Description

The Space

It is rare that you get an opportunity to have the best of all worlds - a large luxurious home (240 square metres, 2,600 square feet) just a few minutes walk from some of Ireland's most scenic coastline and only a few hundred metres from an historic town centre -but also located within one of Europe's most vibrant, welcoming and culturally attractive capitals. Sailing? a trip to the Wicklow mountains? a short walk to the beach? catching a Metro line to the National Museum? or relaxing in our secluded garden? Travel to us on your yacht and dock in the local Marina? Have drink in an Irish pub and walk home? Its is all possible from here!!!

Our home is a fabulous early 20th century Edwardian red brick house. It is spacious (240 square metres/ 2600 square feet), bright and with very tall ceilings (3.4M!!). It was fully modernised in 2013 and so offers all modern conveniences - for example, completely new bathrooms with power showers, high speed Internet access (with WIFI coverage), a brand new kitchen with an American fridge, new appliances, microwave etc.

We are located in a quiet upscale residential cul de sac with but just a few yards from the historic town centre of Dun Laoghaire and so convenient to shopping and all amenities - restaurants, cafes, library, bars, food shops, galleries, etc. Our house is a short stroll of only 300 metres to the seafront - and only a 15 min walk to Sandycove beach. We also have excellent access to public transportation. We are also less than a 5 minute walk to the Glasthule/Sandycove DART station that will take you to Dublin City Centre in 15 minutes via the city's metro system. Dun Laoghaire is famous for its giant piers (when built in the early 1800s - they were the largest manmade habour in the world) and for its fabulous harbour - which is still a working Port and Ireland's leading centre for boating (our town has 4 yacht clubs and a municipal marina!). And I almost forgot to mention that we are less than 50 metres from one of Dublin's best Victorian parks - The People's Park - with its fountains, tearooms and playground. Our beautiful surroundings have also made us one of Ireland's main centres for language schools.

Dun Laoghaire is located in the middle of an area of rugged coastline, with seaside villages such as Bullock Harbour and Dalkey, Killiney Beach, historic Monkstown and hills such as Dalkey hill. It is also overlooked by the magnificent Wicklow Mountains - great for hiking or scenic drives. It has also long been home to some of Ireland's most famous celebrities - for example, it has close associations with writers such as James Joyce and Beckett (the Joyce Tower Museum are a 15 minute walk away). More recently, Enya, Bono, Bob Geldof, Sinead O'Connor, Chris DeBurgh and Moya Brennan (Clannad) are some of the past and current residents of our area.

The accommodation includes:

A. 4 spacious bedrooms

Bedroom 1: fabulous master bedoom (5M x 6M - not including the Walk-In Closet and Ensuite bathroom) containing a King Size bed - to which are attached a large walk-in closet and a newly modernised ensuite bathroom/shower. The bedroom contains the original period fireplace and has a fabulous Edwardian double-bay window that looks onto the Dublin mountains and Killiney Hill.

All of the bedrooms are equipped with new black-out blinds - for a great night's sleep. And the house is fully sound-insulated between floors and walls!

Bedrooms 2 and 3: Approximately (4M x 5M) Each containing a double bed. Each with massive windows and great views of Dun Laoghaire's period housing.

Bedroom 4: Cosy (approximately 4M x 3M) with 2 single beds and the original Art Nouveau fireplace.

B. 2 Bathrooms (not including the Master Bedroom Ensuite Toilet/Shower):

Bathroom 1: A large brand new family bathroom on 2nd floor with bath and power shower. New Edwardian sink and toilet set. (4 x 4M)

C. Kitchen: (5M x 5M) A bright newly restore kitchen with oak countertops and brand new appliances (electric cooker, new American fridge, microwave, dishwasher). New porcelain sink. Beautiful period-consistent Victorian tiling and the orginal stove/range. This area than doubles as an informal family dining area - with a solid wood "country kitchen" dining table with 6 chairs (can accomadate up to 8 if needed).

D. A large formal dining room (5M x 5M with 3.4M ceilings) with the original Art Nouveau fireplace in place and original coving/picture rails. Beautiful massive bright window onto the rear garden. Twin large doors allow this to be opened out to create a common area with Room E (50sq M living/entertainment area). This dining room has a sold wood Art Deco Dining Table and Chairs that can seat 8 guests.

E. A large living/reception room (5M x 5M - with 3.4M ceilings). with beautiful bright bay windows and spectacular original art nouveau fireplaces.

F. For the kids, a fun playroom (approximately 3.4M x 4.5M) - that opens out onto our back and side garden. We have plentiful collection of toys for children or all ages.

G. A dedicated utility room upstairs- with new washer and dryer

H. A spectular large spacious entrance hallway with period-consistent Victorian tiles (Original Style Tiles - with Arundel pattern). The landings and corridors of this house mostly have ceiling heights of >3M and are >2.5M wide.

I . A small but enclosed back garden with a lawn and some small trees. This is South West facing so enjoys evening summer sun.

J. A paved side garden with a trampoline and outdoor dining area.

K Front garden in lawn - with original cast iron railings. The front door is original and contains fabulous leaden-glass in the Art Nouveau style.

The house is semi-detached and is one of a set of 10 built in (phone number hidden) by Edward Henry Pemberton - whose family ran a construction business in Ireland from the mid-1700s to the late 1950s!

Most of the light fittings are period-consistent (Rococco style french chandeliers, Edwardian Art Nouveau style exterior hall lantern, etc). The overall character of the house is a subtly modernised mix of Art Nouveau and Arts and Crafts.
