This one-bedroom space comes with a large bedroom with a queen-size bed, a living room with a sofa bed that sleeps two, and a full bath with a tub/shower off the bedroom. The fully-equipped kitchen includes a dishwasher, gas range/oven, microwave, refrigerator and a dining table for four. Laundry is available in our home upon request (free). The apartment 879 square feet so you will not feel cramped!
We live in a great neighborhood, centrally located with great public transportation. The apartment is on the bottom floor/basement of a Victorian House off of Fillmore Street, one of the chic San Francisco neighborhoods close to parks, restaurants, wine bars and coffee shops, boutiques, markets, and many bus lines (1, 2, 3, 22, and 38) and downtown San Francisco. We are also close to San Francisco's live music district, including the Fillmore Auditorium and many jazz clubs. Entry is through our garage. We have a dog who lives upstairs in our home above the apartment. The apartment is pet free.
There is no cleaning fee for 3-day stays and longer. We charge an additional $25 for guest stays of 2 nights, payable upon arrival (cash or paypal)
There is free neighborhood parking, which is generally easy except during weekend evenings or if there is an event on Fillmore St. However, please be aware of the 2-hour parking limit Monday to Friday from 9AM to 6PM, as well as street sweeping per the posted signs. Also, when you park in our neighborhood (and San Francisco in general) you should curb your wheels to avoid a ticket, which you are subject to when parking on any grade 3% or more. Curbing your wheels means turning your wheels in such a way that if your car were to lose its brakes, it would roll into the curb. There is a public parking garage at Japan Center two blocks away that charges approximately $22/day.
Finally, please contact me before you request a reservation. There is a pending house renovation project next door and the city allows this work from 7:30AM to 5:00PM. I want to ensure you are comfortable and have a pleasant stay with us, so I need to know a bit about your party. It is also helpful to me if you create a personal profile on the Airbnb site.
Apartment is separate with a private entrance through our garage. You have your own key and are free to come and go as you please. We live upstairs. Guests have access to our laundry facilities upstairs.
We personally greet all guests, leave SF guidebooks for them, and are happy to answer questions about San Francisco.
Lots of bus lines service our neighborhood, making it easy to get to Fisherman's Wharf, downtown, The Mission, and just about anywhere else in town. No car necessary! It's also safe and quiet at night.
No smoking is permitted. Rest assured we don't hear you if you are up in the middle of the night as we sleep two floors above the apartment. We have a terrier dog who lives upstairs, but not in the apartment.

We enjoyed our one-week stay here and recommend it. Check-in was super easy: Cinzia was very responsive via txt and Airbnb msgs on the day of check-in. Even though the entrance to the unit is through the garage door, we could not hear the garage door opening/closing while we were in the unit when the host family got their cars in or out.
The unit is as nice as the pictures! It was furnished well, unlike some rentals that only have unwanted furniture. The bed was comfortable and bathroom new and clean and cute. It is really spacious for a couple. The kitchen had basics like oil, spatulas, utensils, dishes, glasses, which was great for getting groceries and making small meals and snacks. The overhead lighting is good if you need to read or work. The WiFi was reliable. My spouse had to work from 'home' a few days, and it is a very pleasant space. It's a dream space for SF: spacious and cozily decorated.
Although I thought it was a basement unit, it's actually a ground floor unit so it has a window to let in some outside light. (Keep in mind this is SF, so on gray days, there isn't much light anywhere in the city.) The host happily provided an additional blanket upon request. (The week we stayed was even colder than usual for a SF summer.)
The neighborhood is so so convenient. Fillmore and surroundings had everything we needed and wanted. Restaurants, shops, cafes, groceries. I followed Cinzia's rec and took everything out of the car and found street parking easily with no problems. (She cautioned me that leaving things in the car and street parking can lead to broken windows. I appreciated that insight.) Also, there is convenient paid parking in Japantown.
Since I didn't want to bother the host and ask about laundry, I found a public laundromat on Yelp not too far away next to the Safeway. It has a parking lot, and it was convenient since we stayed for a week and needed fresh clothes. I bought some groceries while waiting for my load to finish.
Tip: although there is no city noise from the street nor garage noise when the cars goes in and out, since this unit is below a house, you can hear the sounds of the upstairs unit, i.e., footfalls of pet paws and shoes on hardwood floor going up and down stairs, voices, chairs being pulled in and out. My spouse would just roll over and go back to sleep. If you are a light sleeper, just pick up a pair of earplugs at the corner pharmacy so that the upper house sounds don't wake you in the morning. (Note: this wasn't a problem, but just a tip for some travelers.)
I highly recommend Cinzia and her place and hope to stay here again in the future.
My husband and I visited San Francisco for the first time in May 2015 and stayed at Cinzia and Steve's apartment. It was a wonderful experience in every regard. The apartment is lovely- high-end furnishings, decorations, and appliances are in all 3 rooms. It was spotlessly clean. The location is ideal and convenient- a very short walk from restaurants of every cuisine, and boutiques of clothing, jewelry, gifts, and art abound. Located in Pacific Heights, it is a perfect location to view the many Victorian homes in the area, not just, but certainly including, the Painted Ladies.
Most importantly, it was our pleasure to become acquainted with our hosts, Cinzia and Steve. They welcomed us with a bottle of wine, were immediately available for any questions we had, and even offered to do our laundry. We hope to return to northern California again, and hope also to be able to stay at this lovely apartment. 5 stars!

I would like to thank Cinzia and Steve for being perfect hosts. The location of there place is great for everyone, tourist or non-tourist. There apartment has everything you need and more.
My Girlfriend and I arrived late on Saturday and could not have been happier with the communication and professionalization of Steve and Cinzia. Upon arrival the living space was clean and tidy and even though we were new to San Francisco, they were grateful to providing local eateries and friendly advice. The space is quiet and accessible, with lots of room (living room, full kitchen, bedroom, and full bathroom). If you want to cook and save money on meals the space is perfect.We both really enjoyed our stay and recommend these hosts to anyone in the future. It made an already good vacation great.
