Set in the heart of England's beautiful Lake District with spectacular views over Ullswater, High Barton offers sanctuary from the hustle and bustle of everyday life, a special place to relax, recharge and refocus...

The space

Built in 2001, High Barton is the result of 2 years blood, sweat and a fair few tears along the way. Although it is faced with traditional Lakeland stone, this belies a deceptively modern interior featuring bold colour, Scandinavian design, art from around the world, plenty of books and great views. We have two guest bedrooms each with a double bed and I don't really ever accept more than two guests in one room. While I'd love to have families to stay the space is simply not practical.

Guest access

Aside from two beautifully appointed double rooms replete with shower rooms, WiFi and books, I invite you to share the piano room, billiard room and, of course, views across Ullswater.

Interaction with guests

This is my home first and foremost. You are most welcome but I do not run a traditional b and b. So don't expect tea-making facilities in your room, but do join me in the kitchen for a cuppa and homemade cake. Please bring your slippers and leave outside shoes for outside. I'm always delighted to chat and share fellow travelling stories, but since you're paying me for a service, please don't be surprised if I slip away to sort out the smoked salmon and scrambled eggs, make the beds etc etc...

Next roundabout - 2nd left Ullswater (a592)
Stay on this road all the wAy to the lake
At the lake turn right (glen ridding / Windermere)
Follow this road for about 2.5 miles lake on your left at all times
You will see a village sign for watermillock - keep going up hill, past the bracken rig pub (on your right) down long hill, past a phone box on your right, there will be house close to the road now.
As the road swings round to the right you will see waterside house on your left (says private no access) look to your right and a little further on you'll see a milk churn on the right hand side of the road. Slow down and look up the fell behind it - one big house obe smaller one behind with blue shutters - that's it. The road will straighten out signal right and slow down the driveway is hidden. Look for two stone gate posts with 'Ravenoaks' engraved on it / small slate plaque that says 'Lake House'. That is the driveway. Go all the way to the top - stay left at the fork and you'll end up in a gravel driveway with a navy blue Peugeot 108 parked - you've arrived!
If you miss the driveway and get to Leeming House Hotel you've gone too far- turn around! Good luck!

Pauline was a fantastic host, and her home was just delightful. We were made to feel immediately welcome and there was simply nothing Pauline could have done better. The attention to detail was right through everything Pauline does. From the design of her home ...... to the most amazing breakfast. This was really a great find in a gorgeous Lakeland setting.

We stayed for 2 night it was lovely, and beautiful place to be Pauline was very nice make us very nice breakfast even she bought soya milk for me as I don't drink cows milk, we were very pleased to sleep in comfortable bed ..I will recommend this place to anyone who like to stay in Ulswater area. Amazing house, stunning views, wonderful host; will be going back! My girlfriend & I booked to stay with Pauline for 2 nights in mid October. From the moment we arrived we fell in love with the property, the location and our host! The cottage itself is stunning. The rooms are big, with comfy beds & spacious en-suites. The house itself is just lovely. The breakfast each morning was excellent; a starter of fresh fruit, muesli & yoghurt, as much toast as you want, followed by a cooked breakfast that on the second day was a healthy portion of salmon and scrambled eggs! Pauline is an absolute star who makes your stay even more enjoyable and memorable. We felt like we were welcomed into her home with open arms & it felt like she couldn't do enough for us. Both nights she got the recommendations for food absolutely perfect & booked the table. This was a fantastic short break, in a beautiful property, in a stunning part of the world with a wonderful host. If you're looking for somewhere on Ullswater, look no further!

We had a lovely stay at Pauline's house. It exceeded all our expectations. Pauline was very welcoming and her lemon drizzle cake was delicious. Her house was very comfortable with stunning views of Ullswater Lake from our room.

Absolutely amazing stay at Paulines. Very welcoming, friendly and homely! We were greeted with a cuppa, cake and a friendly chat. Pauline told us about the area and everything we needed to know! She told us about the Queens Head pub in Tirril as we were eating out the second night and it was the best possible recommendation(food is amazing) Thanks Pauline! The house is set in an ideal location, beautiful views across the lake, surrounded by green fields and mountains. The house itself is wonderful, so bright and airy. Not to mention how immaculate it all was! The bedroom was fab, so spacious and cosy. It was very luxurious for the price, would highly recommend this place!! Leaving the best until last.. breakfast! Breakfast was absolutely wonderful, the nicest breakfast I've had whilst travelling. Filled my boots, the homemade jam was beautiful! We were very well catered for with toast, full English and cereal! Delicious! Definitely going to return(most likely more than once).

My fiancé and I went to Penrith for my friends wedding. Pauline is very friendly and welcoming. She went over and above to make our stay great, and cooked some delicious breakfasts. The house is as pretty as the photos, our room was very comfortable and clean. Pauline has a lovely home.

Thank you Pauline for such a fantastic break! Your house is just gorgeous and beautifully decorated! And you were so friendly and accommodating - from greeting us with tea and cake to the delicious breakfasts - that we felt thoroughly spoiled the whole time. We certainly hope to come back again!
