Welcome to the Penfield mansion. Once the home of Frank Sinatra, Clint Walker and then Roger Miller in the 1970s who raised his whole family here, this house is amazing with exceptional history that can be felt in every room! The hit song, King Of The Road was actually written by Roger (email hidden)! We strive to provide a comfortable, safe and professional environment. The property sits on the top of a hill, all by itself on over an acre of land with 360-degree views of the whole city and is completely gated and secure. You have total privacy from all angles. There are no neighbors able to see the land or the house. Take a tour and see for yourself! High speed internet and cable TV included free of charge. The house also has a built in JBL sound system for radio, CDs, Ipod, MP3 players etc. Parking for 20 cars on premises.
See pictures for complete details on the house layout. The neighborhood is very nice and quiet. The house is at the very end of a culdesac, children can ride bikes in the street, its very safe. There are tons of fabulous restaurants in the area including Roys, Flemings, Ruth Chris, Benihana etc. all within 5 minutes.
All 4 beds have the highest quality Egyptian cotton'Royal Velvet' fabulous down alternative comforters, very high count Egyptian cotton sheets and pillow cases, down alternative pillows and also firmer pillows to suite your taste. White bathroom towels, and large beach towels for the pool are always provided.

Frequently Asked Questions
Do I charge extra for pool/jacuzzi heat?
-jacuzzi always heats for free, pool heat is $100/day, sometimes $75 depending on the time of year. In the summer, its always warm.
Do I allow parties/events?
Do I charge more for parties over 20ppl?
-Yes. Pricing depends on how many guests, the age group of the guests, the type of event, will alcohol be sold or given away, special setup needs, entertainment etc. I custom price every event or large gathering, so just send me the details including how many nights and how many guests sleeping at the house, and I will give you a quote.
Check in/out times?
-Normally check in is 4pm or after, check out is 11am or before. Either one can be extended to fit your schedule, usually for a few hundred extra added to the cost of the reservation.
What other charges may I expect?
-Trash removal fee. If you leave a giant pile of trash bags, there will be $100 charge for a dumpster, or more depending on how much trash it is.
-cigarette butts, small trash in the yard, grass etc. If there are cigarette butts, cups, gum wrappers, whatever trash all over the property, you will be charged for time to clean it up.
-Not following the parking instructions. And of course any damage to the property
What are the options for sleeping extra people?
-On top of the 4 bedrooms (1 cal king, 3 queens) there also have 2 real queen mattresses that can be setup with bedding upon request. Also, plenty of extra blankets and couches.

Notes about the House- you cannot see the house at all from the street. When you reach the end of the culdesac, there will be 2 mailboxes on bricks directly in front of you, mine is green and says 5902 on it. Go up the driveway directly to the RIGHT of the 2 mailboxes. When you reach the top, you'll see that it continues up another private drive to the left. DRIVE (do not walk) all the way up and ring the bell at the black gate that says 5902 on it. Do not bother the neighbors with the RV in the driveway. Do NOT stop halfway up the driveway for any reason. Turn your car stereo completely off when coming down Penfield Ave and up the hill. If you are lost, wait on the street ONLY and call someone.

Please see the parking info below, NO cars can park on my street (Penfield Ave), Oxnard St or halfway up the driveway, and please try to limit the number of cars in the driveway to less than 7 so that the shuttle has room to turn around quickly. I DO NOT PROVIDE A SHUTTLE SERVICE. You can hire or designate anyone you want to drive people back and forth its very easy. Dont give out the address to the house, only the parking instructions. And please dont alter the parking location or instructions.

***DIRECTIONS , PARKING INSTRUCTIONS & SHUTTLE SERVICE ARRANGEMENTS***
1. GPS users should use 6201 Winnetka Ave., Woodland Hills, CA 91367 as the address to travel to because it is closest to where the shuttle will pick guests up and transport them to the estate.
2. Complimentary parking is available on Winnetka Ave. (between Calvert St. and Victory)
3. Guests will be picked up by shuttle near the bus stop located on the corner of Winnetka Ave. and Calvert St. (across the street from Pierce College)
4. The shuttle will have its hazard lights on. If you do not see the shuttle, await its return; it is probably dropping guests off or picking guests up from the estate.
House Rule List
Don’t drag anything on the wood or marble floors including furniture, chairs, plants etc. Please pick furniture up and set back down gently in desired location. If dragged, the rubber feet will snap off and you will scratch the floor and be charged for repair.
Don’t place equipment or lights on wood floors without tennis balls.
Don’t put any holes in the walls or tape anything to the walls without permission
Don’t touch the walls-if you mark a wall, clean it off
Don’t leave any trash or cigarette butts around the house or property-USE THE ASHTRAYS!
Don’t put anything in the toilet except toilet paper-NO TAMPONS!
If something spills, wipe it up completely
No animals on the property of any sort
Don’t light fires in the fireplaces without prior instruction.
Keep doors to outside closed when it’s cold or hot
No cigarette or cigar smoking in the house
Don’t turn the heat above 75 degrees, or the AC below 70 degrees. Keep the fan on Auto.
Never stand on or apply weight to any marble or granite surfaces except flooring

In regard to the Clients use of the residential premises known as 5902 Penfield Ave. Woodland Hills, CA 91367 the
Client hereby agrees to and releases Company as well as the owner”s” and agents of the premises listed above of any
and all claims including but not limited to liability or gross negligence of any sort. Any and all claims of any sort filed
against Company, owners or agents in relation to Clients use of the premises including claims filed by any and all
guests, children or staff of Client shall be solely handled by Client. Client understands that no liability or homeowners
insurance is provided by Company. Company assumes NO LIABILITY. If Client violates the terms, Client agrees to
pay all Companies attorneys fees in connection with settling the matter.
TRAMPOLINE AND SWIMMING POOL/JACUZI/WATERFALL ARE VERY DANGEROUS. Client agrees to not
use trampoline for any reason, and to use the pool/jacuzi/waterfall at YOUR OWN RISK. DO NOT LEAVE
CHILDREN UNATTENDED AT POOL. As stated above, Owner assumes NO LIABILITY for injuries.
Client agrees to pay Company for any damages caused to premises by Client or any of Clients
guests/employees/children/agents etc. If any damage is caused, Company shall bill Client at the address above for the
full amount owed to completely repair damage and Client agrees to pay said bill within 7 days. Repairs will be made
by licensed contractors if necessary and will only be made by Company approved workers. If Client refuses to pay for
damages this document shall serve as all evidence necessary to file a claim against Clients security deposit and/or credit
card for full payment to fix damages and/or to obtain a judgement in a California Court for the full amount owed plus
legal fees and associated costs. Company agrees to abide by all laws and regulations while at the location. Security
video cameras are located on the premises and Client agrees to such. Client agrees to follow all rules on the rule list
provided and to not remove anything from the house.

I wish it were possible to leave more than 5 stars because both the house and the host were absolutely phenomenal.
Starting with Mike, he was extremely responsive both on the phone and via text. I needed to get a hold of him in the weeks leading up to our stay and a couple times during and he always got back to us really quickly. He was also super accommodating whenever we needed anything.
With respect to the house, it was everything we could've asked for and more. We were a group of 14 guys here for a bachelor party and it never once felt cramped for space or like we had nothing to do. There were definitely numerous times I didn't know where people were because the house was so big and there was something for everyone. Also, one thing that wasn't clear in the posting for this house (or maybe we just missed it) is that ridiculously amazing sound system that's wired both inside and outside the house. We just took turns plugging in our phones for music.
The kitchen facilities were amazing. The stove tops, oven, and griddle were spacious enough that we could cook for all 14 of us in one go. The commercial grade fridge was also great for storing more than one keg and many many many bottles of...other drinks. Not to mention a ton of food.
Location wise, the house is pretty well situated with a CVS and a Ralphs just down the street. We also had to go to Costco a couple times and that's about a 10-15min drive away.
Pretty good wifi service throughout the house and all the grounds as well.
I had a great stay at the property to celebrate my birthday with a small group of friends. The house looks exactly like the photos depict, it is a stunning house with a beautiful view and has a very old Hollywood-esque feel. Michael was very responsive in the lead up to the stay and accommodating to my requests. The kitchen is definitely a huge pro and the indoor grill made for a great BBQ. The pool and jacuzzi were a hit. Everything was extremely clean and there were plenty of towels and bedding. My guests had a fantastic evening and I can highly recommend this property for a special occasion.
Everything about the house was pretty much listed, however we were not aware that the handy man was going to be living in the garage while our stay there. There were many towels and many sheets, like stated, that our group of 17 used. There were plenty of beds as well as a ton of room for everyone. The house was neat and clean. The kitchen was very nice as well as having all the appliances and cooking supplies needed for our stay. The host responded very well by text quickly if needed. The area was very nice and a Costco near by which was useful for our big group. The pool and the back yard space was perfect for us. Just as a FYI the view was amazing and the neighbors did not cause any trouble for us.

Breathtaking, gorgeous views, super funky, and very reasonably priced. Michael was responsive and helpful, and even allowed us to stay a few hours after check out without any trouble or extra charges.
