During SXSW (5 night minimum), ACL (3 night minimum) and F1 (3 night minimum), the entire house is rentable. During other festivals or just visiting Austin, you can still rent our entire house or just a guest room (inquire for rates or see my other listings).
We absolutely love this neighborhood and everything about the secluded feel of the house. 1/2 acre lot on a hill, so it takes some effort to see the neighbors. But when you do see them, they are the nicest Austin has to offer.
Master bedroom features king size memory foam bed. Newly remodeled master bath has separate sinks and huge walk-in (website hidden) room sleeps 2 on pull out sofa bed. Sofa in living room sleeps 1.
Upstairs, 2 guest bedrooms sleeps 2 each on queen size beds and share a bath.
Kitchen is modern approach with granite counter tops, stainless microwave, dishwasher and double oven, and cabinet camouflaged sub-zero fridge. Coffee is available ground or whole bean or via Keurig. Nespresso espresso/lungo machine is a nice pick me up treat.

1.Smoking is NOT allowed inside. Please use cigarette receptacle in backyard.
2.Keep property and furnishings in good order.

b.Please feed the fish ONCE and only ONCE per day. Overfeeding kills.
a.Please respect us and our neighbors by refraining from making excessive noise, playing loud music, or having an excessive number of people at the house at any time. Loud noise, especially outside, is always discouraged, and strictly prohibited after 9pm on weeknights and 10pm on weekends. If neighbors can hear you or music from inside, that is also a violation of the noise policy. The security deposit will be forfeited if noise violations occur, and Homeowner reserves the right to terminate the rental early if deemed appropriate.

d.We reserve the right to ask guest to vacate premises if rules are violated.
e.Only use appliances for their intended uses
a.If we are out of the house, driveway parking for 2 cars and garage space for 1 car is available.
b.If we are in the house, then 1 driveway space is available.
c.Plenty of free street parking available.
a.There is no daily housekeeping service.
b.Please clean any used pots/pans and place used dishes in the dishwasher prior to departure.
c.Please place any used towels in shower/bathtub prior to departure. Sheets can remain on the beds.
a.Guest should be checked out of home by 11am of last day. After securing the house, please follow instructions provided for key return.
b.Late checkout is $50.
c.Deposit refunded within 7 days.
8.Any other person on the property is the sole responsibility of Guest.
9.This home is privately owned. We are not responsible for any accidents, injuries or illnesses occurring while on the premises. We are not responsible for loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Beautiful home. Large bedrooms with comfortable beds. Great kitchen. A quick, easy drive into downtown Austin. There's a solid grocery store five minutes away. Glen, the owner, was extremely accommodating and quick to respond to any questions we had via text.

I'm from Austin, TX - the only place to live in Texas IMO! I own a couple of gyms here (Anytime Fitness brand with one at 34th & Guadalupe and another in the town of Bee Cave just outside Austin).
I'm very fortunate to work with people and help them reach their physical goals.
