Escape from New York to this modern, one-bedroom flat within a hand-built eco home in the Village of Rosendale, NY. A car isn't even necessary. From NYC the express bus is 2 stops--1hr. 45 min. from Port Authority. The bus stop is a short walk or arrange a pick-up in advance.
I'm a green builder and furniture designer so the flat is outfitted with unique materials and custom-designed furniture. This amazing location is an outdoor-lovers dream with all the indoor comforts--coupled with a short walk to civilization. On the property are rock cliffs and beautiful nature to admire. It's a 5-minute walk to the Mohonk Preserve--a place The Nature Conservancy calls "one of the last great places on earth." Included in your stay is a free day pass to the Mohonk Preserve.
This completely separate flat has one bedroom with a queen-sized bed. The living room has a wonderfully comfy fold-out couch for up to two additional guests. You have a private entrance with a key-code lock.
Outside your door it's 100-yard walk to the newly-renovated, 1000' long, 150' high "Walkway over the Rondout." This historic former train trestle is part of the Wallkill Valley Rail Trail (WVRT) which accesses over 85 continuous miles of hiking, trail running, cycling, and cross-country skiing. Below this trestle is the nearest swimming hole. Enjoy a lovely and scenic riverside stroll to bars, restaurants, and historic movie theater on Main Street--a 5-minute walk from your door.
Come experience what it's like to have no indoor air pollution. The house was built and finished with virtually zero VOC's (volatile organic compounds). An allergy sufferer's dream: there's no smoke, down feathers, or pet dander of any kind. Fresh, filtered air is exchanged constantly via a whole-house energy recovery ventilator (ERV).
Rosendale is in the heart of the Hudson Valley and centrally located to visit international art venues in Storm King and Beacon, The Culinary Institute of America (CIA) and other farm-to-table meccas, and we're sandwiched between historic Kingston and New Paltz.
Rock climbing, ice climbing, and bicycle guiding services are available. Massage can be scheduled in-house--or arrange a super-special day-spa visit at the Mohonk Mountain House.
The flat has fast wireless internet and good cell service.
Local occupancy tax is included.
Other things to note
Lets coordinate arrival times at least 24 hrs in advance. Check-in is typically after 3pm. I appreciate a one-hour window of arrival. Please keep in touch with changes to your ETA. I also ask guests to please call or text when about an hour away. I meet all guests and provide the key-code upon arrival.
Check-out time is noon.
Sorry, absolutely no pets and no smoking of any kind--including e-cigarettes. And please, no outdoor shoes in the house. Since the floors are made of oak and cherry, it's nice to have them free of dirt and grit for all of the guests! Indoor shoes or socks are recommended.
IMPORTANT: The house has a septic system, therefore only human waste and toilet paper can be flushed. Baby wipes, tampons, dental floss, q-tips, etc. are to be put in trash bin.
Enjoy this high-end flat, but please take care not to damage walls, floors, or furniture. Hard suitcases can be particularly damaging to the walls--and please don't put them on the one-of-a-kind, handmade, dining table.
No additional overnight guests. Only the number of guests listed on the itinerary are permitted to stay. There is limited parking so if you plan to have daytime visitors, please let me know in advance of booking to make arrangements.
All children count as “additional guests." The interior and exterior were not designed with kids in-mind, so we'll need to have a conversation about them before booking. The modern interior has white walls, lots of hard edges, and very delicate finishes.
Please no eating on the sofa. Dry-cleaning charges may apply for stains.
Please do not rearrange or move furniture--as you are likely to break or scratch something.
Kindly refrain from frying bacon (as delicious as it is). Not only is the grease a problem, but the odor can linger long after you depart.
NOTE: Because of the rugged nature of the property, all children will need to be monitored outdoors. There are numerous areas around the property where anyone, if they are not careful, could be seriously injured or killed.
And finally: Upon booking, Airbnb will email you a "Customer Receipt." On the top of the receipt will be a button to View and Print your Itinerary. This Itinerary is also available on our Airbnb website message thread. Contained in the Itinerary under "House Manual" will be a Short Term Rental Agreement that I will ask you to sign at check-in.

I'm a designer/builder NYC native and upstate transplant. I'm an avid outdoors person passionate about climbing and cycling. After 15 years of commuting on weekends to "the Gunks" to climb, I've finally fulfilled a dream and built a home in a rugged spot overlooking the funky and historic Village of Rosendale, NY. I designed and built a one bedroom flat and a fabulous 2 bedroom "eco" cottage so you too can enjoy this amazing place.
