Fantastic condo located in Tahoe City, 100% remodeled this year. Granite kitchen, large gas fireplace, comfortable rooms, and supplied with kid friendly comforts. Two pools, a large hot tub, kids play area, and very close to the Lake and downtown.
End unit with grassy/snow area on side.
Gas grill on back deck. Cable TV, wireless internet, phone (free calls anywhere in US).
Complex has two pools, hot tub, kids play area, tennis courts. 10 minute walk to Lake.
We chose this area because it's walk-able to the lake, 2 minutes from downtown Tahoe City, and 15 minutes from Squaw Valley, Alpine Meadows, and Northstar.
3 Minutes to downtown Tahoe City. Paved walking/biking trail to downtown. Tahoe shuttle bus stop 1/4 mile from house.
Other Things to Note
Our dream was to own a place in Lake Tahoe, now we do. We purposely went the extra mile and remodeled the entire house, and added little things like extra soft towels, stainless appliances, large flat-screen TV, cozy gas fireplace with blower, and kid friendly toys, games, and pack-n-play.
The rate quoted on the site includes occupancy tax (most others don't, so beware). A rental agreement is required and terms will be emailed.
This property is only for responsible individuals. No pets and absolutely no smoking. No renters under the age 25 unless part of a family with older adults.
OCCUPANCY: It is agreed that the guest renting the property is an adult over the age of 25 and will be the occupant of the property during the entire reservation period.
BEDDING ARRANGEMENT AND AMENITIES: The property features 1 room with king bed, 1 room with one queen bed, and 1 room with twin-over full bunk bed. Other features:

- Access to Lake Forest Glen amenities (Pool, Hot Tub, tennis courts, kids area)
- All bedding and bath linens provided
The rental property has a fully equipped kitchen, blankets, pillows, sheets, towels, washer/dryer, TV, blue ray dvd player, etc. Usually there is salt, pepper, other basic spices and oils, etc. but this is not guaranteed. We provide 2 rolls of paper towels, courtesy bath soap, 2 rolls of toilet paper per bathroom. Additional supplies can be purchased at the local grocery store. If there are certain items you will need during your stay please plan on bringing them with you.
ANIMALS: Please remember that Tahoe is a forest surrounded by mountains. We have bears,
raccoons, coyotes, mice, chipmunks, squirrels, etc. Please DO NOT leave food or garbage outside
of the property at any time. The complex have lockable dumpsters for garbage located at the
ends of several parking areas near the property. In the spring and summer we see an increase in activity in ALL of the animals. Please understand this is part of life here in the mountains - there is no way anyone can control what happens in the forest.
PAYMENTS: All payments are made via Airbnb.
CANCELLATION POLICY: Cancellation policy is as noted on Airbnb at time of reservation.
You agree to assume responsibility for transportation to the property. Inconvenience caused by weather, disruption of utilities, or road conditions may occur at times in snow and mountain country and do not invalidate this Property Rental Agreement nor will they be subject to financial compensation. Landlord will arrange for snow removal and access to property.
PETS: No pets are allowed. No exceptions. Any pets in the property during tenancy is cause for forfeiture of the entire security deposit, an additional $200 fee, and eviction.
NO SMOKING: No smoking is allowed in the home or anywhere on the property. Any unauthorized smoking during tenancy is cause for forfeiture of the entire security deposit, an additional $200 fee, and eviction.
OCCUPANCY LIMITATIONS/USAGE/SUBLETTING: The number of people who are authorized to stay in the rental is limited to the number disclosed to the owners and on the rental confirmation. If more and/or different persons occupy the premises that are not specifically authorized by the owners, or if a party or extraordinary gathering takes place at or on the premises, this may cause a forfeiture of the deposit and eviction. We recognize the desire to have an occasional visitor or small party, but additional charges may be incurred for other unauthorized use. In addition, any type of subletting is strictly prohibited. Any disturbance resulting in neighborhood complaints or police action, other illegal activities, damage to the vacation rental, or violation of this agreement or of rules and regulations governing the vacation rental, will be considered sufficient cause for immediate termination of your stay, and all monies paid will be forfeited. This agreement does not create a tenancy for the vacation rental; you can be removed from the vacation rental without process of law if you do not depart at the appropriate time.
DEPOSIT: Deposit is as noted on Airbnb at time of reservation. A deposit is required for all rentals and will be returned subject to, but not limited by the following: (a.) there is no damage to the premises beyond normal wear and tear; (b.) there are no items missing from the premises on the day of departure (keys, remote controls, linens, , etc.); (c.) that all debris and garbage have been carried out and placed in the garbage dumpsters; (d.) There will be a $50 charge for missing guest keys. Any material breach of the lease agreement or the general or specific home rules during tenancy is cause for forfeiture of the entire deposit.
UPON ARRIVAL: When you arrive, please check the vacation rental for cleanliness and damage. Read about the home and rules in the Welcome binder, including checkout rules. Notify Sheryl Larsen promptly of any problems or damage. You agree to leave the vacation rental in good condition and complete all items on the Checkout List prior to departure.
CLEANING FEES/POLICY: A cleaning fee of $135 is charged on the vacation rental via Airbnb and will be indicated on the confirmation. This cleaning is a general cleaning of the house including bed and bath linens. Not included in the cleaning: stains on the carpets, dirty dishes, excessively dirty general condition, emptying trash, or returning furniture back to its original location. If excessive cleaning is required, the security deposit may be withheld.
UTILITIES, TELEPHONE, AND INTERNET: Utilities are included in the rental price. There is telephone service available and free long distance in the USA. No other calls are permitted that include fees or cost (International long distance, 900 numbers, etc.). Phone charges will be passed onto renter, plus $50 service fee. Careless waste of utilities may be charged. Cell phone service is not guaranteed in Tahoe. Internet is not always reliable. We have no control over and cannot be responsible for the connection or maintenance of the internet for any reason. No refunds will be given for lack of connection.
MAINTENANCE: You agree to notify us immediately if a maintenance problem develops at your vacation rental so we can have it remedied as quickly as possible. Owners and Agent reserve the right to make repairs as necessary and to enter the vacation rental with reasonable notice or without notice if you cannot be reached.
LOCK-OUT ASSISTANCE: A $150.00 charge will be assessed for lock-out assistance after
hours. If the property manager is not available for after business hour calls a locksmith may be required. The guest will be responsible for the setup and cost of this.
HOMEOWNERS ASSOCIATIONS: The availability of amenities offered by HOA's including,
but not limited to, pools, hot tubs, tennis courts, etc. cannot be guaranteed. This happens rarely. Refunds will not be given if one or all amenities are unavailable. We regret the inconvenience but it is out of our control.
USE AT YOUR OWN RISK: The Owners and Agents are not responsible for loss, theft or damage to your belongings during your stay or for unsafe use of the premises and amenities, including but not limited to the outside areas. Guests are not permitted to use Owner’s sports equipment or other gear that may from time to time be left in the closets. Guests are permitted to use snow shovels, sleds, games, child equipment, or other items located in the property at their own risk.
INDEMINFICATION: The undersigned agrees that the owner or property manager shall not be liable to himself/ herself, his/her heirs, guests or invitees or any other person for any injury, loss or damage to any person on or about the rental premises. Renter will hold owner and property manager harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the Renter, his/her guests or invitees.
ATTORNEY'S FEES: This Agreement shall be governed and construed in accordance with the laws of the State of California. California will have personal jurisdiction over the parties and the county in which the property is located will be the form for any legal action brought concerning this Agreement.
CHECK-IN/CHECK-OUT: The following are our normal check-in/checkout times. Check-in after 4:00 pm on the day of arrival and check-out before 11:00 am on the day of departure, unless otherwise approved in advance by Charles Rampersaud or property manager. Late check-out, unless pre-arranged with the owner, is grounds for claims against the deposit.
KEYS – Arrival: A code to the keysafe (located on front left pole near front door) will be provided before the planned occupancy date.
DEPARTURE: Follow written check out procedures, then lock all doors, exit through front door, and leave key in key safe.

We have traveled extensively, but lately, with the kids, we just like to relax on a beach, or hit the Tahoe area to enjoy all that it has to offer, both winter and summer.
