The apartment was completely renovated in 2009.
The furniture are of 2010. The house has three bedrooms, 2 doubles and one single with pull-out bed. 2 bathrooms and a kitchen with table and chairs overlooking a small private courtyard, a sort of terrace on the ground floor.
The house is on the ground floor of a building lot of '900 'Venice'. The environment is quiet but not far from shops, bars and restaurants.
The entire apartment can be rented for a maximum of 6 people, including children.
The quoted price is per apartment for 4 people.
In the apartment you will find a fully equipped kitchen with washing machine and a oven.
We provide towels and sheets for shower that are always fresh and clean.
In the kitchen you will also find salt, sugar, coffee, tea, oil and vinegar so you do not have to buy these things and you have them even in a short stay. The water in Venice is good and drinkable but we put a purifying pitcher who takes away the taste of chlorine.

We usually require a minimum stay of 3 nights but we can also vary depending on the schedule.
The house is located in the typical district of Santa Croce. With a short walk you reach the lively Campo Santa Margherita that in recent years becomes a meeting place for all young students and Venetians.
The nearest boat stop is San Toma, perfect crossroads to reach Rialto and San Marco.
We want to remember that the house is being restored, but it suffers a little Venice 'of moisture, which is why we have installed air conditioning and heating in every room.

You cannot bring extra people during your stay without declaring them at the check in.
Documents (id or passport) are necessary to check in.
City tax should be paid at the check in and it is 1,5 euro per person per night.
Dishes has to be washed at the moment of check out and rubbish should be devided and put outside the door by 8 am.
You are kindly required to advise about arrival time as soon as you can. As we personally come to pick you up in Venice, we need to know flight or train details.
Late check in has an extra cost of 30 euros. Please advise in advance about this possibility.
The hosts were very welcoming - it was especially helpful that Michele met us at the train station and walked us over to the apartment, stopping along the way to pick up some pastry for breakfast! The apartment is a bit tucked away and we likely would have gotten lost on our own. That being said, it's actually a benefit because it's in a quiet location and once you figure out where it is, the location is very easy and convenient. There are some shops, restaurants, and bakeries right around the corner from the apartment. The fun of Venice is exploring all of the various neighborhoods as you wind your way to the main attractions, and this apartment was perfectly situated to do just that. The apartment was exactly as advertised (the hosts have done an excellent job providing such a detailed description) -- 4 of us stayed there and found it to be quite comfortable. While there isn't a "living room" area, the table in the kitchen sat 4 and was sufficient for sitting together and planning out our days -- also there are many travel guide books available in the apartment. The maps and restaurant recommendations were also helpful. The kitchen was stocked, as advertised, with oil, coffee, tea, sugar, etc. That was a very nice feature as many other apartments don't always offer that. Michele took time to explain everything about the apartment when we first arrived. He was also very responsive when we had an issue with the electricity very late one evening. Unfortunately it required a trip to the mainland hardware store on Sunday morning to fix it but Michele took care of it as soon as possible. We just chalk that up to bad luck -- everything else about our stay was great!
Michele was wonderful, meeting my dad and his girlfriend when they arrived in Venice ( 2 days before we got there). Their cellphones didn't work when they arrived in Venice and Michele stayed looking for them in the Piazzale Roma. Once they connected, he took them for drinks While he ran home to get boots so they could navigate the high tide. He carried their bags, too, across the water! He showed the apartment and how to use everything, he made sure they could get in and out of the apartment (testing the keys) gave them a map with recommended locations for gelato (very important!), restaurants, a grocery store, bakeries etc... He went over and above and we will never forget everything he did to make their arrival in Venice smooth. The apartment was in a great location and we enjoyed our stay in Venice!
The apartment is on the ground floor so it is very convenient if you are bringing a lot of luggages. Giorgia was not available because she just gave birth but Anna, who works for her, was very accommodating and she fetched us from the train station and even offered to help carry our bags. Anna also suggested different restaurants and places to visit and even introduced us to this popular drink in Italy (Spritz). We were only caught offguard when it rained in Venice and there were certain paths near the apartment that got flooded. However, we think this is a common phenomenon in Venice especially this time of the year (November). Overall, we had a very pleasant stay.
A warm welcome by the host, Michele, as he met us and led us to the apartment. On the way, he introduced to the neighborhood and "little treasures" in this non-touristy area. It was an easy walk to the train station, as well as to vaporetto stops and the focal points of Venice's highlights. It was a safe and comfortable area with great cafes, restaurants, and shops.
At the apartment, we were provided all the basics for a great stay. The rooms were comfortable and well-kept. Michele's recommendations rang true each time. This was apartment was a great value and we would return!
We couldn't have been happier with the wonderful help we received from Giorgia and Michele. Their personal recommendations made our stay in Venice so much better than previously. The apartment is in a fantastic location just away from the maddening crowds but still just a walk or vaporetto to most attractions. We loved it!
My husband, brother and I had the pleasure of staying at Giorgia and Michele's apartment recently. We were greeted by Michele at the train station when we arrived and he led us to the apartment which was much appreciated! He spent about 30mins with us, recommending places to eat and visit, where ATMs where etc. Priceless info that a normal hotel would not provide. Tons of room in the 3 bedroom apartment for us and we loved the local neighborhood feel. Not a touristy area, but heaps of great places to eat/drink and lots of shops close by. Washing machine and clothes horse were a blessing. Excellent communication and assistance provided throughout our stay. We loved our trip to Venice and definitely recommend Giorgia and Michele's apartment to families, couples, friends.
Michele met us at the bus stop to walk us to the apartment, giving us great tips along the way. He left us a ton of area information and explained everything in the apartment quite thoroughly.
The apartment was clean and cute. It was hot when we visited, and the air conditioning was much needed and worked great! The location was quiet, but close to restaurants, the train station, and of course walking distance to all the attractions of Venice.
