Mockingbird Cottage has two large bedrooms, a full bath with original Art Deco tile/tub and a second bath with a shower. Entire house has been freshly painted and updated. Fully-appointed kitchen.
All-new bedroom and bath linens, ironing board & iron, washer/dryer, blow dryers. An eclectic mix of new and antique furniture and artwork, most from McKinney shops.
Refrigerator/freezer, dishwasher, stove/oven, microwave, toaster oven, tea kettle, coffeemaker, French press, corkscrew, cookware (pots, skillets, baking pan, utensils), and complete table service for four. Also champagne flutes, a traditional tea service for one, and a Japanese tea service for four. Theatre-style popcorn cups for movie night in.
Hardwoods w/area rugs. New cork tile in second bathroom and in kitchen is soft underfoot.
Central heat and air upgraded w/new system in Sept. 2013. Ceiling fans in every room.
Bedroom #1 has a new American queen bed and a twin. Large bathroom just a few steps away.
Bedroom #2 has a European queen bed (a bit smaller than the American queen) and a twin, with an ensuite bathroom.
Antique dining table seats 4-6. Eat-in kitchen bistro table seats two.
House features an assortment of indoor and outdoor spaces in which to work or telecommute comfortably.
Upgraded cable 200+ channel TV, Wi-Fi / internet access, CD/DVD/VHS player.
Takeaway library. If you find a book you can't put down -- don't! Just take it with you and note it in the guest book. If you have a book you've finished and want to leave for the next guest, pay it forward.
Feel like a game night? Mockingbird Cottage has playing cards, Monopoly, Scrabble, Clue, and Yahtzee available for play.

We love children, but Mockingbird Cottage is most appropriate for babies in arms and children 10 and older. We cannot accommodate crawlers, toddlers, and very young children.
We are one of the few properties in the area that is pet-friendly. Please see our pet acceptance policies as described in House Rules prior to booking.
The entire property has been certified as a Wildlife Habitat by the National Wildlife Federation (we provide food, water, cover, and places to raise young for birds). If you are a bird-watcher, we are on the migration route for many species and in the nesting area for quite a few. A female mockingbird routinely nests in the flowering quince in the front of Mockingbird Cottage, which is named for her.
Guest rental includes the entire house and front yard with seating area.
Backyard / deck area of house under construction/renovation and is not included in rental.
Interaction with Guests
We live in an 1895 Queen Anne farmhouse adjoining on the property. We're glad to answer questions and assist in person, by email, or by phone, but we value your privacy.
Please Note: AirBnB places a surcharge on every reservation, something like the fees associated with hotel stays. Our price-per-night varies across the calendar, with some weekend and peak season differences; on your reservation, you will also see charges for the one-time cleaning fee and AirBnB surcharges.

McKinney's beautiful Historic District features many Queen Anne and Carpenter Gothic Victorians and Arts-and-Crafts-era homes--from grand mansions to tiny bungalows. We love and are proud to share our neighborhood, just a short distance from the downtown square, ca. 1848. On some evenings, music from restaurants on the square can be heard on the front porch. Horse-drawn carriages often pass --and rides are available for hire. On calm days, hot air balloons may fly over. (Hot air balloon rides available locally, as well.)
On-street parking in front of Mockingbird Cottage or pad parking available just around the corner at the edge of the property.
Historic McKinney is pedestrian-friendly and features ample public parking if you choose to drive to the square, downtown (2 minutes).
Quick access to major highways. We are 45 minutes from DFW Airport (Hwy 121- to Hwy 75 North), about 45 minutes from Love Field in the heart of Dallas, 30 minutes from north Dallas (Hwy 75 Southbound) and about 15 from the nearest DART rail station in Plano into Dallas proper.
Other Things to Note
McKinney's original square has many celebrated restaurants -- everything from British pub fare to tapas to Mediterranean food, a steakhouse, luxe burgers, a Texas winery and gourmet pie shop. There are three coffee shops on the square, all three offering signature baked goods. You can eat happily,shop well, and enjoy an afternoon at a spa--all within six-eight blocks of Mockingbird Cottage.
McKinney has a considerable arts community, recognizing and sponsoring its artists, musicians, and authors.
* Please note pricing policies are based on number of guests. While the house can accommodate six, there is a per-person surcharge for over three guests. Persons staying in house that are not on original reservation are subject to surcharge and/or security deposit deduction.
* Absolutely a smoke-free establishment. No smoking on any part of property. No electronic cigarettes.
* No candles.
* Infants in arms are welcome, but Mockingbird Cottage is not appropriate for crawling babies, toddlers, or children under the age of ten. No children of these ages are allowed for overnight stay.
* This is not an event venue. Be neighborly. No loud parties or music. No overnight guests not on original reservation.
* Mockingbird Cottage is pet-friendly, with some restrictions. Pet fee is $15 per night for up to two pets. Any number beyond that, contact host to discuss fees.
Policies: All pets must be housebroken.
Puppies in chewing stage must be crate-trained and restricted to crate when not in direct supervision. Pets may not cause neighborhood disruption, may not be left in vehicles, and may not be left in front yard unattended.
Pets are not allowed in back deck/garden area.
Guests are expected to pick up pet yard waste immediately.
All interior evidence of pet food and litter pans should be cleaned prior to departure from stay at the cottage.
We do have special pet blankets in the cottage to place on the floor or drape in places your pet likes to lie.
* We welcome service dogs, emotional support animals, search-and-rescue and detection dogs. Please mention anything you might need to help your canine partner feel comfortable.

We just finished a four-day stay at the cottage. Our expectations were exceeded all around. All the rooms were very spacious. It was very homey. All the treats and basic grocery items in the kitchen were very much appreciated. We plan on returning in the summer!
The Mockingbird Cottage, located in a quiet neighborhood, was what my family hoped it would be...comfortable and welcoming. Each room had more than enough space to move about during our stay. C.J. and Ellen welcomed us with snacks for the evening as well as breakfast for the next morning. Also, our hosts left information about local eateries and other places to visit in the area. I would be delighted to return to Mockingbird Cottage when my family visits the area again.
Staying at the Mockingbird Cottage was a pleasure. It was clean, comfortable and convenient. It was easy to get to and away from and check in and check out could not have been easier. We all slept well each night.
CJ and Ellen made our welcome to their cottage warm and inviting. The cottage is nestled in a nice historic neighborhood which was quaint with all the Christmas decorated homes nearby. Mockingbird cottage is a lot larger than the photos led us to believe and was a great place to have family over after my graduation. CJ and Ellen were more than accommodating and I would recommend their cottage to anyone needing a restful, relaxing vacation away from home or a place to call home for a few days while visiting the Dallas metroplex area. Would definitely stay again!

The Mockingbird Cottage is perfect for a weekend or an extended stay. The space is well planned and feels bigger than described. Well appointed with snacks and kitchen surprises as well as washer and dryer. Extra blankets, plenty of towels, books and cute dishes make this feel more special than home. There are 3 outdoor spaces to enjoy coffee or a late afternoon glass of wine. About 8 blocks off the shopping district, the location is easily accessible by car or a nice walk in good weather.

Check in was seamless. There were snacks in the kitchen to welcome us and we soon met the owner outside. The home is a quaint 1940s cottage as advertised, roomy enough for more than a couple. There was quite a bit of street noise at night but it was not too bothersome. The home is decorated nicely with many artistic touches.

We are professional pilots and emergency responders who partner working dogs. We are 30-year colleagues with a love for travel and an eye for what makes a stay enjoyable. Home-away-from-home should be a place of comfort, cleanliness, beauty and renewal. As travelers, we seek these things and enjoy seeing Mockingbird Cottage and our neighborhood through the eyes of visiting guests. Our favorite trips are those where it is possible to thoroughly explore a place and live like a local, coming "home" to a space that we can be happy is "ours." We hope to make that possible for our guests, as well.
C.J. is an author who has slept in the back of cars while on emergency search-and-rescue missions and five-star hotels while on book tours. She has retreated to places like Mockingbird Cottage just to achieve Zen with a manuscript. By choice, she has stayed in more than 200 B&Bs all over the world since 1977.
