Set in the heart of England's beautiful Lake District with spectacular views over Ullswater, High Barton offers sanctuary from the hustle and bustle of everyday life, a special place to relax, recharge and refocus...
Built in 2001, High Barton is the result of 2 years blood, sweat and a fair few tears along the way. Although it is faced with traditional Lakeland stone, this belies a deceptively modern interior featuring bold colour, Scandinavian design, art from around the world, plenty of books and great views. We have two guest bedrooms each with a double bed and I don't really ever accept more than two guests in one room. While I'd love to have families to stay the space is simply not practical.
Aside from two beautifully appointed double rooms replete with shower rooms, WiFi and books, I invite you to share the piano room, billiard room and, of course, views across Ullswater.
Interaction with Guests
This is my home first and foremost. You are most welcome but I do not run a traditional b and b. So don't expect tea-making facilities in your room, but do join me in the kitchen for a cuppa and homemade cake. Please bring your slippers and leave outside shoes for outside. I'm always delighted to chat and share fellow travelling stories, but since you're paying me for a service, please don't be surprised if I slip away to sort out the smoked salmon and scrambled eggs, make the beds etc etc...

YOU NEED A CAR!!! This is the Lake District - the best public transport is by foot or pedal power. Otherwise bring a car - we're half a mile from the nearest pub and three miles from the nearest village. A local bus does pass the driveway a couple of times a day but don't rely on it.

First left on roundabout (Keswick /Ullswater)
Next roundabout - 2nd left Ullswater (a592)
Stay on this road all the wAy to the lake
At the lake turn right (glen ridding / Windermere)
Follow this road for about 2.5 miles lake on your left at all times
You will see a village sign for watermillock - keep going up hill, past the bracken rig pub (on your right) down long hill, past a phone box on your right, there will be house close to the road now.
As the road swings round to the right you will see waterside house on your left (says private no access) look to your right and a little further on you'll see a milk churn on the right hand side of the road. Slow down and look up the fell behind it - one big house obe smaller one behind with blue shutters - that's it. The road will straighten out signal right and slow down the driveway is hidden. Look for two stone gate posts with 'Ravenoaks' engraved on it / small slate plaque that says 'Lake House'. That is the driveway. Go all the way to the top - stay left at the fork and you'll end up in a gravel driveway with a navy blue Peugeot 108 parked - you've arrived!
If you miss the driveway and get to Leeming House Hotel you've gone too far- turn around! Good luck!
Unfortunately we do not allow pets and smoking is strictly an outdoors affair. As previously mentioned, bring your slippers as shoes are for outside.
Pauline deserves high praise for the beautiful sanctuary she has created and so enthusiastically shares with her guests. Her home is truly stunning and has the most idyllic views in all directions. Pauline is a most generous and chatty host, extremely warm and welcoming and prepares delicious breakfasts from local produce.
Staying here was an absolute treat!

My partner and me were in Ullswater for a family wedding and I'm so glad we chose not to stay at the wedding venue because Pauline's home is absolutely stunning! Her lovely home commands a high position so has breath taking views of Ullswater and the surrounding hills.
We had a very long drive up to the Lake's and Pauline's daughter was at the end of the phone to assist in any way possible as well. We arrived quite late and Pauline was there to greet us with a very warm welcome. Our room was absolutely beautiful and very well appointed. The bed, very comfortable and huge! Whilst the bathroom is also en-suite and as lovely as the rest of the accommodation.
Breakfast each morning was incredible, set at a fairy tale table in Pauline's amazing living room. Not just toast and coffee mind you! Pauline's breakfast array would knock many five star hotels off their pedestals!
To some up, Pauline is a wonderfully warm and welcoming host, I was even treated to afternoon tea and homemade cake! Her lovely home is something to behold and so I can highly recommend a stay with Pauline.
My partner and me will definitely be staying again in the future.
We initially can not find Pauline's premise, but, they marked an accurate location in Google map. We followed the road and located this amazing house. The room is well decorated with romantic feel and full of color. The view from the room is stunning. Breakfast is brilliant, fresh juice, fresh fruit including blueberry, strawberry, grapes..etc with plain yogurt, scrambled eggs, smoked salmon, toast with jam, hot tea and coffee. The breakfast should be thumb up x 10 TIMES. Pauline is a very friendly and nice lady who is passionate and also wear a smile on her face. She has lot of local information to share, so if you have time and she is free, grab a chance to talk with her. An excellent experience staying in her lovely house. I will definately stay in her house again if I visit Lake District. No hesitation to highly highly highly recommend.
Pauline and her gorgeous place were simply amazing! Pictures actually dont do justice to how nice this place is (best location in the Lake District and superbly decorated to the very last detail) and certainly doesnt show you what a wondeful host Pauline is. She made us the best breakfast every morning with fresh fruits, yoghurts, egg, smoked salmon etc etc. Everything is to the standard of the very best hotels only better because you have Paulines warm and personal touch.
We would and definately WILL stay here again!

From the moment our stay was accepted, Pauline was incredible. She ensured that our arrival was smooth, was flexible during our stay and provided truly incredible service through out. I cannot give too much praise regarding how helpful she was!
Her home is also truly amazing - so well put together and situated with idyllic views through every window.

To say we have enjoyed our stay is really to say nothing! As Pauline said during one of our chats people make places and she certainly makes Cumbria for us! We loved the house, we loved the Lakes but most we loved her company as she really was the most brilliant host we have ever met during our travels. Thank you so much Pauline and look forward to you welcoming us to your house again in summer!
