The Space

Sunshine fills the living room. You pour a coffee and open the glass French doors to the front porch. The mountains kiss your eyes good morning, while silent and clear skies promise you a day of adventure.

Will you walk to the food and shopping and fun of State St, the best part of State (Granada Theater, Arlington Theater, Art Museum, Victoria St Public Market, Amazing Arigato Sushi etc etc) is just four easy walking blocks?

Or nine blocks up Laguna St to the beautiful lawns and gardens of The Mission for a picnic?

Or just two blocks to the lawns of the Courthouse and a photo-op in the famous 360° view tower.

Maybe the beach is calling? 50 cents on the StateSt shuttle and twelve smiled-filled blocks later, your toes are in the sand.

And this is just day one.

The Bungalow is a perfect choice for family and friends who are traveling to discover the true Santa Barbara life.

A front porch, complete with a cozy outdoor couch, opens up to the mountains, and is perfect for java in the morning and vino in the evening.

The large living room is a wall of glass French doors that let in the Santa Barbara Sunshine, while inside a family friendly large sectional sofa comforts all. And when it's time to eat, a teak table brings everyone together.

The two bedrooms are both large, complete with walk-in closets.

The corner bedroom is wrapped with windows and offers a comfy king-sized sanctuary for your dreams.

The middle bedroom is spacious enough for a queen-sized bed and an always fun set of standard adult-sized bunk beds, with plenty of room between.

And the original Bungalow kitchen is perfect for those parties that always seem to end up in the kitchen.

Lastly, an obsessively clean bathroom with a full-sized tub means a day of adventure can finish with an evening bubble-bath. Sweet dreams. Tomorrow will be just as fun.

The Bungalow District is pure Santa Barbara, just steps away from everything that makes Santa Barbara great.

Why drive, when the best part of State St is four blocks, the beautiful Mission is nine blocks, the dramatic Courthouse lawns are two blocks, the Granada Theater and Arlington Theater are four blocks, the famous Santa Barbara Bowl is five blocks, and an amazing and huge kid's playground is just three block.

House Rules


Absolutely positively NO smoking. If you smoke cigarettes, this isn't a house to rent, and will cost you your deposit. I grew up with a two pack a day smoker so the "they'll never know" approach will not work.

As well, absolutely positively no pets. Canines, cats, canaries etc Love them, but allergies and insurance companies and pee-opportunities win the vote. If you arrive with a pet, you will not be able to stay here until you've boarded the pet. That said, leave the pet with a loved one, pleasssse.

Also, pleassse no hard drugs. If you're mixing up a batch of meth in the sink or mainlining in the bushes, it's an instant 911 call.

And last, no crazy-rager-wake-up-Ireland parties. Too much wine is just fine. Too much Metallica at 3am isn't, as this is a quiet peaceful wish-upon-a-star kinda neighborhood.

Please please respect these simple rules.

GUEST COUNT: MAXIMUM OCCUPANCY The maximum number of guests at The Bungalow is limited to 6 persons. If more people are found to be residing in the home than on this contract or the maximum occupancy without prior documented approval, you are subject to forfeiture of your security deposit.
Lawyer Stuff:
Rental Agreement / House Rules Occupant must be an adult and is responsible for the rental throughout the entire rental period. All issuance of keys are the responsibility of Occupant and no keys shall be supplied to anybody other than Occupant unless specified by the Occupant in advance of the reservation. The Occupant is to be present during the entire course of the reservation and if at any time the Occupant will not be present while the house is occupied, the Occupant MUST prearrange this with the Owner.
The rate per night varies depending on the season and number of guests.

Arrival: Check-in time is 3pm. An early check-in is possible if the property is available but early arrivals are never guaranteed.

Departure: Checkout time is at 11am. A late checkout is possible, but all late checkouts must be prearranged with the Owner.

Cleaning Fee and Responsibility: There will be a cleaning fee added to each rental. The cleaning fee is $135 and is nonrefundable.

Increased cleaning fee for longer stays.

Occupant is REQUIRED to leave the property in the same general condition that Occupant received it. If additional cleaning is required, or rearranging of furniture that Occupant has moved, appropriate charges will be deducted from Occupant’s damage deposit.

Garbage: All waste must be placed securely in the marked cans provided in the driveway. Make note of the waste designation for each can (Brown/Trash, Green/Yard, Blue/Recycling).

Damage Deposit: There is a damage deposit for every rental. AIRBNB holds Occupant’s deposit and refunds any amount due. Pets: No Pets. If Guest is found to have pets there will be a minimum charge of $300 for cleaning. Occupancy: Tenants agrees that there shall be no more than the arranged number of occupants, and that the tenant will not sublet under any conditions.

Supplied at the Property: The property is equipped and set up as a fully furnished property that include bedspreads, linens, blankets, pillows, towels, as well as a fully equipped kitchen, TVs, furnishings, and grill. There will be extra charges to Occupant’s damage deposit for replacing these items if damaged or missing.Liability Renters Liability: Occupant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Occupant or Occupant’s guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the damage deposit being held, Occupant agrees to reimburse owner for costs incurred to repair/replace damaged items. Sleeping Capacity/Disturbances: Occupants will be required to vacate the premises and forfeit the rental fee and damage deposit for any of the following: A. Occupancy exceeding the sleeping capacity stated on the reservation confirmation. B. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of drugs or alcoholic beverages by or to persons less than 21 years of age. C. Causing damage to the premises rented or to any of the neighboring properties. D. Any other acts which interferes with neighbors' right to quiet enjoyment of their property. Release and Assumption of Risk. To the fullest extent allowed by law, Occupant, on behalf of Occupant and Occupant’s heirs, successors, assigns, guests and family members hereby releases Agent and Owner and their respective employees, agents, heirs, successors and assigns of and from, and voluntarily assumes the risk of, any damages and claims for economic losses, bodily injury or property damage suffered by Occupant or Occupant’s family members or guests arising from the use or occupancy of the Premises, the condition of the Premises, or exposure to any condition on or about the Premises. This release and assumption of risk covers consequential economic losses, including loss of vacation time, wages, travel expenses and other damages. Decks or Stairs: The undersigned is fully aware that the deck and stairs can be dangerous, that the deck/stairs can be slippery when wet, and that injury is likely to occur to anyone who is not careful. Renters should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the deck areas and stairs.
Terms of use Occupant and Occupant’s guests agree to abide by the following: 1) No loud music or voices after 9:00 PM. 2) Detached Garage and Studio are not included and are private property of the Owner. 3) Occupants shall behave in a safe and normal manner. 4) Occupants shall not smoke indoors. (Occupant will be charged $300 for disregarding this rule.) 5) Please do not litter. 7) Please remember that you are in a high fire area. If Occupants use the barbeque or fireplace please do so with the utmost care. Fire extinguisher is located at each entry door. 8) No Pets. Management Access: Guest agrees to allow Owner and/or assignees the right to enter due to the following:a) To make necessary or agreed repairs scheduled in advance; b) To supply services agreed upon; c) In case of emergency, Owner or Owner’s Representative reserve the right to enter at any time for the purpose of safe keeping or prevention of further damage. Note: Please notify us if Occupant will be absent from the property for more than 24 hours. Landlord responsibility: a) Owner will give Occupant the right to occupy unit per agreement; b) Owner will provide and maintain appliances. Owner will not be liable for interruption of these services that is beyond Owner’s control. Owner will also not be responsible for interruption of electricity, water, cable/Internet or gas beyond Owner’s control. Please promptly notify Owner of any problems.
Tenants Responsibility: a) Notify Owner of any defects or problems either found upon Occupant’s arrival or caused by Occupant during Occupant’s stay; b) Use the unit as a place to live; Occupant may not use it for any filmmaking, photo shoots, unlawful, improper, or offensive purpose; c) furniture is not to be moved within or out of the room or house; d) No parties within the rental property; e) No animals/pets allowed in the unit or on the property unless agreed upon in advance; f) No smoking within the unit; g) Please obey all house rules posted in the unit.
Unavailability: If for any reason beyond the control of Owner or Owner’s Representative, the premise is unavailable, Owner may cancel this agreement and refund in full to Occupant all payments made. Disclaimer: Owner recommends Travelers Insurance for any unforeseen circumstances. Owner is not held responsible for any noise pollution outside the perimeter of the property. Hold Harmless: Owner shall not be obligated to Occupant for any loss incurred by Occupant from acts or actions beyond the Owner’s control including weather, loss of power, acts of terrorism, accident or natural disaster. Lost or forgotten items in or on the property are the responsibility of the Occupant. The Owner shall not be responsible for their value but shall endeavor to retrieve them and return them. GUESTS FOR THEMSELVES AND THEIR RESPECTIVE HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNS, HEREBY RELEASE THE OWNER OF THE PROPERTY, OFFICERS, AGENTS, EMPLOYEES, SURETIES, INSURERS, INDEMNITOR, ATTORNEYS, SUCCESSORS AND ASSIGNS FROM ALL CLAIMS, DEMANDS, OR CAUSE OR THING WHATSOEVER RESULTING FROM OR IN CONNECTION WITH THE PROPERTY OF THIS RENTAL CONTRACT, INCLUDING WITHOUT LIMITATION ANY CLAIM, DEMAND OR CAUSE OF ACTION FOR PERSONAL INJURY OR DEATH AND ANY AND ALL LOSS, LIABILITY, COST AND EXPENSE RESULTING FROM ANY CLAIM, DEMAND, SUIT OR CAUSE OF ACTION WHICH MAY BE ASSERTED. Note: Additional rules and requirements are posted in the house in the kitchen. Agreement to this contract is an agreement to follow the rules posted. If for any reason those rules are not present or have been removed, it is the responsibility of the Occupant to contact Owner regarding the matter and rules will be promptly delivered to the home. REMEMBER THAT YOU ARE RENTING A PRIVATE HOME. PLEASE TREAT IT WITH THE SAME RESPECT YOU WOULD LIKE SHOWN TO YOUR OWN HOME.
