APARTMENT APARTMENT WITH PRIVATE ACCESS TO THE SEA. Picturesque apartment located in the entire first floor of a villa of the early '900 in Quercianella (Livorno); Quiet and bright, completely immersed in the green although close to the city center and with private parking inside the property. INTERIOR: large living room, overlooking the pinewood through three bright windows, with fireplace and antique furniture; A practical kitchen with table; Two bedrooms, one with double bed plus single bed, the other with double bed with balcony; bathroom with shower. All rooms have original frescoed ceilings. The house dates back to the early twentieth century, some elements are original and a bit old. For us it's part of the charm, if you look for something super modern and functional, maybe not suitable for you. Recently, however, we have renewed many items including the kitchen. EXTERIOR: a private staircase, accessed from the property garden, leads directly to the sea; Near the staircase, there is a turret with panoramic view (in co-ownership with the kind family that in the summer spends the holidays on the ground floor), where you can sit down to read, have a nap or why not enjoy a romantic Aperitif at sunset ... LUNGOMARE: a quiet beach of pebbles and rocks, a beautiful promontory covered by scented Mediterranean scrub and a richly populated backdrop to discover with fins and snorkel. EQUIPMENT: equipped kitchen, fridge (new!), Coffee maker, microwave, water heater. DISTANCES: 1 hour and a quarter from Florence, 30 minutes from Pisa airport, 15 minutes from Livorno, 45 minutes to Piombino port (for the Tuscan islands). The small village can be reached on foot.

we spend 4 days at the historic villa @ Quercianella and had a great time over there. It is a very quiet place with its own "secred" access to the (rocky) beach. The house is something special, all the paintings at the high ceiling. Impressive. The hosts are very friendly (we had only contact via phone and mail) and helpfull. Small issues get solved immediately, and they response quickly. You can tell, they care! And there is the local cleaning woman, living near by and being very friendly and helpful too. We cooked dinner at home as went out for dinner, with great experiances and perfect food, all in close walking distance.

we had a lovely, quiet stay in this original, special tuscan house. the flair, the view, the equipment, all was good for us. quercianella is tiny, but really nice. it had everything we needed. we stayed with our 8 months old toddler. he learned to crawl in this special house. we loved it. the train connection to florence, lucca, pisa is very good, so travel with public transport. thanks, fabio and silvia, for having us.

The place is amazing: very charming apartment and incredible situation, directly at the sea with this beautiful and very useful (because shade providing) tower. Also great place for people without a car: the station is 5 min walking, and Quercianella, though being small, has all facilities. There are several beautiful rocky, stone beaches, but practically no international tourism - most people are locals from the region. Caution: Mosquitos! Take precaution measures (chemical, closed windows at night etc) from the first night. Tip: Castiglioncello is a beautiful, glamorous seebath a five minutes train ride away with several (sandy!) beaches. The ones heading south have a view on the Solvay chemical factory (interesting but not particularly beautiful) but the ones north are absolutely lovely and beautiful.

We had a very good time at Fabio + Silvios flat in the lovely town of Quercianella. The flat is rustique, clean and well equipped, we did not lack anything. The immediate surroundings were green and in bloom at the time, just beautiful. We met the very friendly neighbours from downstairs and they even offered their help, in case we needed anything. They told us that they would party a little and that we should tell them if they were too loud, but we didn't mind. The private access to the beach is just great. The beach is stoney, which is great for kids who love to stack stones. To get a little more comfortable, there is a ridge on the wall, to sit and lay. The beach and the water are clean, except for some shards down between the stones. Because of the private access from the house, we kind of assumed that the beach would be private too... that's not the case though and as we thought, it was quite busy. We enjoyed the closeness to the trainstation (5 min. by foot) and had exciting travels to Livorno (30 mins) and Pisa (40 min) along the coast. The little town of Quercianella is lovely and has everything that is needed on a vacation. Our favorite Restaurant was the Fiammetta with a relaxed and familiar atmosphere. We went to Restaurant Villa Margherita once, it was not at all what it looked like! There was an issue with the water/toilette on the first day, which first Manida (the cleaning lady) and later Fabio from afar tried to have fixed. When it still wouldn't work he spared no effort to fix it himself by traveling all the way from Florence, on the holiday of Good Friday no less. He kept us posted and updated on the matter. His effort was exemplary and we appreciated it very much! Thanks again, Fabio and sorry to your family for disturbing your holiday!
