  • This is a nice flat for tourists who are not planning to stay indoors most of the time. It is pretty spacious and clean, with big windows facing the quiet street. The flat is situated on the 24th floor, and the bedrooms have nice outlook. The building is situated in the secured area, so we felt safe even when we returned late at night.
    Flora, the host, is very nice, and helped us with transfer from the airport and provided with instructions on registration in the city.

    However, there were several downsides.
    It is very cold inside the building, when we first entered the flat the temperature there seemed even lower then on the street (and we arrived late at night). The flat is eqipped with ACs and we had to keep them on all the time we were inside. One day our neighbour came over and apparently complained that the AC is very disturbing for him (we don't speak Chinese, so we might have missed something).
    Another issue is the terrible smell of the dead water from one of the bathrooms.

    All in all, this flat is a good option for modest tourists who are in the city for the first time and just need a nice place to stay over.

  • Wir hatten dieses Apartment für einen Zeitraum von 3 Wochen für 4 Personen gemietet.
    Die Vermieterin Flora Lin erhob eine Kaution von € 500.-. Leider wuste ich nicht, dass airbnb auch eine Kaution einbehalten hat.

    Nach Besichtigung der Räumlichkeiten und Durchsicht der Itimsliste, wurden einige Mängel sofort angesprochen (dies betraf in erster Linie die mangelnde Sauberkeit) sowie fehlende, aber eingetragene Lichtquellen welche nicht funktionsfähig waren. Ferner beklagten wir die, in dem Apartement verbliebenen Handwerksartikel und abgestellte Waschmaschine im Wohnzimmer. Schränke und Sitzmöbel waren mit Zeitungspapier und Lappen abgedeckt und machten auf uns den Eindruck eines Lagerraumes.

    Auf unsere Bitte, Handwerkzeug, Waschmaschine und die nasse – zum Trocknen aufgehängte Wäsche, doch aus dem Apartement zu räumen erhieltn wir die Antwort das dies doch wohl nicht stören würde!

    Nachdem wir dort 3 Tage wohnten, meldeten wir per e-mail, dass aus dem einen der 2 Badezimmer ein unerträglicher Gestank entweicht. Dies wurde während unseres Aufenthaltes leider nicht behoben.
    Auch die fehlenden Lichtquellen wurden ebenfalls nicht repariert.

    Bei der Übernahme des Apartements war es unmöglich einen Zählerstand für Strom abzulesen. Abgerechnet wurde am Ende unserer Mietdauer aber nach Verbrauch.
    Der Gaszähler befand sich in der Küche und Flora Lin hatte uns den Zählerstand schon auf einen Zettel geschrieben. Leider deckte sich der nicht mit dem auf dem Gaszähler und wir mussten feststellen, dass Fora Lin hier zu ihren Gunsten abgelesen hatte – Differenz 13 qm – gemeinsam mit Flora Lin wurde diese Zahl dann korrigiert.
    Die Angaben auf dem Zähler der Wasseruhr stimmten und wurde von uns übernommen.
    Es ließ sich nicht übersehen, dass Flora Lin sehr ungehalten war das wir diese Dinge kontrollierten. Sie bemerkte dann auch, dass bisher noch kein Mieter diese Dinge derart genau wissen wollte.

    Nach unserer Statistik hätten wir am Abreisetag für unseren Verbrauch ca. 542 RMB bezahlen müssen. Flora Lin kam jedoch auf die absurde Summe von 1.360 RMB!!!!!!!!!

    Wir bezahlten und erhielten unsere Kaution von €500,- zurück.

    Im nachhinein reklamierte Flora Linn, dass Chinesische Bücher im Apartment fehlen.
    Aus meiner Sicht eine Unverschämtheit, unabhängig davon, das die Bücher bei der Übergabe nicht gezählt, bzw aufgelistet waren.

    The 500USD cash deposit is for utility deposit but not security deposit.The
    rental rate is 699USD per week including the utility and it will be 2297USD
    for this client to stay for 3 weeks plus 2 days.I offered him a special
    monthly rental deal for 1500USD on his request and mentioned very clearly
    that the utility expenses will be paid by the client on
    the beginning inquiry (airbnb message),email at first minute when the
    booking was made and through his phone call the second day after the
    booking was made.
    It doesn't make any sense that I offered 600USD less for his rental (incl
    the final utility spending) and tried to get a penny more from the utility.

    His phone call is to ask me to pay for his hotel stay in shanghai first,(2
    rooms for abt 10days).And he will pay me back in cash after two months till
    he arrives at shanghai to save the bank charge cost.He thank a million for
    my help in the mail but it took me half day to wait and get this payment
    anyway.
    We offered flashlight and asked property manager come to open all the
    utility meters for him to check,all the numbers were written down by him
    and his grandchildren who lived in China and speaks excellent Chinese.
    On the day of check-out,he tried not to pay with the excuse,you had made a
    lot of money from the rental fee and shouldn't charge me for
    the utility expenses.

    The light bulb doesn't work well is in in the wardrobe(very tiny one though)
    and we fix it the same day when we get notice.

    The rest comment of the apartment is a not existing story and we have all
    the emails,signed paper records to prove it.

  • For us not really recommendable. The contact is kind, but first we were asked for a very high additional cash deposit, which we solved by help from AirB&B.
    First the flat was cold (January) and one room was not really heatable (old AC equipment). After complaining we were accused to have broken the AC heater and then the host's idea was to wear jackets in the flat and sleep in the heatable livingroom. Finally we got another small heater and warm shoes for the flat. That was helpful.
    The kitchen equipment is a little poor, we bought some stuff by ourselves. Aditionally there were electricity breakdowns and the bathroom started to stink after one day. Friends warned us from criminality around the railwaystation area. Once very trange poeple were hammering against the door in the middle of the night - not a nice experience.
    The flat itself is exactly like shown on the photografs. The livingroom is confortable to use. Maybe in summertime you won't have these problems.
