Located on the second floor, without elevator - 30 steps to climb, on Via delle Ruote: right in the historic centre of the city, just a few minutes from Santa Maria Novella Station, the exhibition centre of the Fortezza da Basso, Piazza San Marco and Galleria dell'Accademia.
The cosy Studio has a double bed, a fully equipped kitchenette, a bathroom with a shower, a washing machine, TV with flat screen. It can accommodate up to 2 people and has 1 bathroom with shower. It is equipped with air conditioning, WiFi internet access and heating.
The studio’s location is definitely unique, being in a very quiet secluded apartment, but only 5 minutes walking distance from Piazza San Marco and Galleria dell'Accademia (with Michelangiolo’s David); only 10 minutes away from Piazza del Duomo; 10 minutes from the train Station; and 15 minutes from the famous Uffizi Gallery. Being central, it also offers the opportunity to live the genuine Florentine daily life and nightlife.
In the same street there is a little supermarket, and a few metres away around the corner is a bike rental outlet. With a 5 minutes walk you can also reach the San Lorenzo markets.
The San Lorenzo markets are actually comprised of two separate markets. One is better known as the Central Market (Mercato Centrale), which is a two-level, indoor food market, located in a towering cast-iron building dating from 1874. The other is the outdoor market full of stalls selling leather, clothing and souvenirs.
Inside the market are myriad vendors dedicated not only to fruit and vegetables, shoals of fresh fish and fresh local meat, but also delicatessen stalls offering cheeses, cured meats, olives and other delights, as well as stalls selling bread, pasta, wine and other grocery items.
The apartment is easily accessible by public transport (5 minutes from the main train station Santa Maria Novella) and is located in the restricted traffic zone. However, a public pay parking is available just 500 meters away.
Please notice that check-in after 20.30 is not recommended (we have to ask someone to bring you the keys), after 21.30 is not accepted.

Leave the apartment as you found it: take out the rubbish and put dishes, cutlery and pans where they belong.
Just act like you'd do in your own house (don't leave the windows opened when air conditioned or heating is on, walking with shoes on sofas, leave everything dirty...) :)

Matteo was very friendly and we were so grateful to have a place with so many amenities! Towels, hairdryer, kitchen, washing machine, all tucked away neatly in this space. It was perfect for our time in Florence. There is a bit of a stair climb as caution for anyone who has very heavy luggage or reduced mobility, but we were two girls with backpacks and had no problem at all. Would recommend!
the room was in a great location and it was very nice having Matteo meet us at the door and showing us around the room. The room was as shown in the pictures and was plenty of room for our short stay in Florence
We enjoyed our stay in this apartment. We were a little late for check-in due to difficulty returning our rental car, but we had no problems communicating with Matteo to arrange a different time.
The apartment is very nice - clean, comfortable, with a good assortment of cooking utensils and a washer. It's about 15 minutes' walk from Santa Maria Novella train station and about 10 minutes from the Galleria dell'Accademia.
Monica and Matteo include a book with suggested tours, information about the apartment, etc. We especially appreciated the bilingual instructions for operating the washer and the air conditioner.
This tiny apartment is equipped for two people to stay comfortably. It was clean and furnished. It is a 15 minute walk to the attractions in the city center. Not the most picturesque neighborhood. Bring your own soap, cooking oil, coffee, condiments, etc, because you won't find any. It felt safe, up on the 3rd floor, with 4 locking doors between you and the street. There are groceries, markets, restaurants right on the street, but they close early, like most stores in Florence. Matteo was very friendly and quick to respond to contact. For the price it was just right.
We really liked this place - it is very nice looking, comfortable, had all the amenities you would need, very clean and tidy, and to top it off in an awesome location 10-15 minutes from the train station and main tourist attractions, with heaps of fantastic restaurants and a supermarket nearby (within 2-5 minutes!) Monica was very easy to contact and communicate with and Tomaso who let us in was very friendly. I would definitely recommend. one thing that is worth mentioning is the hot water cylinder is small so the hot water doesn't last long.

No nos atendieron directamente los arrendadores; un señor muy amable nos recibió a la hora que habíamos acordado y nos explicó todo muy bien. A la salida nos limitamos a seguir las instrucciones que nos dejaron.

Lo peor: El aire acondicionado (bomba de calor) tarda mucho en calentar
The Ruote Studio is exactly as described: compact and cozy and located in a nice quiet area - a perfect base for exploring Florence.
Matteo met us for check-in when we arrived and was very helpful when our missing baggage was delivered two days into our stay. He made the arrangements with the airline's delivery company so that we did not have to wait around for it. Thanks, Matteo!
