A nice, spacious and comfortable apartment in a quiet and interesting neighborhood. It is far enough from the tourist crowds and yet very central and well connected. It will be a true Venetian experience.
This beautifully refurbished, bright, cozy and very comfortable flat is on the ground floor of an 18th century building.
The flat is a family owned holiday flat in very good condition and has everything you expect for a comfortable stay. You will find a home in Venice.
The flat can accomodate 4 people.
The large and spacious bedroom contains a king-size bed, that can be separated in two single beds if needed, two bedside tables, a sofa and an antique wardrobe. The bedroom has a splendid view on the beautiful garden.
The lounge is bright and airy with large windows opening to the entrance loggia, a brand new sofa bed (full size bed), fine dining table and chairs, a flat screen TV with DVD player and satellite tv and radio connectable to your own ipod or mp3.
The kitchen has a oven, toaster and kettle and a full set of pots and pans. Provided are also quality sets of crockery and cutlery, wine glasses and tableware. A minimal but comprehensive pantry (with essentials like olive oil, vinegar, salt, sugar, coffee and tea) will be provided.
The bathroom has a large bath.
Fine bed linen and towels are supplied.
High-speed Internet Wi-Fi connection is included.
You will find in the apartment a list of restaurants and neighbourhood facilities.
Other services such as babysitting or extra cleaning, during long-term rentals, are available upon request and will be charged 15€/hour.
A cot is available upon request with no extra charge.
Guests will be able to use the garden only if my family is not using it.

The building is located along a tipical venetian canal, that is only a five minutes walk away from the train station and bus connections to airport. The neighbourghood is quiet and offers plenty of nice shopping and dining facilities.
Five minutes walk away you will find the famous Santa Maria Gloriosa dei Frari church, one of the largest gothic churches and cloisters in Venice; the Scuola Grande di San Rocco, known for the splendid Tintoretto's paintings.
The area is well served by different lines of public transport and is easily connected to most of Venice attractions.
The building hides a beautiful and large private garden, exclusively available to the residents. The garden change with a spectacular display of flowers all through the summer.

Other things to note
I own a cat.
I expect guests to enjoy the house and respect it as it were their grandma's apartment. The apartment is to be left in good condition, as you find it upon your arrival. I wish guests to take care of your own garbage, to keep the apartment and the collective spaces clean and tidy, and to be careful with the plants in the garden. The garden can be used by guests upon previous request.
Checking in is preferably from 10 am onwards, checking out 13 am at the latest. Late check-ins will be charged.
You are not allowed to invite extra guest to sleep in the flat.
Loud noises are not accepted neither in the apartment, or in the common grounds. Parties are not accepted.
Any illegal activit is strictly forbidden in the apartment.

Hi! I live in Venice (upstairs the flat I am letting) with my child and two cats.
I am half italian and half brazilian: this mixture makes me a very reflective person AND a tireless dancer.
I am an architect and work also as webmaster (for Pimpa, one of the most famous italian children characters).
DIY and home decoration are my true passions.
I practise pilates, spinning and swimming.
I love long walks in the countryside as much as resting hours on a calm beach.
I especially like having friends at my place, for a nice handmade meal or even long weekends, to share life not only an evening.
