We are in a great location in The Mission: 1/2 block off 24th street which is filled with great taquerias, cafes, fun shopping and some of the craziest and inventive ice-cream and doughnuts in the world. Transportation to other parts of the city and the airports is easy too. We're five blocks from 24th St. BART/Subway and minutes walk to Valencia street (home to some of SF's best restaurants).
Perfect for a couple wanting a little sanctuary in the city or base yourself during your school semester, residency or job relocation. The place gets lots of morning sun and has a great view of the garden (where you can enjoy your morning tea or coffee).
The studio is it's own unit. It's very comfortably furnished and with a all-new appliances and a full bath/shower. The apartment is stocked with sheets, towels and everything you need.
There's a comfortable Queen Bed with down comforter, full kitchen (minus oven), independent heating, high speed WiFi, iPod/iPhone Clock Radio Charger and fold-down Room & Board couch (twin bed sized).
Size wise, The Garden Studio is best for a single person or couple though there is a fold down couch bed for a 3rd person or kid.
There's a private entrance with electronic keypad lock so you never have to worry about arriving late at night and meeting us for a key, getting locked out, or sharing a key with your travel-mate.
We live upstairs, so if you need anything, just give a call or knock on our door.

PETS: We do have a mellow house cat who likes to hang out in the yard during the day (he's in every night). He won't come in to the apartment (unless you let him) but he would love to sit on your lap out on the deck.

We loved our stay with David and Tina for four days the end of January 2014. The apartment was perfectly clean and well supplied, and we were able to park our small car on the sidewalk (parking would otherwise have been a major problem). Never did much cooking, but everything seemed in place. We found coffee in the freezer, butter in the refrigerator, some unopened juice probably from previous visitors, the bed was fine. We never used the TV or sleeper sofa. Even the selection of books and free maps was good.

HOWEVER, trying to leave a review with Airbnb has been frustrating and we still don't know whether this is working. This may be partly the fault of (website hidden), but if two people are using the same computer, the Airbnb login screen never goes away after either person tries to sign up. I have no idea how I got to this screen.

We had a great experience with David & Tina's place in San Francisco. The Garden Studio is very conveniently located in The Mission - a great base to explore some of SF's best coffee, restaurants and bars. After 3 weeks in hotels it was great to be able to spread out and relax in the spacious studio. The kitchen is also well equipped if you want to self-cater. A great local neighborhood experience. Would definitely recommend to other travellers.
This apartment is virtually a private residence - separate entrance, little sound bleed from the house upstairs. Quiet, pleasant, attractive, impeccably clean, well-outfitted, with full kitchen and good internet - better than a hotel room for a fraction of the price. The hosts are discreet rather than chatty types looking for conversation; you get an entrance code for the door and need not interact at all if you don't want to. Definitely does not feel like you are invading someone's house, more like you're in your own apartment. It was a great place to stay on a working trip. It's in the Mission which is a bit of a hike from downtown but the neighborhood turns out also to be ground zero for the invasion of the internet hipsters. (People differ on whether this is good or bad but it's certainly interesting).

Our stay was exceptional. The garden studio was as advertised. The check in experience was great. Tina and David provided good information regarding their home and surroundings. They went out of their wAy to be so helpful and so very friendly! We enjoyed staying in the "mission" good restaurants and transportation. The mural art was a cultural experience initself.
David and Tina were very kind and responsive hosts. If I ever needed to reach them, they responded very promptly. The garden studio is lovely. It's small and cozy but the size was perfect for my stay (I was alone on business.) Great location right near the bustling Mission district, but surprisingly quiet. Would definitely recommend!
We had a wonderful 5-night stay at David & Tina's studio and would definitely stay there again if it were available next time we're in town. It's a great size for a couple, with every amenity you could need for a short stay including a great little kitchenette, plenty of room for your luggage and reliable wifi. Wonderful hosts who were completely unobtrusive from start to finish, but also genuinely friendly and helpful both in making check-in/check-out arrangements via email, as well as when our paths crossed briefly in person (+ their kids are super adorable. We're also big fans of Pica the cat!) The location was perfect for us as coffee- and food-lovers used to exploring a city on foot, right in the heart of the Mission, with great local eateries and markets right around the corner, and ultra hip(ster) Valencia St just a few blocks away. Also just a few minutes' walk to the 24th St/Mission BART which connected us easily to all of the city's attractions. Thanks so much for your hospitality!
Wonderful apartment just as described and shown in the pictures. Was really sad to leave this place and the wonderful vibrant neighborhood all around 24th street.
We stayed at the Garden Studio at the start of a long holiday in California. Once we got our bearings we really liked the location of the flat and although it's far away from the tourist places of Fisherman's Wharf I'd much rather stay at the studio!
The studio is nicely designed, it's a nice roomy place to stay at but still with plenty of amenities. David and Tina were both really nice to deal with and to chat to during our stay. They provided us with a good list of recommendations of things to see/places to eat in the local area which was helpful when settling in.
I would recommend this place to my friends or any visitors wanting a more local experience of San Francisco.
