This bright, contemporary and comfortable room with digital TV and free WIFI is located on a quiet street in the popular Kemptown area of Brighton. 2 minutes walk to the beach and close to bars, restaurants, shopping and sightseeing attractions.
To get you in the seaside mood I offer a quiet beach themed room, on the ground floor of an Edwardian building very close to Brighton seafront.
My aim is to provide all my guests with a clean, comfortable and reasonably priced place to stay in a fantastic location, to use as a base to explore wonderful and exciting Brighton.
A continental breakfast of croissants, yoghurt, cereals, toast, orange juice and tea and coffee is included in the price of your room. There are tea and coffee making facilities and a toaster within your room.
In the room there is a flat screen digital TV, free fast broadband Wifi connection and a fridge.
This room is a good size so it can accommodate up to 2 people comfortably, also there is a wardrobe so there is more than enough storage space. As you can see from the photos there is a dining table where you will be able to sit and enjoy your continental breakfast supplied by myself (included in the price of your room).
Next to the room there is a clean and contemporary bathroom with a shower.
All towels and bed linen are provided, should you require them there are laundry facilities and use of an iron and ironing board.
The apartment is located on a very quiet, friendly street just 10 minutes bus ride from Brighton station. Take the number 27 bus towards Saltdean from Brighton Station (approx £2), the bus stop (Burlington street) is on the seafront opposite my road. The beach is only 2 minutes walk away.
The city centre and the popular Lanes area are only 15 minutes walk. Here you can find the cosmopolitan cafe culture or browse the quirky and colourful independent shops and boutiques that make Brighton famous.
This area is also where you can find Brighton`s best known landmark, The Royal Pavilion, here you can also find many theatres, bars, restaurants and other places of interest to visit.
Brighton`s world famous Pier is 10 minutes walk along the seafront, here you can enjoy roller coaster rides and all the fun of the fair.
If you go in the other direction along the seafront, about 20 minutes walk or 5 minute bus ride you can find Brighton Marina.This is a great place to visit as here there is a lot to do and see. Why not take a drink in one of the bars and restaurants on the board walk overlooking the harbour and yachts? There is also a Casino, a Cinema and a Ten Pin Bowling and Kiddies Games Complex, every Sunday morning there is a car boot sale, so there is definitely something for everybody.

Guests will have full access to their room and to the bathroom at all times.
Guests will have access to the kitchen and lounge areas in the mornings and evenings.
Interaction with Guests
I am happy to interact with my guests as much as they would wish to. Guests are very welcome to socialise with me in the lounge area in the mornings/ evenings, be it for a cup of tea, glass of wine or just to chat and pass the time of day. It will of course be fine if guests would prefer to keep to themselves.
I will be present sometimes during my guest's stay, so I will be happy to help with any enquiries or suggest places of interest to visit.
I love living in the Kemptown area of Brighton as it has a village feeling. There are many coffee shops, traditional English Pubs (where you can enjoy a lovely Sunday Roast Dinner), restaurants, antique and other independent shops. It`s only a 2 minute walk to the beach and the city centre is just 15 minutes walk away.
If you arrive at Gatwick airport, it is easiest to take the train to Brighton (journey time approx 35 mins). There is an excellent bus service in the Brighton area. If you arrive by train, take the number 27 bus from Brighton Train station in the direction of Saltdean, about a 10 minute journey, approx £2.00. There is a bus stop on the seafront ( Burlington Street Bus stop) near to my street (Burlington street), then it is just 2 minutes walk to my apartment. Also from this bus stop you can take buses to all parts of the city and beyond.
If you arrive by car there is on street parking available, this is on a permit system (on present rates £5.00 per day), I am happy to arrange this for you.
If you arrive by coach to Pool Valley coach station, walk to North Street Bus stop C and take the number 27 bus towards Saltdean. There is a bus stop ( Burlington Street Bus Stop) on the seafront near to my street, (Burlington street). Then walk up Burlington street to my apartment, about 2 mins walk.
The nearest airport is Gatwick easily reached by regular trains (approx 30 mins journey time.
Whilst you are enjoying your stay in Brighton why not plan a trip to London? It is only a 50 minute train ride from Brighton Station.

Please make sure all windows and doors are closed and locked securely when you leave the apartment, especially upon check out.
Please ensure the heater is switched off upon check out.
Please try to keep noise to a minimum when returning late at night.
This was the first time that my partner and I have stayed in an air bnb with a live in landlord, so we were unsure what to expect. Gary was so friendly and helpful when we arrived but also respected our space and made us feel totally at home. The room itself while smallish is very cosy and all the little touches Gary has added, from the artwork adorning the walls to the facilities on offer in the room, make it a perfect place for anyone wanting a reasonably priced central Brighton room. The breakfast set up for us was lovely, and sitting with the window open and hearing the seagulls on the nearby beach was a lovely way to start our day. Would highly recommend this location to anyone.
Gray is so nice. As well as his house. It's quite close to both the beach and bus station. The room is nice and clean. And the breakfast in the room is good. I love the bread. Highly recommend!
We had a wonderful stay down in Brighton, Gary was super friendly, helpful and knowledgeable about the area and the room was lovely too :) Highly recommended.
Gary is a nice and caring host! He was always trying to help us and make us feel like home during our stay. And his place is also neat and tidy, so you can stay comfortably! The location is perfect to get the city centre both by bus and on foot! Recommended!
Gary's flat is lovely, close to the sea and in a fab area for restaurants, pubs and bars. Gary himself is a fantastic host and really made us feel at home with him. The breakfast in the room is a great touch and very tasty. I would not hesitate to stay again.
Gary was an amazing host - hospitable and very friendly. The room was really nice -clean and very homely. Plus breakfast was really yummy! The location was great too - not too far away from the city centre but still far enough to be away from the crowds. I would recommend this room very highly
