The title words explain the studio perfectly ! Monserrat is a charming , non touristic , residential neighborhood with great restaurants at prices to suit the locals; walking distance to many historical sites and convenient for all transport.
Entire studio on the top (fourth) floor with its own entrance, totally private, with no street noise as it is in the center of the building; complete with Kingsize double bed , a single bed in the main room, (which is a great couch too) and a single mattress up a few steps in the loft for a fourth person .
I do not accept babies or children under 7 years.
Also, kitchen, with stove, toaster, kettle and utensils, the microwave and small fridge are in the dining room area .
2 bathrooms with shower, toilet and bidet, your first toilet roll and a little soap; also dining room/lounge area with cable TV, table with 4 chairs and Wi-Fi internet connection. Linen and bath towels are provided. The studio cannot accommodate more than 4 and is not suitable for 2 couples, (one double bed and 2 separate singles).
Due to the high ceilings and 4 tall windows and a back door leading onto a small open air balcony the apartment is relatively cool in the summer months; however I can offer a large free standing fan if required.
In the cooler months, the apartment is cosy with the windows closed, gets morning sun and I provide sufficient blankets including an electric blanket and a comforter to not be cold; there is also a bar heater if necessary.
On the bus route to everywhere and walking distance to all the main tourist attractions of the city; metro stations, 4 blocks away(10 min walk) and a Parking garage across the street . I am not permitted to give an exact address on here until the reservation is confirmed, all I can say is that it is on Mexico St, between San Jose and Saenz Pena and in the same block as Sabatico Hostel.
We are surrounded by great restaurants to suit all tastes and pockets; also supermarket, bakery , news stand, internet cafe , fruit+veg and a laundromat ($4, wash, dry and fold) in our block..
Daily cleaning service is NOT provided.
I have not been living in Buenos Aires very long, almost 4 years, but can be of as much assistance as possible regarding all the activities in the city; I am well connected through my business, Argentina Horse Adventures..

Due to the name of the company, Airbnb, some guests expect that it is a bed and breakfast; this is not the case; some hosts may include it in their amenities but I do not; the kitchen is sufficiently equipped for making your own breakfast ; I do supply a little tea, coffee and sugar to get you started; there are supermarkets in my block or great inexpensive cafes which serve breakfast.
I do a great introduction with info on check in, then I let the guests do there own thing and am always available for additional help, info and advice; I live in the apartment next door on the same floor. There is a large selection of maps, guide books and tourist info in the drawer next to the bed.
I can offer the use of a simple local cellular phone and public transport travel card if required. I suggest you download (website hidden) if you have a smart phone and buy some credit for the simplest contact solution, also Whatsapp as I have good wifi as so do most cafes, restaurants and bars in BA.
This is the real Buenos Aires, a middle class, safe , non touristic, residential neighbourhood, with local , traditional restaurants and prices to suit the locals.
Conveniently situated for local transport and walking distance to many historical sites in the city.
My building is one of the classical style from the previous century, a rare find in BA.
Added security for our area is having the Buenos Aires police headquarters one block from the apartment.
To get from the international airport, (about 40km or 22 miles away), Ezeiza Taxi Official , has a fixed price of around $US 45 and is the most convenient; their booth is situated directly as you walk out of the baggage claim and customs gate; if you require further options, I supply the links after confirmation. If you are arriving by long distance bus to Retiro station, you can either get a regular taxi which should only be a few dollars as the studio is close or public bus 23 from outside the terminal, comes almost to my door; make sure you have Argentine coins, approx 5 pesos per person .
Public buses to everywhere in our block; subway 10 min walk, 24hr taxis right outside our door, bicycle hire and tours in our block and a parking garage across the street if you hire or own a car.
Early or late check in/out is possible but depends on the previous or following guests; guests wishing to arrive or leave at extreme times, should book and pay for another day. Extreme times are as follows:
Check in : 12 midnight - 09.00h
Check out: 19.00h or later
Guests are welcome to leave their bags next door with me for early or late check in/out when convenient for me, just ask.
I do not accept children under 7 years, there is no special price for children.
2 building front door keys and one apartment key give guests easy access 24/7, serviced by an antique elevator or marble stairs for the fit guys.

As I also like to travel, I never open my calendar for more than 90 days in advance and accept last minute bookings if I have availability, my calendar is usually up to date The building only has 4 apartments; we are all quiet working people who get up early; loud music late at night is not tolerated! Smoking is only permitted on the outside balcony. Guests losing their keys will pay a replacement fee of AR$150.
The extra bed and single mattress for the loft are only added fitted with linen when requested at the extra charge of US$ 10 per night, as per the pricing in the listing; If you are only 2 guests who do not wish to share the double bed , please request when making the reservation , for 3 guests .
Our stay at this unit was great! Firstly the location is in a prime spot - walking distance to San Telmo and center. Great local restaurants nearby that David recommended.
Secondly, David was a great host answering all our questions and providing us with a run down of the city and surroundings. He was always available through airbnb or WhatsApp.
Lastly, the apartment had everything we needed and the WiFi was great.
We felt safe at all times and would highly recommend staying here.
David verwelkomde ons met warm zelf gebakken brood en een Lonely Planet in het Nederlands, geweldig!! Onze vlucht arriveerde vroeg in de ochtend. Het was een enorme opluchting dat we geen tijd hoefden te overbruggen maar direct het appartement in konden. Davis heeft ons meteen heel veel uitgelegd en verteld over de buurt en de stad. De wijk Monserrat biedt alles wat je als reiziger nodig hebt: koffietentjes voor ontbijt, supermarkten, wasserette, apotheek en leuke restaurantjes om 's avonds te eten. Allemaal op loopafstand. Het appartement bevindt zich in een oud pand op de vierde verdieping. Je hebt geen last van verkeerslawaai. Het is echt heel rustig. Op warme dagen kan het er wel warm en benauwd worden, zelfs met twee ventilatoren duurt het een tijdje voordat het aangenaam is. Wifi werkte prima.
Adorei ficar hospedado no apartamento do David. Foi muito agradavel e o apartamento é muito confortavel, sem contar que o bairro é excelente, onde ha comércio e bons restaurantes.
David was a great host. Sent us info before our trip and gave us some more once we got there. Welcoming us with a loaf of his home cooked bread was a nice touch. The place is as advertised and Monserrat was a great neighborhood to stay to get to know the real Buenos Aires.
David is great host: knowledgeable, generous, helpful and friendly. The flat was as described. The kitchen is OK for making breakfast and sandwiches. Unfortunately, the fridge was unable to keep up with the summer heatwave and the repairman was tardy because of the holiday season. During the heatwave (up to 35 C), one small fan was not enough. The location is very convenient! Montserrat is a lively, interesting, diverse neighborhood. We loved all the little shops, cafés, restaurants. Transportation is also varied and very handy. Overall, great value for the price.
Thank for your review; the week over New Year is always difficult for services and the heatwave was one of the worst in ages; the second larger fan has since been repaired and the fridge re adjusted to keep things colder, hence I expect no future problems. Sorry for the inconvenience.

David was an exemplar of an host! He was very helpful with local guiding tips and other practicalities. The neighbourhood was very nice and quiet, outside a tourist trap - exactly what we wanted! This gave us an impression of the real BA :)
