Balliceaux House is located above stunning Spring bay on the Windward side of the island. It is a short 10 min. taxi over the hill from the harbor. The windward side retains a rare and romantic feeling of the old West Indies.

The space

Balliceaux House (pronounced “Bali-so”) is a three bedroom villa which sits perched above crown point and offers stunning views of the Atlantic Ocean, Spring bay, and the islands of Battowia and Balliceaux.

The villa is completely open and aptly designed for the tropics. Constructed primarily of Brazilian Greenheart and Bequia stone, the style is warm and contemporary with a mix of antiques and vintage furnishings.

The grounds are extremely private and well insulated by lush terraced gardens. There is separation of the main house and guest wing making it ideal for couples to share the villa. Indoor and outdoor dining tables are available, and the kitchen is equipped with a thermador gas range and outside grill.

The atmosphere is pristine and windswept with regular trade winds off the Atlantic. Large ocean views are consistent from nearly every part of the villa.

(a) Smoking: BALLICEAUX HOUSE is a NON SMOKING Property. Occupants agree not to smoke inside the building.
(b) Laundry: The Clothes Washers and Dryer are intended for Housekeepers' use only for washing the cottage linens and towels. Small amounts of personal laundry must be arranged through, and done by the Housekeeper. Housekeeper may charge my grocery store account for laundry detergent necessary to do personal wash.
(c) Pets: Pets are not allowed in the cottage or within its property at any time.
(d) Security: Guests are advised to refrain from bringing large amounts of cash, or other valuable property, including jewelry, on your vacation trip to Bequia. While Bequia is populated by some of the friendliest people on earth, unsecured valuables serve as a source of temptation. BALLICEAUX HOUSE has furnished for its guests' convenience a safe on the premises. It is highly recommended that any valuables, not carried on your person, be secured there. However, the owners are not insurers of your person or property. By your rental agreement, you hereby agree to release and indemnify owners, agents, and employees from any damage or theft to person or property, sustained in or about BALLICEAUX HOUSE during the term of your occupancy.
(e) Cottage Policy: Policies are established concerning the use and occupancy of the Premises and are intended to promote the convenience, safety and welfare of our guests. These are posted in the cottage and in the kitchen "Guest's Guide" Notebook.
(f)The security deposit is held separately against loss, damage or breakage, extra cleaning, any other extra-ordinary charge, and for over-use of A/C. It is important to remember that the cost of electricity on the island is extremely high and to remember to turn off lights and A/C when not in use.
Hold Harmless Agreement
Primary Renter acknowledges and understands that they are responsible
for each and every guest or guardian during your rental dates contracted or
future stay for (SENSITIVE CONTENTS HIDDEN) or Air B and B lodging, including any extensions
granted by the owner,
and is solely responsible for any property damage, accident, injury or loss
sustained to any person while in residence. Owner(s) _Stephen C Gratz,
203 Lombardy LLC. and our Agents accept no legal or financial
responsibility. Guests and guardians assume all risk of injury or other loss
resulting from a recreational activity and will hold Owner/Agent harmless
hereto. Guest hereby agrees to indemnify and hold Stephen C Gratz, 203
Lombardy LLC, employees, and officers harmless from any claim,
including those of third parties, arising out of or in any way a result of
guests use of the premises or items therein. Renters must preform their
own assessment of risk with all indoor and outdoor activities. Renters with
children assume all responsibility of their parties safety.
Stephen C Gratz or 203 Lombardy LLC. and employees) cannot be held
responsible for : The failing of any other company due to said company’s
error or service interruption {i.e. electricity, water, gas, cable, wireless
provider, etc.} and acts of neighbors such as: construction, road repair and
maintenance or act of god (weather). However, Owners/Agent agree to do
all that is humanly possible to remedy any issue as quickly as possible.
No refunds or fee adjustments will be made due to a defect in the
Property’s condition unless Responsible Party makes Owner(s) aware of
the problem immediately upon discovery and the Owner/Agent, or their
designated Representative(s) are unable to remediate the matter within a
reasonable amount of time (hours of business, etc.)
Agent/Owners reserve the right to enter property at any time to investigate
disturbances, check occupancy, check damages, make repairs, alterations
and improvements.
Renters agree to all conditions above by accepting the rental agreement.

My husband and I loved our time at Balliceaux House. The house has been well taken care of and has everything you'll need for a relaxing Caribbean holiday. The balcony is where you will want to spend most of your time either lounging in one of the very comfortable chairs or cooling off in the pristine plunge pool. Staying in the main house, as we did, was fantastic but this would also be a great place to visit with friends as there are another 2 double bedrooms connected to the house. Bequia itself is a quiet, peaceful island and is less built up than nearby St. Vincent. All the action is centered around Port Elizabeth (a 10 min. taxi ride or 30 min. walk from Balliceaux House) where you will find a small, but well appointed, grocery stores, bakeries, and fruit stands to get you everything you need. This is where you will also find a selection of local restaurants, and bars. The host, Steve was great, organizing housekeeping services as well as coordinating our arrival with local taxi services to get us up to the house.
