THERE IS A CLUBHOUSE WITH POOL,SPA AND CHANGING ROOMS. THE GROUNDS ARE WELL MAINTAINTED WITH NICE VIEW TO THE FOREST. THERE IS ALSO A GREAT WALKING TRAIL ALONG THE LAKE WHICH IS VERY PLEASANT. THE HYATT CASINO IS WALKING DISTANCE.THE UNIT WILL ACCOMMODATE SLEEPING FOR 8. THERE IS A KING SIZE BED IN THE MASTER BEDROOM UPSTAIRS. THE TWO GUEST BEDROOMS DOWNSTAIRS HAVE TWIN BEDS IN ONE ROOM AND A QUEEN SIZE BED IN THE OTHER BEDROOM. IN THE FAMILY ROOM DOWNSTAIRS THERE IS ALSO A FOLD OUT COUCH THAT WILL SLEEP 2. THE UNIT IS DECORATED WITH THE FAMILY ROOM BEING DONE WITH AMERICAN INDIAN MOTIF. THE BEDROOMS DOWNSTAIRS HAVE ONE ROOM BEING A BEAR ROOM, AND THE OTHER BEDROOM BEING A MOOSE ROOM. NOTE THE TWIN BEDS HAVE NEW MATTRESSES AND BOX SPRINGS AS I HAD A FEW COMPLAINTS.

guest have access to clubhouse which is about 50 yards from the unit. the clubhse has a spa pool changing rooms with showers and there is a sauna.

IMPORTANT PLEASE READ;M THE BEACHES IN INCLINE ARE PRIVATE AND THEY REQUIRE A BEACH PASS FROM THE PARKS AND REC DEPT IN INCLINE VILLAGE. I CAN SEND AHEAD FOR AUTHORIZATION BUT THERE IS A DAILY CHARGE. THE BEACHES ARE EXCEPTIONAL WITH SNACK BARS, LAWN AREAS, BOAT LAUNCHES, BBQ AREAS, AND ONE HAS A POOL. NOT YOUR AVERAGE BEACH.

The association does have patrols which make sure the rules are adhered to by all inhabitants.


PLEASE TURN DOWN HEAT TO 43 BEFORE LEAVING AND TAKE ALL FOOD WITH YOU AS THE CLEANING SERVICE WILL THROW ANYTHING OUT THAT IS LEFT BEHIND. I HAVE A TWO NITE MINIMUM DUE TO MY CLEANING FEE BEING $125.00 PER NIGHT. WIFI INSTRUCTIONS AND TV INSTRUCTIONS ON THE REFRIGERATOR IN KITCHEN, IN KITCHEN. DO NOT USE BASEBOARD HEATERS JUST USE FORCED AIR HEATING AS THEY ARE JUST A BACKUP NOT INTENDED FOR USE. EXTRA LIGHT BULBS AVAILABLE ON SHELVING NEXT TO WASHER. Good location, very close to club pool, sauna and hot tub. That's a big plus after a day in the snow! Surprisingly quiet despite being a condo/townhome situation. Sound insulation was also very good between 1st and 2nd floor. Basic items, and essentials provided. Place is a bit older, but everything we needed was there. Good heating. Despite it being cold and snowy, we kept it around 65 F and it was just fine for everyone.

Centrally located in Incline Village close to the lake, shopping and restaurants. A few deferred maintenance issues that took away from the experience. For example 1) A broken sofa which makes it difficult for more than one person to sit on it. 2) Kitchen is a bit dingy (cabinets, pots and pans) appliance are newer though. 3) Not all lights / lamps seem to work consistently and 4) Hole in the wall in downstairs bedroom. 5) Remotes need new batteries The complex is well maintained and road are kept despite the heavy snow. Hot tub is usually empty and is well maintained. A decent place to stay if you are not planning to spend much time in the condo except for sleeping.

Location was amazing but the unit needs tons of TLC specially at the nightly rate specified. PROS -host was very responsive -location was amazing and close to tons of amenities Cons - water takes over 10 mins to warm up - couch was broken and was held up by stacks of magazines (family had to sit on the floor the entire time) - all the board games were missing and incomplete -linoleum in bathroom was coming up which allowed water and moisture to sep into the floor -no detergent available to wash souls linens -there was only 2 towels ready once my family arrived and the rest of the linens were soiled (but were found inside the washer) -found a bowl of cooking oil uncovered that was stored inside the cabinets -I had to fix the Tv to get the cable to work -found ashtray full of cigarette buds and cigarettes on the balcony - nightly rate was high based on the condition of the unit

As my first airbnb experience, I was really disappointed with the house we rented. We were notified as we were driving up to Tahoe that some people had recently trashed the unit. Mike said that they had a cleaning crew come in and clean it up but that there were still problems that had not been addressed yet. It wasn't clean (even though cleaners came in), had broken doors (laundry room), hole in the wall of one of the bedrooms, a pull out couch that smelled of smoke and bad odors, almost no hot water (so be prepared to take a cold shower) and a severely broken couch in the living room. It was not the type of place to bring 3 children under the age of 5. I have rented many houses in Tahoe under VRBO and have had a lot of success but this was a major disappointment. Be very cautious when booking this house. It is definitely not worth the price you will pay.
