The space

Very bright fully-furnished petite 1 bedroom (linens, appliances, pots, plans etc.) garden-level efficiency suite in mid-century modern home in historic New Westminster - a few blocks away from all amenities, shopping, restaurants, coffee shops, transit, 6 minute walk from Justice Institute and 12 minutes walk to Skytrain (30 mins to downtown Vancouver) yet very quiet. Includes wireless high-speed internet, cable TV, bathroom with tub & shower, kitchen with refrigerator, microwave, large toaster oven and hot plate (no dishwasher). Bedroom contains a double bed. Newly renovated bathroom also has a washer/dryer for your convenience. Main hallway contains a large closet for storage of suitcases, clothing, etc. Clean and cozy, and great for those visiting the area wanting an affordable and friendly option, or visitors taking courses at the Justice Institute (we are one block away), etc. Friendly and helpful family lives upstairs and are willing to help you get acquainted to the area and to Canada. Off-street parking for one car, on a slight grade. Available nightly (minimum 3 nights), weekly or monthly. Please also note that there is a very friendly Boston Terrier dog who lives upstairs and does not have access to your suite, however since the home shares a furnace if you are highly allergic to dogs this might not be the place for you! Also this is a family home (we live upstairs) so there will be some noise from 7-9am and 4:30-8pm weekdays, and sometimes on weekends. If you plan to sleep in til noon every day this is not the place for you. Please to leave the suite the way your find it by washing up all dishes, removing garbage, etc. so that we can keep our cleaning fees minimal. We can also provide breakfast upon request for stays under 1 week.

Guest access

You have your own private entrance to the suite through the carport/back driveway. You are welcome to use the back garden and children's play structure. Upon entering the suite, the living room/kitchen area is to the right, the bedroom is to the left, and the bathroom containing full tub, sink, shower and laundry (washer/dryer) is also to the left. The suite is completely self contained, with a large hallway closed for your clothing, suitcases, etc. Every room has a large window to provide plenty of light, and privacy blinds which allow light but not visibility into the suite.

We live upstairs and can be available in person or by phone.

The neighborhood

We are located in the Sapperton Massey Heights neighborhood of New Westminster. Once a fruit orchard, this area was developed in the nineteen fifties and is a family-oriented neighborhood of single family post-war bungalows and mid-century ranchers, with some giant new build houses scattered around, and pretty Fraser River and Mount Baker views. It is a very quiet neighborhood, but a 10 minute walk down the hill to East Columbia Street and you'll find Sapperton Skytrain Station, Save On Foods, Browns Social House (trendy restaurant and bar), Starbucks, pharmacies, independent retailers, and some great independent restaurants (Thai, Italian, pizza, sushi), etc.
The JIBC and Canada Games Pool/Centennial Community Centre/Fitness New West (pool gym and fitness classes - open to public) are a 5 minute walk down East 7th Avenue.

Getting around

12 minute walk to Sapperton Skytrain Station. Quick 4 minute walk to 155 bus going uptown and 22nd street Skytrain Station or to Braid Skytrain Station. 5 minute walk to C4 shuttle to Columbia Skytrain Station. Lots of ways to get around by bus close to here - just ask host for help!

Other things to note

This is a very petite efficiency suite. It's best for a single person on a short or long term basis, or a couple on a shorter term basis. Also this is a family home (we live upstairs) so there will be some noise from 7-9am and 4:30-8pm weekdays, and sometimes on weekends. If you plan to sleep in til noon every day this is not the place for you. If you don't like children and the idea of children playing outside in the garden on a weekend bothers you, then you should probably look at other bookings. However, if you need somewhere that is quiet in evenings to relax, and you are here for work or study and are out a lot, it is a great inclusive, and affordable option in a lovely, quiet neighborhood that is in close walking distance to shops, restaurants and skytrain and central to all that the Lower Mainland has to offer.

Potential for noise - As children live upstairs, some noise will occur between 7-9am daily and 5-7:30pm daily. When we are away (which is often) there will be no noise!
Pet(s) live on property - We have an incredibly friendly 11 year old Boston Terrier called Monty who does NOT have access to your suite.
Some spaces are shared - If you wish to use the garden area, you are welcome but our children sometimes play there as well.

Lena and James were so welcoming and went out of their way to help me and make me feel at home. The apartment was very clean, had all the necessities and was the perfect size for one or two people. The bed was so comfortable and there was a lot of natural light. The kitchen was fully equipped and the Wi-Fi worked well. The neighbourhood seemed very safe and family-friendly. Within a 10-15 minute walk there is the skytrain station (where you can get to downtown Vancouver in around 30 minutes), shops, restaurants, banks, gyms, swimming pools, parks and everything else you might need. I really enjoyed my stay here and would recommend it to anyone.

We had an amazing stay in Lena and James'. The suite is clean and spacious, a perfect fit for two people. It is bright thanks to three windows. But the best characteristic is the furniture and the kitchen equipment: you can really feel like at home. If you need to go often to Vancouver Downtown consider that it can take a while and since the house is in New Westminster you are in zone 2: it can be expensive without fare saver ticket or a monthly ticket. Of course, it is not Lena and James' fault: the home is so perfect that you can forget it :)

From my auntie, who stayed here: Perfect little efficiency apartment in New West! I spent the month of August at Lena's and James' rental in New Westminster and could not have been happier! This is an ideal little spot for a single person or couple (with the opportunity to take another attached lock off-bedroom if needed). The huge windows provide a beautiful, peaceful view of the yard and the magnificent trees in behind - a nice view to "come home to". The lay-out is spacious and homey. The kitchen is very well equipped with necessary utensils and then some. Very comfortable bed, satellite TV, Wi-Fi and own laundry facilities make for a most pleasant, comfortable and easy stay. Lena, James and their two children are helpful and delightful. Shopping for all necessities is within a few blocks and you are just three blocks from beautiful Queen's Park. A very easy place around which to navigate - but be prepared for hills when walking! I am almost wary of placing a high score on this place - because I definitely plan to stay there again - and do not want it to be booked solidly!!!! High marks it gets however! Thanks again Lena!

Lena and James were extremely welcoming and helpful, often going above and beyond with tips and information for us which was particularly helpful as we just emigrated from Europe. If you are looking for a comfortable, clean, well equipped 1 bedroom within walking distance to the Sky Train for easy access to central Vancouver ( takes 30 mins) then this spot is great, you can walk to 3 groceries, a post office, hair dresser, a nice bar/ restaurant and pharmacies as well as a few lovely parks, making it a great base if you don't want to use a car. We also walked to the Canada Games pool and there is a Rec- Centre very close by as well. Sapperton is full of interesting heritage houses with lovely gardens. I would say the high lights of this rental are; the hosts welcoming and helpful nature, a good mattress and walkability. Also, if you happen to be bringing your tribe along, this flat is very child friendly!

From New Westminster, BC (suburb of Vancouver but it's own funky little walkable city with tons of history). Love to be outside, surfing, snowboarding, hiking with our dog and 2 spirited tots!
