This air conditioned villa has 2 separate bedrooms both with king size beds of equal size with private bathrooms. We also offer 2 full size rollout beds that can be used to comfortable sleep 6 without anyone on the couch! The villa has a private courtyard and roof deck. There is also a terrace on the 2nd floor off the bedrooms. Perfect view of the jungle while having a nightcap or reading a book. We also have an outdoor shower, perfect for washing off that sand from the beach.
Primer Amore is located just south of town within walking distance of fruit stands and restaurants. Only a 10 minute drive through town to the beautiful Tulum beaches.

We live a few blocks away and are accessible for any questions and maintenance to the condo.
Located away from the tourist hot spots near the beach, this villa provides privacy and isolation while retaining luxurious and contemporary style. Fully stocked kitchen was a plus and 3 bathrooms made it easy for the 6 of us to not feel too crowded. The beds were very large and firm but comfortable. Ample closet space in both bedrooms. Lots of windows throughout the space and access to patio areas on 3 levels allowed for plenty of time outside. The pool was great and the surrounding grounds was very well manicured. Recommend a rental car if you're staying here as it's a bit of a far but manageable walk into town. The water is supplied to the villa through a cistern located outside which we encountered no problems with, hot water generates quickly and pressure is good. Wifi is spotty at the villa but we didn't need to use it much and found that most restaurants in town offer wifi if need be. I would love to stay again as I found it offered the perfect balance of upscale contemporary and authentic rustic Tulum.
Gary and Cathy were wonderful hosts! Gary was waiting for us upon arrival and stuck around to give us a ton of useful information about the area. Super nice guy. We felt the property was everything we were expecting and more, and the perfect spot for two couples. Dark wood, with colorful accents all throughout the house, very cozy! A little harder to find / hard for cab drivers to find, but there was some newer construction going on at the main road so apparently some of the prior, useful landmarks were no longer there. We were using the Exxtra gas station as our landmark for cabs, and would then just walk down the street a ways to the turn off, but luckily our Spanish got a little better and we were eventually able to extplain to cabbies which road it was on. The condo doesn't get a ton of sunlight which was great because it stayed cool- so nice to come home too. Top floor is empty but ended up being the perfect place to watch a thunderstorm/lightning storm and to hang dry clothes. The condo is stocked with useful things I.e. Trash bags, beach towels, basic cooking spices and items, pool toys, and other little things that people may have left behind. Pool area was awesome, radiating different colors in the evening time, whole staff on site was so nice, we loved it so much we even stayed an extra day! Which wasn't a problem for Gary to accommodate so we thank them for that as well!
Gary and Cathy's place was exactly like they depicted it on Airbnb. It had a great big kitchen with all the utensils needed to cook meals, a big airy living room, and two bedrooms/with baths upstairs. We were only left with one roll of toilet paper so make sure you bring/get some extras. We also noticed that some of the bed sheets had small stains on them so we switched out the sheets with the other bedrooms. We enjoyed playing cards on the balcony off the master bedroom each day while watching the sun slowly set which was so nice. Shortly after arriving to the villa, we were greeted by one of the neighbors who offered to rent us his bikes for a reasonable fee which we did and they definitely came in handy and got us from town to beach each day. A big container of clean/sealed water comes with the condo once you arrive, but if you run out, you have to wait for the water man to come (I think it was on Saturday) and pay him a small fee for more H20. We didn't run out so it wasn't an issue for us! There is Wifi in the villa but it didn't work for most of the trip. We actually weren't planning on using wifi while on vacation but since we were biking everywhere, it would have been nice to look at maps/directions of places we wanted to visit. But overall the Villa was clean, tidy, and the pool was really nice and refreshing!
So glad you enjoyed the condo. Will definitely follow up on those sheets and the fact that you had low supplies in the villa and certainly apologize for that. We have contacted our WIFI provider several times to look into the internet service. While I agree you don't want to spend all of your time on the computer it is handy to have access to it for local places to go. Also, we usually have maps in the basket with the welcome book, so I will confirm that we still have them for future guests. Definitely appreciate the feedback.

L'appartement était exactement comme il était décrit dans l'annonce. Nous y avons passé un très agréable séjour. À deux couples, nous étions très confortables. Au départ, je craignais que nous entendions beaucoup la route puisque l'appartement n'est pas très loin de la route qui traverse Tulum. Pourtant, aucun problème de ce côté. Il n'y a pas grand chose à reprocher à ce logement. Les hôtes nous ont très bien accueillis, les chambres étaient confortables, c'était d'une propreté impeccable et nous nous somme très vite senti chez nous. Si vous passez un long séjour là-bas, et que vous planifiez passer beaucoup de temps dans l'appartement, il faut savoir que nous n'avons pas beaucoup de lumière du jour à cause du positionnement de l'appartement. Nous avons passé nos journées à nous balader, alors pour nous, aucun problème de ce côté. L'appartement est plutôt bien situé. À pied, nous pouvions nous rendre facilement au centre de Tulum et en voiture à la plage assez rapidement. Ma famille et moi recommanderont sans hésiter cet appartement!
We had an amazing trip at Gary and Cathy's Tulum villa. They were super clear and communicative from the moment we booked until our check out. When we arrived, they greeted us with cold beers and immediately gave us a full lay of the land. Having an insider's take on everything from the best restaurants and yoga options to beach club and parking etiquette made everything so incredibly easy. The villa is spacious, private, secure, clean and beautiful, and super accessible to the beach and all the major sights. We rented a car and had a great experience driving around and exploring the surrounding area. Highly recommended!
We had a great time at Gary and Cathy's place. The house was beautiful and well stocked, and we really appreciated having two bathrooms to accommodate our group of six women. The house felt very safe, and the pool was beautiful. Very laid back atmosphere.
We did run out of hot water at one point, but Gary came right over to resolve the issue, and other than that we had no problems whatsoever.
I wouldn't walk into town or the beach from this location, but everything is a very short drive away, and reasonable to bike, too. Tulum was beautiful, and we'd love to return! One note, though -- the walls between units in this complex are *very* thin, so don't plan to have loud parties while you're staying here.
What can we say? We stayed at Cathy and Gary's villa for 4 weeks and it was not long enough!
They are both great hosts. Always available should you need something or to answer any questions. They are only a few minutes away if anything comes up that you need at the villa.
The villa itself is airy, spacious, clean and very comfortable. It felt like home away from home. The multiple outdoor patio/balconies are great places to have drinks, eat or play a few games of cards or cribbage. The two bedrooms are both spacious, and each having their own baths with large showers is great. The washer/dryer was a bonus for the longer stay.
Primer Amor complex is kept immaculate by Chris, the groundskeeper. We met many of the villa owners and other renters by the pool and have formed some lasting friendships. The complex is small enough that it feels very private, but if you want good conversation there are interesting people staying there from all over the world.
We walked or used taxis for 3 of the 4 weeks we were there. The walk to town is easy and safe, even at night and was our daily exercise. You can discover a lot more on foot! Taxis are abundant and very reasonable.
The beaches - both north and south are gorgeous!! And are only 5-10 minute taxi ride from villa. We especially enjoyed Ziggy's beach club with free lounge chairs/beds for the day with purchase of drinks or breakfast/lunch. The food is fantastic.
Tulum is a quaint little town with many great restaurants - the seafood everywhere is fresh and delicious. Try the little local coffee shop, Ki-Boc. The family who runs it are amazingly friendly and will give you tips on anything you want in and around town. Walk the back streets and you will always find interesting local places.
If you are looking for a relaxing place and want a laid-back atmosphere, Tulum is the place and Primer Amor villas is the place to stay. We would love to go back and stay even longer than 4 weeks. It is paradise!
