Welcome to the Aerie Guest House! Centrally located on the East Side of Austin on a quiet street, close to UT and Downtown. Two room, two story, private guesthouse. Queen bed upstairs and queen sofa bed (with real mattress) downstairs.

Please Note: We are new owners but maintain the same quality and excellent accommodations as Belle, the previous owner. She was an amazing hostess and we promise we will work hard to maintain her high standard!
The guesthouse is comfortable, private, and you can come and go on your own. Quiet, clean and secure. In the second story bedroom you will be up high with windows all around and a view of sky and trees. It is very private and peaceful. The queen-sized bed has a comfortable mattress.
The downstairs has a living room with a comfortable sleeper sofa (and a
normal queen-sized mattress--not a futon) a full bathroom with tiled shower, a small closet to hang your clothers; and a food/beverage area with a small fridge, microwave, electric teapot, coffeemaker, coffee, tea, milk, and oatmeal.
The house was built using the very best green materials and lots of local
purple-heart cedar wood. The addition shares the solar electricity we
generate from panels on the main house. Energy efficient "mini-splits" heat and cool the upstairs and downstairs separately so you will be comfortable no matter what the outside temperature.
Pricing depends on how many people will be staying and how many beds need to be prepared. The regular price for non-event weekdays is $105/night and $115/night for Friday and Saturday; prices include the 15% Austin hotel tax. Typically we charge $20/night extra for more than two guests. We do allow pets but charge an extra fee of $35/dog or cat per reservation. Keep in mind that we do have a dog on site (very sweet and friendly) and chickens in a nearby coop just in case your dogs might bark at them. We also have wireless internet.
During events like SXSW, ACL, Formula One, and home UT Football
games the prices/night will be higher, but reasonable.
We live close to UT and downtown Austin on the East side. We are within easy walking distance of several coffee shops -- Bennu's on MLK,
Thunderbird on Manor Rd., and one of the best Taco/Mexican food outdoor restaurants in Austin -- El Chilitos on Manor. East Side Cafe, In.gredients, and Hoover’s are also within walking distance and are highly recommended.
Two bus lines come within two blocks of the house, #18 and #320.
Interaction with Guests
We've lived in Austin for a long time so we can help you navigate the city if you have questions. We've linked a "guidebook" with many of our favorite eating and walking places. We've done a lot of traveling around the world and have stayed in B&Bs and Airbnbs so we've been the beneficiaries of wonderful hospitality and are happy to be your hosts. We will also respect your privacy and never intrude, either on your space or your time. As hosts who own and live on the property, we try to be welcoming and responsive, but not overbearing or fussy.

One night stays are welcome during the week but not Friday or Saturday night unless it's less than a week out and we are not booked. Thanks for understanding...
We ask for reciprocal courtesy and we assume you will let us know if anything we are doing is bothering you and vice versa. If you break something, please let us know and we will work it out. If you have a question about how something works, please call or text. Parking is on the street in front of the house. There is plenty of street parking. What else? The guesthouse has a blow dryer and an iron and ironing board. If you need something, just ask. We are fully equipped but don't want to load you down with all sorts of stuff you don't need.
Firearms, including concealed handguns, of any sort, are not allowed anywhere on the property. Please do not smoke anywhere on the property. As always, let us know how we can make your stay enjoyable.

We had a wonderful week at the Aerie Guesthouse. Richard was so welcoming and kind. As soon as we arrived, he gave us a short tour of the house, left his contact information, and shared his favorite places around the neighborhood. Throughout the week, we got great recommendations for the rest of Austin. The Aerie Guesthouse is comfortable, relaxing and beautifully crafted in a pretty, homey, quiet neighborhood, walkable to Manor St (great bars and food). It's a nice getaway from the city we frequented throughout the day. Great place for couples to relax, and would definitely recommend this place to anyone looking for a place to recuperate after a long day.
This cozy apartment was the perfect place for us traveling through Austin! Ginger the dog greeted us sweetly and Richard was a wonderful host! The house is super comfortable, close to all you want to see in Austin and has a truck load of charm! We will definitely be back!
I lived in Austin for the last decade, until recently moving away. I try to stay on the East Side during my stays, as its my old stomping grounds. But every time I come back - I've always got a little hidden dread that this will be the time it will be unrecognizable.
Richard is the kind of host that relieves that worry. He's got a beautiful home and a wonderful garden. He was watering the garden as I arrived, and was very gracious in his greeting. Within 5 minutes of arrival he was chasing his chickens back into his coop. It felt like home, exactly like you'd want it to.
The guest house is great - its well laid out, comfortable, and welcoming. The only minor issue I had is that the shower area can feel a bit cramped. But for the overall value of this place, its not really a consideration.
I highly recommend this property and would gladly stay again.
Our time at the house was brief but enjoyable. The shower is small but everything was perfect and cozy! The outdoor area and natural lighting in the upstairs bedroom are beautiful, and there were no problems with the chickens in the morning. Ann the house manager came by and was very nice.
I loved staying at Gwen & Richard's place! I was visiting Austin with a friend for the weekend, and their place was a very good size for two people and definitely would have been comfortable for four. I communicated with their house manager, Ann, a few times before our visit, and she was very helpful and answered all my questions very quickly. Ann told us in advance that she would not be able to meet us upon arrival, and she gave us very clear directions about how to find and enter the house. We absolutely loved the space, especially the bedroom loft and the little details like the square shelves in the walls. I decided to sleep on the couch on the first floor so my friend and I didn't have to share a bed- it was SO comfortable, and I slept extremely well. We also really liked the neighborhood- very easy to get around Austin, and within a few minutes of some restaurants, bars, and great coffee shops. I would absolutely recommend staying here and would return again next time I'm in Austin.
We really enjoyed our stay at this guest house! Everything was clean, Austin-chic, and the cedar work in the house is amazing! The location is seriously great.

About the Host, Gwen & Richard
Gwen and Richard are both College professors and love Austin. Richard is very involved in the Austin music scene and Gwen loves all of what outdoor Austin has to offer. Richard lives full time in the main house and Gwen commutes from Morgantown, WV where she teaches at the University. They have 2 grown sons and a young daughter as well as a great dog and chickens!
Ann is our Aerie house manager, has lived in Austin for over 30 years and has traveled and stayed in AirBnB properties worldwide.
We won't intrude on your life but we will be available if you need us. Richard or Ann will most times be available to greet you, answer questions and make great suggestions on things to do and places to eat.
