The Victorian Room
Located on the 1st floor at the back of the house. Comfy double bed, radiator, lots of wardrobe space in the original Victorian wardrobes, carpeted room with desk, desk lamp and bedside lamps too. Quality bed linen and fresh towels provided. Whilst not as secluded as the Garden Room it has the benefit of added space and lots more storage. Based upon guest feedback - we recently (April 15) took out the big desk which took up a lot of room and replaced this with a smaller desk and stool. We also removed the small hard armchair and replaced it with a very comfortable winged easy chair/armchair.
The bed frame and mattress in this room was purchased from the Big Table Company. They make handmade bed frames and handmade mattresses on site here in London. They prefer to invest in the finest materials and for them It’s all about comfort and support and they’re determined by spring-gauge and fillings. The wood is eco friendly sustainable Swedish timber. Their frames are made from slow-growing Swedish pine timber. Up near the Arctic Circle the trees grow very slowly. In fact, during the winter months they don’t grow at all. The trees are felled after 75 years. The resulting timber is strong, heavy, beautiful to behold, and to touch… and naturally, very expensive. Your Big Table bed is made from this timber. Our guests often comment on the comfort of our beds.
The guest bathroom is located between the two guest bedrooms. We use our own separate bathroom, which helps to reduce morning traffic jams!
Please note the house is also home to a very happy friendly dog - so anyone with pet allergies should probably steer clear! We cook & eat nuts so anyone with an allergy should probably steer clear too.
Check in 13 hrs and check out at 11am - Please advise arrival times at least a week before arrival. We do not do check-ins after 11.00 pm at night as it is unfair on any other guests. We stick to the check out time as we have a lot of early arrivals. Late check outs must be agreed in advance - we are happy to do them if no-one is arriving that day. You can always leave luggage in one of our private rooms.

We leave a selection of cereals and semi skimmed milk and a wide variety of teas and some coffee for guests to help themselves. We also try to offer a daily variety – sometimes you may get baguette, sometimes croissant or pain au chocolate and sometimes it’s homemade bread or cake. We always have Nutella (yum) and often you will get some homemade jam and other branded Marmalades/jam. If we are not busy then we also share homemade biscuits, cinnamon buns, homemade flapjacks etc. If you wish to add your own yoghurt, cheese or fruit or juice - then we will create space in the fridge for you.
Close to City – yet Epping Forest closeby - Hollow Ponds (8 mins walk) has rowing boats and other nice walks. This is a diverse neighbourhood with lots of trees and green space.
Our house is located on a residential street just 5 mins walk to the tube station.
The area has a choice of restaurants on the other side of the tube station (about 7 + mins walk) with different cuisines, cafes, bars.
Leytonstone is a vibrant multicultural community offering just about everything you'd need including a great award-winning pub with a variety of real ales, good food and music at the weekends.
East London is the artistic/creative/bohemian center of the city and we are nearby to all the East London attractions (Olympic Park, Spitalfields, Brick Lane, Columbia Road flower market, Shoreditch, Hackney (Broadway Market) pubs, bars and restaurants, etc).
If you're needing a break from city life, or you want to run or walk in open space. Epping Forest London's largest open space – is about 8 minutes walk from our house with plenty of walking trails, lakes, etc.
There are lots of green spaces nearby, like the lovely Wanstead Park (formerly the site of one of the grandest palaces in London) and other parts of Epping Forest (previously a Royal Hunting Forest), which make for a relaxing walk.
Leytonstone is the birth place of Alfred Hitchcock and David Beckham.
Nearby - Wanstead flats - huge park. Wanstead which has a nice villagey vibe with its boutiques, delis and restaurants is only 15 minutes away. Also close by are Walthamstow Village, William Morris Gallery.
Nearest Underground Station - Leytonstone tube/underground station (Zone 3) 5 minutes walk to tube down one straight road so no turnings and therefore very easy to find. Just 5 stops to the city. (Our station is on the Central Line - it's called this for a reason ).
The Central Line, will transport you to Liverpool Street (heart of financial district) in under 15 minutes (This is classed as "The City" ) to natives, Oxford Street in 22, and Notting Hill Gate in 30 minutes.
The Tube stops running shortly after midnight and has definitely closed by 1am. There is the all-night No. 8 bus service goes from Central London to Leytonstone throughout the night, so you have the option to stay out late and enjoy the fantastic London night life.
Good access to Stanstead 30/35 minutes in a cab or approx. 45 mins by National Express coach to London Stratford, then tube (2 stops only) to Leytonstone. This is the quickest – some guests have gone to Victoria, Baker Street but that just ADDS HOURS onto the journey.
Close to Major Road Networks (A12, M11, M25).
Westfield 2 stops, the biggest shopping centre in Europe with 270 shops, bars, cinemas, casino. One can also get the Southeastern High speed train to Ashford and the Kent Coast from the station.
Stratford 2 stops - The Olympic Park is located here.
There is also and Overground station – Leyton Midland about 8 mins walk from the house.
If you are planning on travelling by Car – Due to our close proximity to the tube station the council have implemented parking restrictions in our area Monday to Friday 10am to 4pm. I have pre-purchased visitor passes that you can re-imburse me for. For six hours these work out at £2.27 per day. On check-in and check out days one can get 1 hour and 2 hour passes. These work out at 47p for one hour and 80p for a 2 hour permit. Please let me know if you will need these – so that I have plenty in stock. If you do not let me know in advance then one may have to park streets away.
Heathrow is one and a half hours by tube (one change only at Holborn from the Piccadilly Line to Central Line) and about an hour if using the Heathrow/Paddington Express. Stanstead and London City Airport are the nearest about 30mins by taxi. Guests have travelled to us from Southend Airport and they did this in an hour. Our local cab firm approximate charges: Heathrow Terminal 1,2,3 = £45.00 and terminal 4/5 is £55.00. Stanstead is £35.00 to £40.00 depends on time of day and they charge an additional £5.00 for parking if picking up. Gatwick is £55.00 4 seater to £70.00 for a 7 seater.

Breakfast in kitchen every morning (see above for details – help yourself & put any used dishes in dishwasher). This is usually cleared away at about 10.30am.

Interaction with Guests
You'll of course have lots of privacy, but we'll always be around to help if you need anything. We also have an office/studio on the 2nd floor, so if you have any questions, there is usually someone around to help. We have lived in London for many years and would be delighted to share our knowledge.

There's no smoking in the house, but you're welcome to smoke in the back garden if you're happy to ensure that you lock the door after use and contain and clean up your cigarette butts.
Please be mindful of us and of other guests please do not use showers or hairdryers after midnight or before 6am.
If you have opened/unlocked the back door - you must ensure it is securely locked after use.
We cannot take responsibility of the loss of guests' valuable items. Please keep them safe at all times.
Our Cooker (stove/oven/hob) is very old and Irreplaceable as they no longer make them and parts are becoming very difficult to obtain so we do NOT permit cooking in our kitchen. This is not negotiable regardless of length of stay.
Guests staying more than three nights - please note:
Gavin works from home and sometimes I am in between consulting projects – so we prefer longer stay guests to be out of the house during the day. This means we can clean properly without fear of disturbing you.
Please respect our privacy by not inviting anyone other than the maximum of two people booked and confirmed (named) in the booking into our home. We have no air beds, travel cots or sofa beds and each room sleeps a maximum of two persons.
Pets (DOGS (neutured or spayed only)
We love dogs – but sadly we have to ask that all potential guests communicate very clearly, as previous goodwill gestures on our behalf have been misinterpreted. So now we prefer to have very clear communication on expectations.
We have an intact dog – It would be irresponsible of both of us to accept/request guests with intact dogs and guests with cats. If you are wishing to bring a neutured or spayed dog – we would like to know more about your dog before you request to book (age, breed, nature etc.). We do not allow dogs to be left unaccompanied in the house for more than 1-2 hours a day (times to be agreed in advance by both guest and host). Guests must take full responsibility for their dogs and clear up any deposits in the garden and bring their own dog towels and dog bedding. Dogs are not allowed on the bed/furniture. Any accidents on the carpet or flooring must be cleared up by the guest. Please hoover up any excessive hair before departure. We don't mind taking your dog for an occasional walk – but this will be occasional and each walk will need to be agreed in advance.
Languages - English and a little Italian.
Gavin hails from Edinburgh, studied Fine Art at Edinburgh College of Art and St. Martin’s in London. Now a freelance illustrator. His illustrations have appeared in many publications including The Sunday Times, Red, The Guardian and Marie Claire. His advertising commissions have included work for Virgin Airlines, Budweiser, Campari, Sony Mobile and the music Industry. Gavin likes to do triathlons and loves swimming and also completed his first full Marathon in Paris last year.
I was born and educated in Wales and worked (I still do some consulting) as a senior exec in the hotel and hospitality industry. Lucky to have travelled the world with my job but never had the funds to open my own little place. I am a real people person and nothing makes me happier than a good old belly laugh. Recently discovered Yoga and Pilates - and love it so much that I attend many classes every week. I like (upcycling I think it's called) giving new life to old furniture. My Life Motto would be "Treat people as you would wish to be treated".
Both of us have lived in London for 30 years so our knowledge is extensive and we are happy to share suggestions for your visit.
We both enjoy good food and wine, art & culture, film and socialising. We have a little house in Italy and this has become a little project for us.
