a beaucoup d'espace et de lumière. Les hôtes Antonio, Annette et Luca sont sympa et très attentifs au bien-être. A recommander!

  • This is a very cozy attic apartment in a great part of Venice. Antonio was extremely pleasant and responsive. Luca, who is the primary point of contact in Venice, was wonderful, knowledgable, friendly, helpful, etc.

    The apartment is fairly well-equipped for cooking. There are a few pairs of rubber boots on hand for managing acqua alta tides. It's a nice, quiet building. The main futon bed is more comfortable than you might expect. There's ample closet space. Heating/cooling is very effective.

    The building is between the Grand Canal and the Strada Nova--it's plenty quiet in the apartment but these are both very busy. It's convenient to have the vaparetto stop and the traghetto right outside on the canal (although the traghetto at San Marcuola is seasonal and does not appear to operate in winter). The Strada Nova is busy and is a direct land route between buses and trains and Piazza San Marco, so it can be full of tourists, but it's also convenient to markets, etc, as well as Torrefazione Marchi, some of the best coffee on earth, roasted fresh each day and lever-pulled to perfection.

    Some great nearby restaurants/bars include La Cantina, Alla Vedova, Al Timon, Paradiso Perduto--all a short walk and all worth a visit.

    Very comfortable and fairly priced and I can't say enough about how great Antonio and Luca are.

    We (2 people) had a long stay--about 3.5 weeks and we were never bothered by the stairs and did a lot of cooking without trouble. We also stayed for a few nights in the second, smaller apartment (due to a timing issue) which was also very nice. Much smaller, but very cozy and easy to adjust to. It looks like some kitchen equipment sometimes gets mixed up between the two apartments, so make sure all the basics (knives, cutting boards, etc) are in whichever apartment you are in.

    In the bigger apartment, you can knock your head in both the kitchen and the bathroom due to the angle of the rafters, but you get used to it pretty quickly.

    For people who do stay for a longer period of time (and Venice has many lovely, dark, beautiful corners to explore beyond the basic tourist stuff) there's a cleaner right by the apartment that will do sheets and towels and it's easy to find a coin-operated laundry to do everything else. It's also easy to do a wash in the bathtub in the apartment and both units have drying racks. Also for longer stays, it's worth considering getting an iMob card if you'll be using the vaporetti, it's much less expensive.

    The wifi works well and was very reliable and plenty fast for us.

    Overall, no complaints at all---just great memories.

  • L'appartement est très bien équipé et idéalement placé (l'arrêt San Marcuola se situe à 30 m de l'immeuble).
    L'accueil est très sympathique (la bouteille de prosecco est effectivement dans le frigo). La personne qui nous a accueilli nous a fait découvrir de très bonnes adresses pour aller manger!
    Nous recommandons cet appartement sans hésiter!

I am an architect 'sbagliato' as only a Negroni can be: the right mix of the wrong stuff. Principal at Conceptual Devices ((website hidden)). The space I rent in Venice used to be my home and office when I was doing my PhD in Urban Design. Now my office and my life is mostly in Zurich, Switzerland. Althought I still want to use the space sometime, you know: workshops, mini sabatics, art and architecture biennales... in other words I want to keep it as temporary studio for special public or private occasions. Not bad, Hah? So I need to keep it alive and bring not accosianal tourists in the magic city of venice.
