The space
My husband and I use this townhouse on a part-time basis. We keep our personal items in the master bedroom, which is not part of the rental space. The rest of the home is available to guests, and we will NOT be there when the home is rented out.

It is conveniently located just five minutes from I-29 at Hwy. 152/Barry Road, where you'll find shopping (from boutiques to big-box stores), restaurants, movie theaters, family entertainment, and practically anything else you're looking for. It's a short fifteen minutes from the airport and Platte City to the north, and just twenty from Worlds of Fun to the southeast, and Kansas Speedway to the southwest. Downtown is a 15-20 minute drive, depending on traffic.

Guest access
Since my husband and I use the home on occasion, this listing may be blocked for our use from time to time. In the event you are looking for a longer stay than our calendar shows available, please message me. We may be able to adjust our travel schedule to accommodate you. Please also see our other listing: Private Bed and Bath Near Zona Rosa. Guests using that listing have access to the entire townhouse (minus the garage and the futon for sleeping), as in this listing, but we might also be there. If you need the whole place to yourselves before and/or after a time when hubby and I need to be there, perhaps we can work out a home-share rental for a day or two, and you can have the whole place the rest of the time.

There are two living spaces - the main one has a smart TV with antenna and a Roku streaming device. The other living space is furnished with a queen-sized futon (not a sofa bed), along with a small desk/workspace. There is also a TV with built-in DVD player, antenna, and Roku device in the guest bedroom.

The kitchen is well equipped, with coffee maker, toaster, cookware, bakeware, electric mixer, and a few pantry items that you're welcome to use as needed.

For those who like bathtubs, we have one, and it's clean!

Although it's called a townhouse, this home has only one level. This is a good place for you if you don't like stairs. It's easy to get around in, though not fully handicap accessible.

You may park in the detached garage during your stay. It's just a short walk across the private patio to enter through the back door of the townhouse.

Speaking of patio, we have a two-person swing/glider and two chairs outside. There is also a small table and tabletop charcoal grill (which is stored in the garage).

Because the space is vacant on occasion, and because we live 65 miles away from it, we have installed security cameras - outside the front door, inside the garage, and in our bedroom. Your activities in the house and on the patio will be off camera and COMPLETELY PRIVATE.

Other things to note
I personally clean the townhouse between guests. Because I live 65 miles away, I've added a cleaning fee, rather than a two-night minimum, to offset my travel time and expenses. HOWEVER, if you stay two or more nights, I will happily refund the cleaning fee upon request after you check out and I inspect the townhouse, provided you leave everything in good condition and observe all house rules.

This home is situated on a thru street, just a block off Barry Road, which is a busy street. It backs up to a residential neighborhood, and there is green space across the street. The area is great for walking, and there's an actual walking/biking trail less than a mile away. As I mentioned, it's just five minutes from shopping, dining, entertainment.

Because of the nearby traffic, I've provided sound machines for both the guest bedroom and the front room (with the futon). They will help buffer outside noises at night.

My husband and I live on 40 acres, and we love country life! We own a couple of small businesses (one is just a hobby business), and have both young grandchildren and aging parents, so we also know what it's like to be busy and stressed out. Hubby loves to shoot and do just about anything he can come up with outdoors. I also enjoy being outdoors (love my flower beds), but hate bug bites, so I spend more of my time inside. Reading and making jewelry are my two favorite "non-work" activities. We are also both involved in our church. We are somewhat introverted, so we will most likely keep to ourselves most of the time. We aren't antisocial, though! :-)

During your stay
Because we will not be staying at the house while guests are there (and we live so far away), we probably won't have a chance to meet you. However, we are just a phone call away, should you have any questions. I have a few signs in the house, along with a House Manual, in hopes of making things easier to find or operate. Be sure to read the House Manual!
