One of the many unique things about this space is the fact that it is a true 1-Bedroom apartment. In this city, it's difficult to find a place that isn't either a studio (the only extra door being a bathroom) or a 2-bedroom (which are pricier). Here is a perfect spot for couples or solo travelers to feel independent and immersed in the local scene (with your host just next door available for support).
There is a private entrance, just for you, nothing is shared. Inside the flat, there is air conditioning, fans, a strong WiFi connection, TV with international cable channels, a comfortable mattress with quality cotton sheets (upgraded April 2014), a land line, and a full kitchen with fridge and stove/cooker.
Interaction with Guests
You are welcome to visit your host in the villa next door (where I live and my other listings are contained, likely meeting other Airbnb'ers) if you need anything: local suggestions for food, shopping, going out, traveling afield, etc.
Otherwise you have your own fast WiFi connection, and I can be reached that way as well. There will also be maps and local info for you in the apartment.
The local market, just a few steps away, offers just about all you could ever need or wish. A big plus for gourmands, foodies, and chefs!
Our neighborhood has the twin benefits of feeling distant from the noise of the fast lane city life, while also being mere minutes away from wherever you may need to go in central Saigon.
Taxis: Vinasun (one of the two most trustworthy companies in town) cabs coast by our street regularly, due to their home office being nearby.
Motorbike taxi: The best way for a solo-traveler to get around, I have contacts to trusted local drivers who speak English.
Bus: There is a local bus access, costing next-to-nothing, if you really want to feel like a local!

Airport pick-up: We are happy to meet you at the airport for your convenience, with your name on a placard as you exit customs. We charge $20 for picking up from 7:30 AM ~ 10 PM or $30 for picking up later than 10 PM (or earlier in the morning)
The house was amazing and as described. Rusty was friendly and very accommodating. Definitely recommend.
Clean and pretty much as advertised. Though the a/c is only in the bedroom, the living room of the apartment stayed cool enough that the heat wasn't an issue. The only room that got very hot was the bathroom.
The bathroom itself was clean, however very tiny with there being no way to shower without soaking the entire room.
The kitchen has a deecent selection of pots, pans etc.
The location is a bit remote - but not horribly so. I did feel a bit lost the first time I walked into the neighborhood - so if like me you are coming to Vietnam for the first time just be sure to take a look at a map before walking out.
The internet connecction was very fast, though the first night I did lose the connection but one call to Rusty's assistant and it was fixed in a few minutes.
Now about the noise - ths city noise was never a problem but the school next door has 2 distinct shouting matches at sometime after 8 and at around 1pm.
Overall I have no complaints - but also moved to a slightly more central hotel after a week. I simply found the hotel where I moved to be a bit more comfortable for me. It didn't have the space though that Rusty's did.
We really enjoyed our 12-night stay at Rusty's place. It was the highlight of our trip to Vietnam. At Rusty's, you will have the chance to observe and experience much more of the local culture than you would if you stayed in a hotel or fancy ex-pat housing, and we have many memorable stories from our time there. Yes, it's a very working-class neighborhood, but it also feels safe and family-oriented, with none of the sleaze or scams found in touristy parts of Saigon. Yes, it's noisy, but this is essentially part of the Vietnamese experience - for locals the day begins at 6:30 or earlier. I was able to sleep through the noise by the third morning. Yes, there are mosquitoes, but there have been updates to the apartment which are not pictured, such as the addition of mosquito nets in the bedroom. Rusty's place is in a fairly convenient location, with easy access to a local market, as well as some high-end facilities (gym, pool, shopping center, restaurants) at the nearby western-style condominiums. It's about (phone number hidden) dong for a cab ride to District 1, but we were also able to walk there easily (takes 40-50 minutes), as there are wide sidewalks and traffic lights at all the intersections. Rusty was very helpful during our stay and addressed all of our needs promptly. I would recommend this place to people who want to get off the tourist trail in Vietnam and immerse themselves in a different lifestyle. I wish we could have stayed longer!
Despite late check-in, Rusty kindly greeted us upon our arrival at the apartment. The place is close to the local market where you can shop for food if you speak Vietnamese a bit. The Manor and the Saigon Pearl are nearby where you can find decent restaurants, a grocery store, and Vinasun taxi. Cable, Internet and bottled water are available. Rusty seems to have a cleaning lady who comes in every morning to clean the front terrace. I believe that she is also responsible for getting the place ready for new guests. However, the place we were in was not really ready for us. The bed sheet along with pillowcases was not new and had a body odour from other guests. I did the wash the next day and found out that pillows were stained and yellow. I pulled out other bed sets from the closet and found black dog hair all over the bed sheet and pillowcases which are also old and smelly. We used the air conditioner only the first night. Then, we found black mould behind the antique closet so we were not sure about the cleanliness of the a/c and the wind flow. The kitchen was not clean; the sink drains were not emptied, the black moulds embedded in the silicon were around the sink, and the refrigerator had rotten onion and mouldy pumpkin (needless to mention the refrigerator itself). About a foot away, the apartment is close to the school. Be prepared to get awaken by megaphones and schoolchildren very early in the morning. Also, constant noise from neighbourhood and scooters! The bathroom has hot water, if needed. The washing machine was handy. In spite of little interaction, Rusty and I communicated via texting if there was anything. With some more cleanliness effort, this place has many good selling points already.
The linens (sheets and pillowcases) have been upgraded. A mosquito net is also installed, and some incense sticks used which keeps them more repelled. The apartment is on the ground floor, which is why there are a few unwanted guests at some hours (like dusk).
The airconditioner is fine, it was cleaned within the last 6 months. There was a guest recently who had a couple small dogs, but the maid has been informed to double the cleaning efforts to address some of these concerns.
Most other guests find the neighborhood to be pretty quiet most of the day. But from morning until the end of rush hour is noisy just about everywhere in this city!

Par contre, il est presque mitoyen avec une école primaire (1m sépare la chambre et une salle de classe) ce qui le rend très bruyant. N'espérez pas dormir plus tard que 6h30 sauf si vous avez une sommeil très lourd.
Le quartier est animé et sympathique mais assez excentré. Il vous faudra emprunter un taxi pour rejoindre le centre (environ 40.000vnd à chaque trajet). Gare aux moustiques malgré la lotion procurée par notre hôte.
The place is in a very authentic neighbourhood, and I think it's really interesting since you can see the “real” Vietnam. The description of the place is quite accurate. Rusty is a great host, he was always available by sms and phone call. The only thing is that in the morning it can be quite noisy — kids yelling and people building something very loud. So keep it in mind if you have kids or you like to sleep in the morning.

I'm American, have been living and working in Vietnam for 4 years and I love Saigon. It has just the right mix of the alien-edginess, fast-pace, and good vibes for me.
The rest of Vietnam has everything to fit any style-- from lazy deserted beaches to romantic mountain valley towns, huge caves and jungles, national parks, and river cruises (and more!)
