About this listing

Minutes away from the Downtown Mall, UVA, Darden, and Barracks Road - this house is the perfect place to stay when you visit C'ville. Available for short or long-term stays, this lovely master suite with private bath has the amenities of a hotel with the comforts of a home.

The space

This spacious, private room with a private, attached bathroom is the ideal way to experience life in Charlottesville. Whether you're here for a vacation, visiting the University, or considering moving to our small city, a stay at this house on Rugby Road will give you a sense of what it might be like to live here.
Furnished with a queen-sized/pillow-top bed, antique dresser, chaise lounge, and a small eating area, this peaceful space has everything you need for a restful stay.
There is a mini-fridge and coffeemaker in the room and coffee and tea supplies are stocked for your convenience.

Guest access

Everything you'll need during your stay is contained within the room: including a full, private bathroom, mini-fridge, coffeemaker, and beverage supplies, located in one of the double-doored closets. There are common areas of the home that guests are welcome to visit: comfortable living room and side patio. Access to the kitchen, dining room, and laundry may be possible in certain circumstances - please check with me prior to making your reservation to make an arrangement to use these areas!

Interaction with guests

We may not cross paths during your stay as I am not generally in the upstairs of the house - I like to allow that space for guests and long-term tenants to use. My personal space is on the lower level of the house accessed by a private entrance. My schedule is varied and I am often on the go; you may see me about the house but more likely out in the yard, wrangling goats! I respond quickly to text messages and am happy to offer any assistance that may be needed. In my experience, most guests prefer their space - my goal is to never hover but be available when necessary. Don't hesitate to contact me during your stay!

In addition to the Master Suite, there is a second suite upstairs which might be occupied by other guests during your stay.

My two goats, Harvey and Edward, are tenants of the yard and love interaction, if you should be inclined to visit them during your stay.

Other things to note

Check-in is anytime after 3pm. I always appreciate knowing when you intend to arrive but I've set things up so that self-check-in will be a breeze. If I am not on-site I will be available by phone, should you need assistance. Check-out time is noon. Because I accept one-night/last-minute reservations I need to allow enough time to turn the room for the next guests. Later check-out times are available upon request (advance notice preferred), providing there is not an incoming guest.

Comfortable, spacious, and close to UVA -- the room was just as described, and just what we wanted. We've already booked our next stay with Anne, who was a great host.

We absolutely loved our time at Anne's place! The room was beautiful, sunny, and clean. Anne also left us delicious pumpkin muffins for breakfast and let us play with her friendly goats. She was a great host!

The room in Anne's house was charming, lovely and so comfortable! She thought of everything to make our stay there enjoyable--in the room there was a coffee maker with coffee, electric kettle and a variety of teas, your choice of sweeteners (sugar, honey, stevia), a fridge stocked with filtered water, OJ and fresh cream for your coffee/tea. AND! Two fresh and delicious pumpkin muffins from a local bakery that greeted us in the room as well! The room was super clean and comfy with ample pillows, towels, toiletries, etc. Our stay was short, so we didn't get to meet the goats, much to our disappointment, but we'll definitely be back the next time we need to stay in C'ville!

In town for a wedding and so happy we could stay at Anne's. We didn't rent a car but had no problem getting affordable cars to take us to the rehearsal and back or to the venue a little outside of town. The bed is insanely comfortable, the shower has great water pressure and if you have a moment, there are goats outside to gawk at! I really recommend if you're looking for a restful space to book here.

Anne's place is gorgeous! This was a huge room in a charming historic home with bathroom attached. Anne provided muffins, coffee, tea, water, and orange juice which made for a lovely morning! Toiletries and a hair dryer were provided which is above and beyond! The bed was comfortable and various pillow types were provided. The house is about a mile from the downtown mall area so could be walkable (depending on the shoes ladies) or was a very cheap uber ride. There are also numerous restaurant options in true walking distance. It's right off the street but we weren't bothered by road noise. Best quality toilet paper for a hotel or airbnb! We enjoyed our stay and would love to stay again!

Anne User ProfileAnne is a superhost.

In addition to managing the rental and maintenance of this beautiful house, which has been in my family for nearly 50 years (!), I bartend at a great local restaurant, and I keep two Nigerian Dwarf goats as pets - Harvey and Edward, who I refer to affectionately as "the boys". They are great entertainers and helpful, if somewhat lazy, ecologically friendly stewards of the yard. They are also the subject of a children's book I am writing.

My father bought this house on Rugby Road while he was a student at UVA in the 1960's. It was his favorite place to be and I am passionate about restoring the house and grounds as a way to honor his memory. My wonderful and talented partner, Tim has been instrumental in helping me tackle my long list of projects and improvements. We have a son, Jake, who was born in June of 2016.
