Cozy Brooklyn is a great way to live your New York experience! A large one bedroom apartment designed for maximum comfort at the same time aspiring to replicate New York’s atmosphere. The place is conveniently located footsteps away from Prospect Park, Brooklyn Museum, Brooklyn Botanical Garden, trendy bars and restaurants. The subway station is half a block away from the building and the commute to downtown Manhattan is only about 15 minutes on the Q and B trains.
Once in the apartment you are rewarded with satisfying light in all rooms and wooden like floors throughout. The bedroom has a twin and a queen bed, a large window, a closet and a full length mirror. The living room is spacious and charming, with plenty of seating, including one queen size pullout couch. Clean bed linens and towels are provided for your comfort. The kitchen is equipped with a full size refrigerator, a gas stove, cupboard space for storage and enough cookware/dishware for entertaining; cable TV and Wi-Fi connection are available.

Franklin's place was exactly like pictured and described, really cozy. It had all the appliances you would imagine and the area is perfect, especially if you want to see Manhattan (very easy and fast commuting with Q train) and like running in Prospect Park.
Would recommend his apartment to anyone looking for a place to stay in NY.
The appartment is exactly the way they describe it, cozy. You have everything you need. The neighbourhood is ok. The metro is right there, 2-minute walking distance.
Abilio is a great host! Our flight was delayed one day and we arrived at 22:45 Christmas day. He was there waiting for us!!

I think cozy is a good description for this unit. While it is not large, it is quite comfortable .Abilio and Franklin have done a good job adding little touches to enhance the experience. The unit on arrival was clean and well stocked. The wifi was good but the cable tv was a little primitive. The neighbors in the building were friendly and the neighborhood was interesting. We never felt unsafe, even at night. For people from a small town (as we are) traffic and parking in the city are always a shock. The parking around the building was no worse than elsewhere in Brooklyn. Now for the bad part of the review. The building is old and not terribly well maintained by the super or the building owners. There was constant leak from the ceiling of the lobby causing the floor to frequently be wet and slippery. Our toilet valve broke twice and the apartment above leaked into our shower in the three weeks we were there, forcing us to move out three days early. Abilio and Franklin were quick to respond and refunded our money for those days but it was inconvenient to say the least.
Over all, if it were not for the mechanical problems built into an old building I would give the unit a higher rating.
As the advertising indicates, the little apartment is cozy and well equipped. I enjoyed staying in the apartment and will surely return when in Brooklyn.
The hosts were very attentive and helpful.

L'endroit est propre mais de nombreuses choses ne sont pas conformes à la description:
Le trajet au centre de Manhattan est au minimum de 40mn et non 15mn
Le hall de l'immeuble est très dégradé et assez sale avec énormément de vitres cassées de plus cet appartement est réellement bruyant.
La dernière chose est la location d'un meublé pour 5 alors qu'il n'y a qu'une table ou même à 4 il faut se serrer et où il n'y a pas assez de vaisselle pour 5
A part ça Albilio est réactif par sms mais nous ne l'avons jamais vu et avons du laisser la clef sous la porte en guise de procédure de depart
My mother and I stayed here for five days and had a great time. The apartment is lovely - really well kitted out with nice bed linen and all you'd need in the kitchen. Bathroom and shower were also lovely. There's a nice amount of space with the bedroom being a particularly good size. Only slight quibble I'd have relates to the amount of light in the living area - it can get quite dull in there.
Apartment is located just a minute from the subway - ideal for day trips in and out of Manhattan.
As soon as I made the booking, Abilio was easy to contact and always helpful. We had a small issue with the apartment door on our first morning (the inside lock was jammed) but Abilio did everything he could to help.
On the whole, I'd highly recommend this place.

Getting in touch and making a reservation with A&F was very easy: within a day I got a reply to my question and - once reservation was made - a confirmation.
Also, A&F seem to be one of the few who keep their calendar very much up to date.
The apartment is of good value-for-money: it's simple, (indeed) cozy and carries all the necessities one could need for a NYC stay.
Important: it's very clean and furniture and accessoiries are descent.
The living room is a tad dark, due to the only sunlight coming through 1 smaller window.
Bedroom is just perfect, with two very comfy beds! Bathroom is complete, even offering a bath. Good shower.
The kitchen is well equipped, the only thing lacking is working space (but I guess that applies to 98% of Brooklyn apt's...)
The reason for choosing Brooklyn over Manhattan is first of all price. Second is that Brooklyn is a real living environment and in the direct area of A&F's place you immediately notice. Shops, parks, an organic market, they're all local and you don't see any tourists.
Location is fine, with the B and Q lines going frequently and it takes about 15 min's to get to lower east side. It's only a 3 minute walk to the station.
Travelling from/to JFK is a bit more work: either taking a loooong detour with the A-train to West 4th or take a shortcut but then with 3 transfers (A>C>S>Q)
Overall: cozy, clean, good location and very good value for money!

I stayed here with my boyfriend for 6 days, 5 nights and had a great experience. The apartment is perfect for a couple (and even up to 2 more people if needed). Abilio was an excellent communicator before, during and after the reservation and visit. The apartment was super close to the subway (B, Q) which made visiting all parts of NY extremely easy. There were some cute restaurants within walking distance on Church street and a gorgeous park right across the street. I would definitely recommend a stay at his apartment.
