The Space

The B&B is near (around 200 mt.) Termini railway station, from where is possible to catch any means of transport: buses, subways or a taxi to reach any part of Rome.
Rates: London standard double room or Paris standard double room is €. 65,00 per night; Bali room is equipped with a double bed and a single bed is € 75,00 per night;
New York room that is equipped with two double queen bed is € 100,00 per night.
During Christmas holidays and Ester holidays, there is a rate increase by € 10,00 per night for each standard double room and € 15,00 per night for the New York room.
Bookings should be done for each room, unless is wished to book the whole B&B (e.g. a group of 10-12).
Every bedroom is brand new and has private bath with shower, TV and A/C. there is Wireless Internet connection but is not included in room rates. There is no hairdryer in the bedrooms.
Maid service with change of towels and bed linen every 3 days.
Every morning there is a buffet self service breakfast including tea, milk, coffee, biscuits, jams, corn flakes, etc.
Check-in is after 12.00 pm and check-out is before 10.00 in the morning.
Should you need different check-in or check-out time, you can agree them with the innkeeper, paying a € 10,00 extra for each hour before or after the above mentioned time.

  • We were very happy with the room. It was nice and very clean and close to the central station with all the airport buses.

    It is a little far to walk to the historic center, but you can take a bus or taxi from the train station. A taxi is around 6-10 Euro depending on the traffic.

    There was a good collection of cereal, cakes, yogurt, milk and tea etc. for the "do-it-yourselves" Italian breakfast (Most places in Italy, you will not get a full English breakfast).

    Gianluca waited for us, when we arrived (45 minutes late - sorry) and was very friendly and helpful. Further his English is very good.

  • Gianluca was a very friendly host who recommended us the interesting restaurants to dine in (go try the original carbonara pasta and you will never look at it the same way again ;) ) and showed us in details how to get to the main attractions in Rome. The New York room was spacious enough for the four of us and the location of the apartment was great, with walking distance to the station and to the major tourist attractions. I would highly recommend this place to people looking for a convenient location with minimal facilities.

  • I stayed for two nights in Gianluca's B&B. It was really easy to find the place, very close to the Termini station. In addition, the room was very clean and cozy. The host always stayed in touch with me: he quickly answered to my questions whenever I asked.

  • My sister met Gianluca at the building. He made sure that she was able to use the key to get into the apartment since it can be a bit tricky. The breakfast that was left was generic packaged croissants and instant coffee. It was a pleasant experience overall.

  • Gianluca and his place are a perfect combination if you visit Rome. It was the first visit to Rome for most of us and Gianluca helped in explaining about Rome and some tips during our stay. We booked New York room and it was really comfortable, the best one so far.
    The apartment itself located really close to central station and it convenience for use because we arrived late and need to left quite early. I will definitely book it again if we are going to Rome in the future and recommend it to our friends.

  • We had a great stay at Gianluca's place! It is really nice, clean, and welcoming, and we loved our room - pretty much like staying in a hotel! Good location too, as it is really close to the train station. When we checked-in, Gianluca was very helpful; he gave us a map and showed us where to go/how to get around.

  • The New York room is a very nice room for 4 persons. There is enough space and the beds are perfect. Everything is clean. After 3 nights you get new towels and bed-linen. The room has a nice window to the street. You can sleep very well with an open window, because the street isn't very loud. Just the cleaning of the pavement in the early morning might wake you up. :-) If you like the room has air-conditioning.
    After staying 6 nights in the same B+B in Bali-room my husband arrived and we changed to the New York room. Gianluca gave us in the morning the keys of our new room and the woman cleaning the rooms changed our packed luggage. Everything was well organized.
    In front of the B+B you have a bus stop and the metro station from line A + B you reach in about 5 min. walk. Most of the sights you can visit without using public transport. All in all we had 12 days in Rom, we met very nice people in the b+b and had a wonderful time! Thanks for everything, Gianluca.

  • I stayed with my family and it was very pleasant and comfortable stay. We arrived in late to his apartment and Gianluca was waiting for us to receive. Apartment is nearer to the train station and has decent kitchen. Gianluca was so helpful and explaining the things clearly about the important tourist spots and restaurants in Rome.   • Not only was Gianluca responsive to our questions before booking, but he was very accommodating to our needs. He runs a nice and clean B&B, gave helpful tips for navigating Rome, and recommended great eats in the city. We really enjoyed his friendly, welcoming personality, and humorous jokes. He was also great with my 1 year old son. The B&B is within 5-10 minutes walking distance from the Termini so it was nice to be able to easily to get to the B&B after arriving into Rome. We stayed in the New York room, which has 2 queen sized beds; a luxury for our family of 3. The beds were comfortable and provided a good night's rest. The room is exactly as pictured; nice, clean and neatly decorated. Our room has a window that looked out onto the street. The private bathroom was modern and clean, though the hot water tended to run out quickly for morning showers. There was a supply of assorted packaged pastries in the common area, yogurt, coffee, hot chocolate, and fruit juice boxes in the kitchen all at our disposal. These were convenient when we'd rush out the door in the morning eager to take in the sights or when feeling like a midnight snack. Wireless internet connection was very good. There was no problem getting to the B&B on the 2nd floor of the building as there is an elevator. The B&B is within easy walking distance to the Colosseum, Trevi Fountain, and Pantheon - all about 15-20 mins. If you like to walk, Campo di Fiori and the Spanish Steps are farther walks - about 25 mins. We basically walked everywhere with the exception of taking the metro to the Vatican and Trastevere neighborhood; and all the while being 13 weeks pregnant and toting around a 12 month old! I did not find the neighborhood of the B&B to be dodgy or scary even though it is so close to the train station.
    Since we threw coins into the Trevi Fountain, ensuring our return to Rome some day, we would definitely stay at B&B128Roma again! Thank you for being such a great host, Gianluca! We love your personality and would recommend your B&B to anyone and everyone!
