Everything was as listed, and Richard was available and very helpful upon arrival. Very secure building and we would definitely stay here again. Richard was an excellent host, always replied promptly to texts and even offered to take us to the airport.
This is the right place you to stay, especially if it is your first time to Chiang Mai. Richard was marvelous host. I received tons of valuable information and recommendations immediately upon arrival (and of course during my entire stay). He was extremely helpful and even helped me to rent a bicycle from the very first day right after I mentioned that I need a bike during my entire stay. My mount absolutely would not have been anywhere near as awesome without Richard! however this review is not only about Richard so i will stop as I can write a lot more - the lunches we had, the nice people I met around Richard, the dinners...
The studio is clean and bright and comfortable. Nice view - make you feel as you are in the countryside. Each morning I woke up by sounds of birds :)
Distances: With the bicycle I needed no more than 20-30 minutes to reach all imp places. The famous night market is very close - just 15 minutes by foot.

The house is very very close to the airport (5 min in taxi, 150 baht, more or less 4 euros). The motorcycle (250 baht/day) allows to reach the old city in 5 minutes. The house is more or less like the photos, the bathroom wasn't very very clean and there was a little ants but there were services like laudry (very cheap), call taxi and call the motorcycle rent directly from the house and too a mini mini market inside this condominium. Finally, i raccomend it.
Richard is clearly a very attentive host. We booked his condo for New Year's while he was away for holiday, but he still answered our questions promptly and met us in person before we left to assure we had a good stay and had no issues getting to the airport. His place was comfortable for our stay with a convenient store downstairs and with people at a front desk for the building to answer questions. We don't mind walking as we enjoy exploring by foot so we walked to the old city. Otherwise it's a quick and inexpensive tuktuk to get from his place to anywhere in the city center. We'd certainly recommend him as a host!
Wasn't that impressed with this place and I don't normally leave negative reviews. I am disappointed due to the overwhelmingly good reviews it received. Richard was not available for check in, which was fine except his messages weren't delivered to the ladies at front desk which made the whole process frustrating.
Though spacious, it is at least a 30 minute walk to the start of the night bazaar plus another 15 to the walled city, and not convenient otherwise.
Bistro downstairs is overpriced for breakfast.
The unit itself is not in great condition. Cobwebs found hanging from the ceiling. Tiny ants crawling all over the kitchen which deterred us from cooking in the studio. Bathroom had a foul odour especially after showering. The shower curtain had awful scum and dirt residue and did not appear to be cleaned at all. What is the point of the $15 cleaning fee if the place is in this kind of condition.
Wouldn't recommend when in Chiang Mai.
